GROUND LEVEL ROOM/S

We are allowing use of the Servant's quarter for the use of senior/PWD guests. This is in front of the ground level restroom for their convenience.

The other room, on the dining area is for the use of the house owner. It is not available for guests unless there is a compelling reason (eg guests more than 10, guest prefer ground level, etc.) that it would be opened. This needs prior approval from the owner before check in.

SMOKING AND VAPING IN-UNIT
This is a high offence. Guests leaving trails of smoking cigarette, weed, or vaping will be charge AT LEAST PHP 2,500 or more depending on the severity. If it will trigger the building alarm, we will leave it to the guards and the management to push more sanctions and fees to our wayward guests.

SILENT NIGHT ORDINANCE AND SUBDIVISION STRICT POLICY
It is unlawful to make excessive and unnecessary noise in the city between the hours of 10 PM and 5 AM. Inside the subdivision were units are closely constructed to each other, a stricter policy is enforced. Please observed silence at all times so as not to agitate our neighbors,

PARKING ONSITE AND PENALTIES
Please strictly adhere to this important note. Our parking space can ideally accommodate two vehicles only - a combination of sedan-van, sedan - suv on parallel parking. There is no available space for a third vehicle. We encourage carpooling. It will also be challenging to find parking spots on city destinations. Please take note that the subdivision administration highly penalizes violations (Php 1000 per visitor violation) on the following grounds :

• Excessive vehicles from transient guests exceeding the allowed parking allocation
• Owners and tenants failing to use their designated parking spaces and instead parking in other units’ parking spaces (unauthorized)
• Vehicles parked along roads, roadways, sidewalks
• Owners and tenants having more vehicles than their designated parking allocation, resulting in the use of other units’ parking spaces
• Vehicles parked inside the village without official Brentwood car stickers

These conditions cause congestion, inconvenience to other residents, and safety concerns.
