Guest access
You'll receive the front door code and all necessary information to access the home at 9:00 AM on the day of check-in. Unless early check-in is coordinated, 4 PM is the standard check-in time.

Please note that the garage is locked and not accessible to guests, as it is used for homeowner storage. Extra linens and pillows are kept in the bedroom closets.

PAYMENT AND BOOKING POLICY📃:
All reservations, payments, and fees must be completed exclusively through the Airbnb platform. We do not accept cashier’s checks, personal or mail in checks, wires, money orders, or cash. Pricing and booking terms must comply with Airbnb’s policies.

As hosts and property managers, we take pride in ensuring our guests have a comfortable and welcoming stay. Please note that we act solely as hosts on behalf of the homeowner, and this property is a privately owned home and not a 5-diamond hotel. That said, you may occasionally encounter mismatched towels or bedding due to normal wear and the frequent turnover of guests. Rest assured, we always provide a full, clean set for your stay. While we maintain high standards and address guest concerns promptly, decisions regarding upgrades and home improvements are ultimately at the property owner's financial discretion.

As a courtesy to our guests, we strive to keep cleaning costs reasonable while maintaining a standard level of cleaning that aligns with industry norms. While cleanliness standards can be subjective, we ensure the property meets the industry's basic STR expectations. If you require a deep cleaning due to medical or personal needs, we are happy to assist in coordinating this service. Please note that a deep cleaning for a home of this size requires 6-8 hours to complete and can be scheduled before or after your arrival, depending on availability, for an additional fee. Late guest checkouts or same-day check-ins may also impact this service, so advance notice is greatly appreciated. We appreciate your understanding and patience as we, as only hosts, work within these parameters to provide the best possible experience for you and the homeowner.

If you need an early check-in or a late check-out, please contact us at least 24 hours in advance—either before booking or prior to check-out. Requests made without sufficient notice may result in a $30 fee charged by our cleaning team.

Please respect the check-in and check-out times. This time is required to clean up after each guest and ensure the home is ready for the next guest.

GUESTS OR EMPLOYEES🧑‍🤝‍🧑:
If you are renting the property on behalf of guests or employees and are not staying there yourself, at least one individual staying at the property must have access to Airbnb chat via phone. This ensures timely communication regarding HOA warnings, maintenance technician arrivals, or other property updates and guarantees that all issues and resolutions are properly documented.

PROPERTY DAMAGE🏠:
If there is damage, please inform us promptly so that we can arrange for our handyman to address the issue before the next occupant arrives. Our handyman's availability operates on a first-come, first-served basis, so your cooperation is greatly appreciated.


CAMERA👮:
The outdoor surveillance camera is not monitored for guest safety and should not be considered a substitute for personal security measures. These cameras are solely used to enforce and verify compliance with rental policies.

In case of emergencies such as natural disasters, fire, water damage, gas leaks, electrical faults, pest infestations, security breaches, or tenant injuries, please contact us directly. For all other matters, utilize the Airbnb chat, and we will answer promptly.

ANIMAL POLICY🐶:
Dogs are allowed (2 max), as long as they are well behaved, house/potty trained dogs. Any mess (in the house and backyard) is cleaned up right away, as it could damage the floors or carpet. Pets left alone in the home must be put in their crate. There is a pet fee of $35 per pet trip. Any mess left in the backyard after your stay will warrant a $150 cleaning fee. Should any damage arise or extra cleaning be required as a result of your pet, any associated costs for resolution will be applied to the guest's account after checkout when the property is accessed for cleaning purposes. No puppies under 1 year, dogs must be spayed or neutered, well-behaved, and owners must agree to keep dogs on leash whenever they are not on property premises. Here in Arizona, we often have neighborhood Quail and community children at play, and the leash rule is intended to protect wildlife, other dogs, and our neighbors.

TRASH/RECYCLE♻️ :
Behind the house, just outside the back gate, you will find the community TRASH and RECYCLING bins. Pickup is scheduled for Monday morning. Please use the small key provided to lock and unlock the padlock. To ensure timely collection, place all trash and recycling in the bins on Sunday evening.

CABLE TV📡:
Cable TV service is not provided, but FREE WiFi is available for all your online and streaming needs. Use the Fire TV's to log in with your own credentials to watch your favorite shows or access local free WiFi streaming news, sports, and weather channels.
