You will fall in love with this immaculate home with three private bedrooms and bathrooms. The house is in a quiet, gated community with gorgeous clubhouse, pool, hot tub, and tennis courts and backs up to a quiet cypress grove. As you enter the front door you enter the main entertainment area of the house with wood floors and coffered ceilings. The open concept first floor makes entertaining simple. Stainless steel appliances accent the gourmet kitchen with seating for four. Your dining room flows right off of the kitchen and has seating for and additional six people. Enjoy watching the flat screen TV in your comfortable living room with gas fireplace or enjoy refreshments in the first floor screened in porch. The first floor also has a second primary bedroom with a queen bed, en suite bathroom, and TV.

The main primary bedroom is located on the second floor. Your spacious bedroom includes a King bed, TV, coffered ceilings and beautiful gas fireplace. Want to relax in the trees? Enjoy relaxing on the second floor screened in porch located directly off the main primary bedroom. The primary bath has two sinks and a luxurious walk-in shower.

The second floor has a third bedroom that sleeps four (one Queen bed and a bunk bed with two twin beds) and has its own private bathroom and TV located in the room. A full size washer and dryer are also located on the second floor for your convenience.

We provide complimentary high-speed internet if you do have to work or study remotely during your stay. We also have a wifi printer in the master bedroom.

In the back yard, we provide a propane gas BBQ grill and grilling tools for your cooking enjoyment. We do ask that, if you do use the grill, you please clean the grill for the next guest prior to your departure. Thank you for doing this for those that come after you, just as it was done for you before your arrival.

We provide six beautiful Priority Coast cruiser bikes with baskets that are included with the house (save a lot of money by not having to rent bikes!). You'll get the code to the bike locks once you book. The bikes are on a rack in the front of the house.

New for 2026, we also have a brand new street legal, six person electric golf cart that you can rent (for $100/day for 6-7 day stays and $1,200/month for 30-31 day stays) for your stay - included for only $250/week for June, July and August 2026 only! It’s got lights, sound system, premium seating, and a fold down back seat that is perfect for hauling the beach chairs, umbrellas, and your cooler (all of which we provide) to the beach - 5 mins away!

We also provide six beach chairs and three beach umbrellas included with the beach house. The closest beach access is Stallworth Lake (no toilets/showers), and the next closest (with toilets/showers) is Walton Beach Access, which is just a 5 minute drive (your car or our optional golf cart) from the house. You're just minutes from one of the most beautiful beaches in the world!

Cypress Dunes and its surroundings areas are perfect to explore on a bike. Miles of paved trails along the beaches of South Walton are ideal for biking during your visit to Cypress Dunes. There are over 18 miles of scenic 30-A bike trails that wind through the area’s coastal dune lakes and villages.

The beautiful white sandy beaches of the Gulf of America are about a 12 minute walk, 5 minute drive/cart ride, or 8 minute bicycle ride to public access (Dune Allen Beach Access) with free parking, public bathrooms and showers and life guards on duty March thru September.

The Cypress Dunes Amenity Center offers an infinity edged swimming pool (heated in the winter months), jetted hot tub/spa, outdoor fireplace, homeowner clubhouse, fitness center, & a second level sunset deck where incredible views of the Coastal Dunes Lake & the Gulf of America are always found. Cypress Dunes community also features a recreational lawn area & tennis courts (we provide four tennis rackets and tennis balls). Take a stroll along the wooden boardwalk & you could catch a glimpse of some of the wildlife that is native to our area. Connecting to Phase II of Cypress Dunes, this rustic walking path takes you above the Cypress pond, where you’ll find another resort style swimming pool with a cascading waterfall.

NOTE: RVs and trailers are not allowed in the community. DO NOT bring an RV or a trailer into Cypress Dunes- there is a $200/day fine if you do so.

Beach Access & Distance
Q: How far is the beach from the house?
A: The house is in Cypress Dunes, a gated community surrounded by Topsail Hill Preserve State
Park. There is no direct beach access from the community. The two nearest beach access points are:
● Stallworth Beach Access — ~1.2 miles (4 min drive, 8 min bike, ~25 min walk). Limited
parking; no facilities (no restrooms/showers). Less crowded.
● Dune Allen Beach Access — ~1.4 miles (5 min drive, 8 min bike). Has restrooms, sand-
rinsing showers, water fountains, a ramp (ADA-accessible), and plenty of parking. This is the
recommended access point.
You can drive a car, take bikes (6 included), or use a golf cart to get to the beach. Most guests load up
beach gear and drive the 4–5 minutes.

Pets
Q: Can I bring my dog(s)?
Asked very frequently (~50+ times)
A: Yes! We love dogs. Our policy:
● Up to 2 dogs are welcome (we routinely make exceptions beyond the "1 dog"; shown on some
listings)
● No weight limit enforced — we've hosted everything from 4 lb Yorkies to 85 lb Golden
Retrievers
● Pet fee: $150 for the stay (covers additional cleaning).
● Dogs should be house-trained. We do have a small crate at the house. Please don’t lock pets
into a room! We have had them damage flooring and furniture. If you leave the pet to roam
around the house when you leave, please close the bedroom door with the carpeting.
● We have a dog bowl (food/water) at the house for our furry guests
● Our backyard is NOT fenced — community rules prohibit fences between houses. There is
a large screened-in back porch/deck
Q: Can I bring my cat?
A: Cats are considered on a case-by-case basis. Both owners are allergic to cats, so there's an
additional $150 pet fee to cover deep cleaning (vacuuming, lint-rolling blankets, etc.) for subsequent
guests with allergies. Declawed, non-shedding, and well-trained cats have been approved.
Q: Are dogs allowed on the beach?
Asked frequently (~10+ times)
A: No. Walton County requires a county-issued beach dog tag, available only to property
owners/residents. Visiting dogs cannot go on the beach — this applies to all rentals in the county, not
just ours. Dogs are welcome in the neighborhood and at Topsail Hill Preserve State Park.

Golf Cart
Q: Is a golf cart included?
A: The golf cart is **not included** in the house rental — it's an optional add-on. We have a brand-
new, high-end, street-legal 6-seater golf cart (2026 Binitelli) available exclusively to our guests.
● Short stays (6–7 days): $100/day for the duration of the stay (no taxes or fees)
● Monthly stays (30–31 days): $1,200/month
● Must be rented for the entire stay (no partial-day rentals). If you only want a cart for a few
days, local rental companies will drop off and pick up
● Minimum responsible party age: 25
● Minimum driver age: 21
● The cart is street-legal on 30A with headlights/taillights, max speed ~26 MPH. Speed limits
on 30A range from 25–35 MPH. It’s courteous to pull off to the side of the road if you have
cars behind you to let them pass, especially in areas with speed limits over 25 MPH.
● You can drive the cart to the beach, restaurants, shops, and anywhere along 30A (note: range
is limited, so would recommend distances no longer than 10 miles from the house). Carts are
NOT allowed on Highway 98 – only on 30A.
● About 75% of guests opt to rent the cart — parking is much easier with a cart than a car
during summer and other peak season weeks.
Q: Why isn't the cart included? For liability reasons. Airbnb/VRBO only covers liability for the
house, not vehicles. The cart is booked separately (via direct rental agreement/liability waiver) so both
the owner and guest have proper coverage and agreement on rental terms.
Q: Can I rent a golf cart from a local company instead?
A: Absolutely. There are many golf cart rental companies on 30A that deliver to the house and pick
up at the end. Golf carts are permitted in the Cypress Dunes community. Our cart is priced at a
significant discount compared to rental fleet carts (and is MUCH nicer than what the rental companies
offer), but local rentals work great if you only want one for a few days.

Check-in & Check-out
Q: What are the check-in/check-out times?
A: Check-in is at **4:00 PM** and check-out is at **10:00 AM**. Early check-in, late check-out
may be possible depending on the booking calendar. If we have a same-day turnaround, we cannot offer early check-in or late check-out as the cleaners need the time to property clean and reset the house for the next guest.
Q: When do I get the address and access instructions?
A: For security of current guests, the exact address and access info/codes are shared approximately 48 hours before arrival by the booking platform you are booking on. Check-in details and house
instructions are included in the check-in information on your booking app.

Q: What community amenities are included?
A: All included at no extra charge with wristbands provided:
● Infinity pool (heated schedule varies — see below) with ocean views

The amenity center (pool, gym, hot tub, Sunset deck) is a 3–5 minute walk from the house. Tennis
courts are also a few minutes walk, in a different location.
Q: Is the pool heated?
A: The pool is **heated all winter** (November through March). The hot tub is heated year-round
regardless.
Q: What's included at the house?
A: The house comes with:
● 6 beach cruiser bikes — aluminum construction with rubber chains (rust-proof), great
condition
● Beach gear: 6 beach/lounge chairs, 2 large beach umbrellas (metal poles with sand screws),
cooler, and misc. beach toys for kids (stored in the back deck storage bin)
● Propane gas grill in the backyard
● High-speed WiFi + printer
● Smart TVs in every room — access Netflix, Prime, and all streaming services
● All 3 bedrooms are ensuite (each has its own bathroom)

Q: How many people can use the amenity center?
A: Only the 8 registered overnight guests can use the pool, hot tub, gym, and tennis courts (wristband
access). Day guests visiting the house cannot use the amenity center.
Q: Is the backyard fenced?
A: No. Community rules do not allow fences between houses. There is a screened-in back porch/deck
but no enclosed yard. There is a back fence but no side fences or gates.

Mail
Q: Can I get mail/packages at the house?
A: We do not receive USPS mail or packages at the house, but do receive UPS and FedEx packages.
If something is sent via USPS, you have to pick it up at the US Post Office at 33 Churchill Bayou
Road, Santa Rosa Beach, FL. It is a 10 -12 minute drive from the house. You just need to ring the bell
and tell them the address and give them the name of the receiving person on the letter/package.

Q: Where exactly is the property?
A: The house is in the Cypress Dunes gated community on the western (less crowded) end of scenic County Road 30A. The house is on a flag lot set back from the street with a nice long driveway. The community is right on 30A — from the house to the beach is just minutes by car, golf cart, or biking.
Q: How far to nearby towns and attractions?
A:
● Seaside & Watercolor: ~15 min drive (they're next to each other)
● Baytowne Wharf (Sandestin): ~10 min drive
● Destin Beach Club: ~20 min drive
● Publix grocery store: ~10 min drive

A: Yes. There are restaurants, shops, and live music venues all along 30A accessible by bike or golf
cart. There is a great BBQ restaurant called 3 Sons BBQ that is walkable from the house. The western
end of 30A where the house is located is less busy/crowded than the eastern side — less traffic and shorter waits at restaurants.

Q: What's the minimum stay?
A: The community has a **6-night minimum stay requirement** (HOA rule).
Q: What's the minimum age to book?
A: The responsible party on the reservation must be **at least 25 years old**. Groups of all guests
under 21 are not accepted.
Q: What's the maximum occupancy?
A: **8 overnight guests maximum** — this is strictly enforced by both Walton County regulations and the Cypress Dunes community. Day visitors are fine (be respectful of neighbors), but only 8 can sleep at the house.

Q: Is smoking allowed?
A: **No smoking inside the house.**
Q: Are RVs or trailers allowed?
A: **No.** The HOA does not allow trailers or RVs of any kind to be parked in the community.
There is a $200/day fine for violations.

A: Yes. The house has a long driveway and can accommodate multiple cars (up to 3 confirmed). The community has about 30 parking spaces at the beach access area.
Q: Can we have day guests over / host a gathering?
A: Day guests visiting the house are fine — just be mindful of neighbors. However:
● No parties allowed (HOA is strict)
● Having a few people over for dinner or a visit on occasion is generally OK as long as it's
respectful and pre-approved – please message me with guest count and purpose of visit ahead

Q: Is parking available at the beach?
A: Yes. Dune Allen Beach Access has a good amount of parking at the beach access and along 30A
near and around Stinky’s Fish Camp. Stallworth has limited parking. During peak summer, parking
for cars can fill up — golf carts and bikes are much easier to park. The western end of 30A is less
congested than the eastern side.

Q: Do I need a car, or can I get by with bikes/golf cart?
A: A car is helpful for grocery runs and trips to Destin, Seaside, or other farther destinations. For daily beach trips, nearby restaurants, and cruising 30A, the bikes and/or golf cart work perfectly. Many guests use a combination of both.

Q: Is there a beach chair service?
A: If you don’t want to haul beach chairs and umbrellas to the beach, a beach setup service is
available for an additional fee at Dune Allen Beach Access.
Q: Is grocery delivery available?
A: Yes. Search for grocery delivery services in the 30A/Santa Rosa Beach area (e.g., Pristine Grocery
Delivery of 30A has been recommended).
Q: Can I have packages delivered?
A: Yes, but you will have to go to the post office to pick them up if they are delivered via USPS (they
hold the packages there and do not deliver them to our mailbox). Packages delivered with UPS or
other non-USPS delivery companies are delivered to the door.

Guest access
Parking is in front of the house. Note that RVs and trailers of any type aren't allowed in the community. The best way to get around is to use the complimentary bikes or rent a golf cart. 30A has an 18.5 mile trail from end to end!

Other things to note
Please, no shoes inside the house and be sure to clean the sand off your feet and legs before you enter the home. Having a bucket of water by the front door will help with this.

No smoking inside the house or on the covered patio areas. If you smoke, please bring your own ashtray and dispose of ashes and butts properly - in the trash and not on the ground. Please help us keep the house and environment clean and beautiful.

No more than two dogs. There is a $150 pet fee. Please pay the pet fee if you plan to bring your furry friend. We love dogs, but they take a lot more work to clean up after. Thank you!

Topsail Hill Preserve State Park is a 1,640-acre Florida State Park. It offers a wide variety of natural resources including 3.2 miles of secluded, white sand beaches with majestic dunes over 25 feet tall. Three rare coastal dune lakes provide excellent freshwater fishing. Lakes, pristine beaches, old-growth long leaf pines, sand pine scrub, and a variety of wetlands offer a bird-watching and hiking paradise. Visitors are invited to enjoy swimming, bicycling, roller blading, fishing, hiking, picnicking and more.

Topsail Hill Preserve State Park’s tram service operates each day 9:00 a.m. until sunset at least twice per hour to provide transportation to the Park’s beach access from the Park’s public parking lot. This program is to increase beach access parking availability along 30A, increase awareness of outdoor recreation opportunities, and increase visitation to the Park.

The Cypress Dunes community offers a long list of amenities in a quiet and peaceful surrounding. The upscale amenities include a clubhouse which showcases a gulf front Infinity edge pool, state-of-the- art fitness center, outdoor Jacuzzi and fireplace, observation sun deck with incredible views of the Gulf of Mexico, and a banquet room. Two regulation championship tennis courts are located within the community.
