The Luxury Villa JOOPLAND is centrally located in Pattaya, in a prime area between the famous Walking Street (5 minutes away), Jomtien Beach (5 minutes), and Pratumnak Hill (3 minutes). Within a few meters, you'll find everything you need for daily life, including 24-hour grocery stores, restaurants, night life, etc.
Great Thai Bali style, fully furbished ( Safety box, Nespresso Coffee machine, Micro wave, Oven, Smart TV Led TV ,Ceiling Fan, Air conditioning, Cable TV with international channels, Landline phones with international access with unlimited international calls, King & King+ Size beds,…)

The villa enjoys a central location in Pattaya, offering a variety of convenient transportation choices:
➢ BOLT Taxi app (similar to Uber or Grab), providing cars, SUVs, vans, and more.
➢ Songthaew Tuk-Tuks (shared pick-up trucks) operate on the Jomtien Beach loop, passing through Walking Street and Beach Road, with a fare of 10 THB per person.
➢ Songthaew Tuk-Tuk taxis and motorcycle taxis are available for direct transport to the villa or any desired location.
➢ VIP transportation services are offered for groups, ideal for airport transfers or excursions to tourist destinations within Pattaya and throughout Thailand.

- Maximum occupancy: 12 persons.
- Check-in: from 3:00 PM
- Check-out: until 10:00 AM
- Early arrivals and late departures can be requested but cannot be guaranteed and may incur additional fees. Late check-in must be notified in advance; without notification, your reservation will be canceled without refund.
- A valid passport with visa or entry stamp is required at check-in. The main guest listed in the reservation must be present with same name as their passport. If a nickname / other name is used, check-in will be declined without refund or changes
- Security Deposit : THB 30,000 by Cash, Visa, or Mastercard at check-in. Refunded at check-out in the same currency and payment method if no damage has been caused to the Property or its contents. By Cash can be in your currency (approx. USD 900 / EUR 800 / HKD 7,200 / ... ). By Card refunds may take 2–14 days to appear, depending on your bank.
- Electricity: 12 THB per kWh (not included)

- Smoking: Not permitted inside the villa. Smoking is allowed only outside, near the pool, on balconies or patios where ashtrays are provided.

- Fresh linen and towels are provided. Towels are refreshed every 3 nights, with a comprehensive change of bed linens every 6 nights, reflecting our commitment to the “Save the Planet” eco-policy. Additional housekeeping or linen services are available upon request for a supplementary fee.
- Electricity costs are calculated based on your actual use. This helps us keep rental prices fair and sustainable for everyone, aligning with global villa rental standards.
- CCTV surveillance operate only in exterior areas for security purposes. There are no cameras inside the villa.
- Interior furniture must remain inside the villa; only designated outdoor furniture should be used outside.
- Parking is not available inside the villa. However, secure, CCTV-monitored parking is available in front of the villa door within the village, near the security gate.
- This villa is guest-friendly; however, occupancy is strictly limited to the number of guests stipulated in the rental agreement. Additional or unregistered guests are not permitted.
