Dock Landing (est. 2022) is located on the water at the end of a quiet cul-de-sac in the private gated community of Colington Harbour. Colington Harbour is a family-oriented neighborhood that includes a private pool, beach, playground, sound access, boat ramp, basketball and tennis courts. Our 4 BR/3bath canal front home provides absolutely stunning and peaceful views that can be seen and enjoyed from all three levels. Extra added fun with the use of the hot tub, dock, kayaks and paddle board.
The space
Upper level (3rd floor) Open concept living area features floor-to-ceiling windows overlooking one of the widest points in the harbor. There is a designated table where guests have the option for cards, board games, and puzzles.
The kitchen is equipped to be your home away from home with its large dining table as well as a dishwasher, Keurig, coffee maker, blender, toaster, insta pot, and is also fully stocked with dishes, silverware and a full set of quality pots and pans. Please note there is no garbage disposal. Smart Fire TV’s are included in all bedrooms and the living room. TVs are pre-configured for streaming Prime/Disney+/Hulu/ESPN+ (not cable TV)
Bedroom #1 is a master suite (King bed) with its own private bathroom
Mid-level (2nd Floor) includes Bedrooms 2-4, laundry station that includes the washer and dryer, iron, ironing board, drying racks, and provides stair access to the bottom floor.
Bedroom 2 is the second master suite (queen bed) with its own private bathroom and a home office workspace with desk and monitor
Bedroom 3 consists of a queen bed and access to the mid-level outside deck as well as direct access to the hall bathroom
Bedroom 4 is a kid friendly room that consists of a twin and full bunk bed with a TV and game system with access to the outside deck where guests can sit back and enjoy the quiet time
Lower Level (3rd floor) Patio/game room/bar area which includes a pool table which converts to ping pong, a foosball table and a bar with a mini fridge
Outdoor amenities on property: hot tub, kayaks, paddle board, cornhole, outdoor grill, private dock, crab pots/nets
Community amenities: Large community pool, private soundfront beach, playground, tennis courts, and boat launch
Our home is strictly for NONSMOKERS. This is not negotiable. To avoid confusion, this means if anyone in the party smokes/vapes (any substance), DO NOT reserve our home. Violation will result in eviction with no refund and additional charges for deep cleaning of carpet and all upholstered furniture.
No pets are allowed due to family member allergies
Guests must be 25 yeas of age to rent. We rent primarily to families and not college or high school groups. Booking guest must be present during the entire stay, unless approved by the host.
As a courtesy to our neighbors and to maintain the peace and quiet of the community, loud/unruly parties on the premises are not allowed.
Requests for early check-in and/or late check-out can be considered but are not guaranteed as we like to give our cleaning crew a sufficient amount of time to prepare the home for your arrival.
There shall be no refunds of rents due to shortened stays or ruined expectations because of weather or other conditions. Please obtain your own vacation insurance to protect yourself in case of such occurrence.
Guest access
The property is open for guest use except for the owners closet in the upstairs master bedroom, mid level pantry closet, and the garage. These areas will be locked at all times. The boat lift is not for guest use due to it being set up for the owner's boat.

Liability Waiver
Guests understand that access to the canal, dock and deck as well as swimming and the use of kayaks/paddle boards is at your own risk and that special risks may be involved with swimming and using the kayaks/paddle boards and in the areas around water. You accept full responsibility for any bodily injury arising from swimming, and use of the kayaks/paddle boards and hold owner harmless. You understand there are potential dangers that swimming, and the use of kayaks/paddle boards may present to children who are not carefully supervised, as well as the danger to any person swimming or using the kayaks/paddle boards if a person has health risks, or if a person swims or uses the kayaks/paddle boards while intoxicated or using any kind of drugs or medication, or while pregnant. The dock, deck, stairs, and bulkhead walls may become slippery when wet and that a fall from the dock, deck, stairs or bulkhead may result in injury, drowning or death. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner for accidents or claims arising from the dock, deck, stairs, bulkhead or while swimming or using the kayaks/paddle boards. All Guests in your party acknowledge and agree that they have read and understand this waiver and they acknowledge that booking constitutes a binding and enforceable contract between Guests and Host.
