Situated on 7 acres, the newly renovated Arthouse combines clean, modern comfort with unique art. The dramatic mountain views are complimented by the original art of 15 artists from around the world and right here in the Catskills. The house is between Belleayre and Plattekill ski mountains (15 minutes to each) and 10 minutes from the mountain village of Margaretville. It is close to farmers’ markets, hiking trails, golf and waterfalls - everything you need for the perfect Catskills vacation.
The space
The house has 4 bedrooms and 3 full bathrooms. The main level has 1 master bedroom with en suite bathroom, 2 guest bedrooms and another full bathroom. Our finished basement has 1 bedroom with en suite bath and separate large game room with an additional pull-out couch (perfect for teens/kids). The house is 10 minutes to the village of Margaretville, and less than 15 minutes to Belleayre Ski Mountain (8.9 miles) and Plattekill Ski Mountain (9.6 miles).
Roast marshmallows at the fire on our massive deck which has spaces for dining and lounging. The covered porch provides cover from the midday sun with both dining and sitting areas. The property also has a fruit tree orchard and a basketball hoop in the driveway.
The fully stocked game room has a 55-inch tv and retro pacman arcade game. Newly renovated chef’s kitchen has everything you need with all new appliances - make yourself a frothy cappuccino and stare into the vastness of the western catskills or enjoy a glass of wine on a chaise lounge as you watch the sun set behind the mountains. The house includes a two-car garage complete with Tesla charger and a mud room to drop your skis. A wood burning stove and pellet stove to keep cozy on those chilly mountain nights. Got kids? We have 2 washers and 2 dryers for all your laundry needs, a pack n’ play, booster seat, kids toys and books are also available.
Please note this is a quiet neighborhood, quiet hours are from 10pm - 10am especially on the outdoor deck.
4WD is necessary for the winter season.

We offer complimentary Tesla charging for guests. Simply bring your Tesla-to-J1772 adapter to connect to the on-site Level 2 charger.

Connectivity
Please note there is no cell signal in the immediate area. However, there is excellent Wi-Fi coverage throughout the house and surrounding property.
To stay connected, please activate Wi-Fi calling on your phone before arrival so you can make and receive calls via Wi-Fi.
Wildlife & Insects
Being in the woods means you may occasionally encounter wildlife or insects — it’s part of the natural beauty of mountain living.
We take proactive measures to keep small critters like mice out of the home.
If traps are used, they are discreetly and safely placed.
Insects, including ticks, are common outdoors year-round. We recommend using bug spray from spring through fall and performing tick checks after spending time outside.
If you’re bringing a pet, please ensure they are on a preventative treatment.
Weather & Road Conditions
Mountain weather can be unpredictable — you may experience snow, ice, rain, mud, or sudden changes in temperature.
We do our best to keep walkways and paths clear, but nature sometimes has its own plans.
Rock salt is available in winter, though ice may refreeze in extreme cold.
The driveway is plowed after approximately 3–5 inches of snow, depending on road conditions and the plow schedule.
All-Wheel Drive (AWD) vehicles are strongly recommended for this region, especially during winter months.
Burn Bans & Safety Notices
Living in the mountains means that weather and fire conditions can change quickly. Local or state authorities may issue burn bans, road closures, or state of emergency notices that affect the use of outdoor fire pits, campfires, and cooking fires.
These orders must be followed when in effect.
Failure to comply may result in fines issued by local fire or police departments.
