Welcome to your countryside escape! Perched in the heart of scenic Sullivan County, Davos on the Hill is your serene home away from home—the ultimate retreat for hiking, rest, and recharging.
We’ve curated a space that balances minimalist design with total comfort. Whether you’re whipping up a gourmet meal, ordering a local pizza for movie night, or gathering for board games by the fireplace, you’ll find everything you need right here. Slow down, breathe deep, and make some memories.
The space
Main Level
The heart of the home features an open-concept living space with a cozy fireplace and a 55" Roku TV. Adjacent to the living area is a fully equipped kitchen and dining space, perfect for preparing and enjoying family meals.
This level also provides access to an expansive deck from both the sitting room and dining room. It’s a true outdoor extension of the home, featuring a large griddle for outdoor cooking, a dining table, and a comfortable sofa for lounging.
For sleeping and workspace, you’ll find the primary suite with a private ensuite and ample storage, a second bedroom with plenty of closet space, and a dedicated home office. A full guest bathroom is also conveniently located in the hallway.
Lower Level
The lower level is designed for comfort and fun. It includes a large bedroom with two queen beds, plenty of closet space, and a full bathroom just outside the door. The laundry room is also located here and available for guest use.
The entertainment lounge is the highlight of this level, featuring a 75" Fire TV and Roku accessible TV, a foosball table, board games, and a plug-in speaker for musicians. The sectional sofa in this space easily converts into a queen-size bed for additional guests.
Outdoor Features
Step outside to find a lighted firepit nestled in the trees—the perfect spot to unplug, enjoy a drink, and roast s’mores. For a bit of nature, head to the hilltop behind the house to explore the wooded walking loop. This is a natural, unmarked trail; we kindly ask that you stay on the established path to avoid wandering onto neighboring private property.
Occupancy & Rates
Our home comfortably accommodates 8 guests across the bedrooms and sofa bed. We can allow up to 2 additional guests (10 total) for a fee of $25 per additional person. This fee is waived for infants and children under 10 years old.
Guest access
Guests are welcome to enjoy the entire home, including the yards, fire pit, and the walking path behind the property. Please note that the storage room and outdoor shed remain private and are not accessible to guests.

Streaming & Entertainment
Our upstairs TV is a Roku TV and is to Guest Mode for your privacy and convenience. Our downstairs lounge TV is a Fire TV and has accessible streaming services (amazon Prime, Peacock, Paramount) There is also capability to switch to the Roku device to use your own personal streaming services. For the Roku, simply enter your check-in and check-out dates, and you can securely log in to your own streaming subscriptions. Roku will automatically sign you out on your departure date.
Amenities & Toiletries
While we provide hand soap in the kitchen and all bathrooms, please note that we DO NOT provide personal shower products like shampoo, conditioner, or body wash. We recommend bringing your preferred hair and body care items for your stay.
Parking
Ample parking is available, including a two-car carport and additional space in the convenient horse-shoe driveway.

Our home is located in an extremely quiet and peaceful neighborhood of Davos in the Woods. This used to be a ski center that operated from the 1950's till the early 1990's when skiers diverted to Hunter mountain ski center. You can still see some structures from the golden past. It has now turned into a family orientated neighborhood.
While it offers a secluded feel, you are just minutes away from local activities, with major Sullivan Catskills attractions within a scenic one-hour drive.
