Pricing is based on number in your party. The base rate includes 1 bedroom for 2 people allowing solo travelers or 1 couple a lower rate while families or travelling friends can share a deluxe suite of up to 4 people total on double occupancy with 2 bedrooms.
The space
Flannagan Lodge offers a private guest suite for one person or couple in a single bedroom, up to four guests with two private bedrooms.
A 3rd room is arranged as a Sitting/Workspace/Dining/Game Room BUT can be arranged as a 3rd Bedroom to accommodate 3 Solo Travelers or 3 couples (6 Guests) FOR AN ADDED CHARGE. For comfort, and breathing room, we recommend advertise as 2 bedrooms and up to 4-guests with double occupancy.
We provide two private queen bedrooms (each bed in its own keypad lockable room), a private bathroom, an extra wide hallway for amenity essentials. The third room is arranged as a dining room/game room and can be modified to a third bedroom on special request and additional payment requirements.
The wide hallway includes a mini-fridge, microwave, ice maker, and Primo® hot/cold water with K-Cup coffee.
Notice - no full kitchen at Flannagan Lodge, we're efficiency and tourism aligned and hope you will visit the area restaurants and diners.

Guest access
Keypad access code: You will receive a keypad access code through the Airbnb app on the day of your arrival, or the host can greet you in person.
Number of guests and guest fee: Please ensure you enter the correct number of guests so that payment is processed automatically by Airbnb. If you need to modify your reservation by adjusting the number of guests, you can do so in the Airbnb app, and the rates shown will be applied automatically.
For the host to provide concierge service and billing adjustments, the rates shown include an additional charge of $10 per person. Please ensure the number of guests is correct to avoid adjustments to the transaction.
Access: Guests ascend five steps to the terrace and enter through their private entrance. On the day of arrival, you will receive your personal access code. Rooms are unlocked based on the number of guests; additional codes are provided upon booking.
Privacy and security: Guest rooms offer privacy throughout your stay, as they are separate from the host's rooms. Guests have an exclusive private entrance on the Wooden Terrace.
Exterior security cameras monitor only the exterior areas for the safety of guests and the property. Each door has a Ring doorbell; if you need to contact the host, simply ring the doorbell.
Outdoor spaces: Guests enjoy exclusive use of the wooden deck and garden.
Parking: Free use of the semicircular driveway (up to two private vehicles). Parking for commercial vehicles and trailers over 16 feet (4.8 meters). Off-site parking in the village for ATV trailers to access trails.
Visitors: For security reasons, only registered guests are allowed on the property. No outside visitors are permitted. Need to add additional guests arriving later? No problem, you can add them to your reservation, and Airbnb will send the person responsible for the reservation a change notification and invoice adjustment so they can easily make the payment through the app.
Parties are PROHIBITED.
Transportation: Guests must have their own vehicle; taxi/Uber/Lyft services are NOT available in our rural area.
Electric vehicle charging: Available off-site. There are charging stations nearby at Food City in Clintwood and Haysi Municipal Park.
Safety note: The use of extension cords in the garden is not permitted, as our robotic lawnmower performs maintenance and the cords could be damaged.
If you require any other special accommodations, please let us know.
Other things to note
Smoking & Vaping are Outdoors only, away from doors and walk paths. Please dispose of all remnants properly, never on the ground or hillside. We provide a reusable cup-style disposal holder for your convenience.
3rd-Party Reservations: Company managers, schools, or organizations may book on behalf of guests, as long as the correct number of guests is entered at the time of reservation for accurate, we do not extend net terms or after-pay. Payment is via Airbnb only.
Safety Registration: All guests should be added under the Airbnb reservation. This ensures everyone can contact the host through the Airbnb app or call feature in case of questions or emergencies. If additional guests need to arrive at a later date in your reservation, we can add them as needed and a payment adjustment sent.
Sanitization:
Eco-Friendly Environment & Pest Awareness
As part of our commitment to sustainability and the protection of local wildlife and food sources, we do use pet and human SAFE "chemical" pesticides on the property.
Because of this environmentally friendly approach, guests may occasionally encounter insects such as ants, bees, beetles, centipedes, cockroaches, fleas, flies, ticks, spiders, or even small critters, particularly if food is left out to attract them in.
We are outdoors in the mountains where we also have and you may see deer, possums, skunks, racoons, snakes, coyotes, foxes, black bears, etc.
To help minimize encounters:
• Do not leave food or beverages exposed, especially overnight inside nor on the guest exclusive deck. Black Bears love picnics and food smell is their open invitation.
• Keep floors, counters, and surfaces free of crumbs or spills. Wipe with disinfectant wipes after mopping up spills.
Please remember, this property is located in The Heart of the Appalachian Mountains and occasional sightings of insects or critters are a normal part of the environment, even with the highest standards of cleanliness and keeping the lawn perfectly groomed.
Refunds are not provided for insect or critter sightings inside the home or around the property. If we encounter a problem situation, our listing is paused until all issues are resolved.
Guests must notify us immediately of any pest activity so we can take appropriate safe steps to maintain comfort and safety for everyone.
Keep the door closed to keep mosquitos and gnats outdoors.
The host lives at the property in the Owner's Quarters and as such we take vigilant steps to ensure a clean and sanitary environment for all guests and ourselves.
Our process includes:
1. Regular Scheduled Extermination Spraying with Human and Pet Safe Chemicals.
2. Prophylactic Treating around baseboards, crevices, door thresholds, furniture, and appliances with FOOD GRADE "chemicals" (DE).
3. Hospital Grade UV Lighting Sanitization which requires vacancy for several hours between guests.
Thank you for understanding and realizing that public hospitality is work and requires proper cleaning before or after your stay with a time gap.
Flannagan Lodge is on a Permitted Septic System and ABSOLUTELY NO form of Wipes are safe for flushing! Guest must agree to and accept that Wipes must be disposed of in the trash receptacle that they will tie the bag for disposal.
NO TYPE of Wipes can be flushed in a septic tank. Guests will be responsible for damages remediation and restoration for violating this rule.
Bathroom and Using Bleach. Bleach must NEVER be used in the Bathroom. Guests will be responsible for damage remediation and restoration for violating this rule.
Early Check-ins or later Check-outs than Noon usually can be accommodated with multiple day stays or added extension fees. Last minute extensions are typically not available due to potential next guest check-in, inquire if you think you will need earlier than 4 PM check-in or later than 12PM Noon Check out.
