The space
This spacious well-appointed family home is located in a beautiful rural village boasting a great local pub within 100 yards and pretty walks from your doorstep.
Perfectly located to explore West Sussex: 7 minutes to Chichester town centre, 10 minutes to the South downs and 20 minutes to a beach. Goodwood visitors are only 7 miles to the estate and events including Festival of Speed and Revival.
On the ground floor a welcoming porch enters into the heart of the home: an open plan kitchen and dining space. The dining table sits 12 guests comfortably with added areas including a breakfast bar, a comfortable seating area and the fully equipped kitchen. The kitchen door leads to an enclosed garden, the entrance of an indoor heated pool and tennis court. All gates/doorways lock so little ones are safe. Within the garden you have a large grass lawn, a BBQ area, a twelve seated outdoor dining table to enjoy meals together as well as a relaxed seating space which enjoys the last of the evening sun. You will also find a fully equipped utility room. Back indoors, the hallway off the kitchen leads to a large sitting room with Smart TV. Large glass doors open out onto the Garden and patio area. There is a ground floor WC and staircase to the first floor from the hallway.

Guest access
There are two downstairs rooms locked with personnel belongings in, But you have access to all described and photographed. There is ample parking on the drive and guests are welcome to use the Pool and tennis court at the rear of the property. The pool and Tennis court are shared with 2 other holiday lets (both 4 sleeping). These are also available to hire extending your guests and enhancing your stay on this farm retreat.
💦 POOL
It is heated using an Air Source Heat Pump. Please ensure the cover is pulled back over after use to ensure it doesn't loose it's warmth / create condensation in the space.
The pool uses mineral+biome® technology (bio digestion) to filter the water, making it a natural water pool with no disinfection chemicals, better for swimmers, and it’s better for the planet too!
The Pool is shared with another 2 holiday lets all year as well as our home. Swimming times will apply to ensure everyone has time in there. The Farmhouse times are 10 am - 11 am and 4pm - 5pm. We also have OPEN swimming when ANY GUESTS of our 3 properties may enjoy the pool between 12 noon and 3 pm - lots of time to enjoy it! We suggest bringing robes and flip-flops for ease of moving from your accommodation to the pool. There is a pool shower and WC.
There is a pool rules of conduct form that needs to be read and agreed to, prior to receiving the access information.

🎾 The Tennis Court is also a shared facility and can be used by guests between 10 am - 6 pm.
