Welcome to your East Texas escape — 166 acres of rolling hills, wooded trails, and peaceful privacy just minutes from Lake Tawakoni. Our property backs up to an 800-acre wildlife preserve, perfect for hiking or guided horseback rides through Chisholm Trail Rides (great with kids!).
Come experience country living with all the modern comforts — perfect for families, groups, or anyone looking to relax, explore, and reconnect with nature.

Explore three ponds on-site:

One with a brand-new dock, just a short walk from the house, ideal for bass and crappie fishing
A spring-fed pond, 8 minutes on foot or a quick drive, perfect for swimming in the warmer months
A third tucked deeper into the property, great for exploring or picnicking nearby
The modern barndominium is fully stocked and thoughtfully furnished for comfort and convenience. Upstairs, enjoy a spacious game and entertainment loft with a pool table and an extra bedroom with four Twin XL beds. The outdoor fire pit area is perfect for evening s’mores, cold drinks, and stargazing.

The 2BR/2BA rear unit, complete with a sleeper sofa, crib, private patio, and second grill area — great for larger groups or multiple families

Atvs are welcome with permission and require a liability waiver to be signed prior to use.

Absolutely no moving furniture in the house (couches, beds, pool table).

Some times during the year will require FWD if you want to explore rear of property by vehicle.
