5-star reviewed, modern, detached, spacious family home offering plenty of modern-day comforts with White Company linen and soap in a family friendly cul-de-sac on the edge of a rural village just 9 minutes from nearest of many beautiful local beaches of the Jurassic Coast and on the edge the Heaths of Woodbury Common. The property features a spacious lounge, 4 bedrooms and 2 tiered garden with corner sofa for al-fresco dining. Perfect for a Devon holiday.

The space
This spacious family holiday home has a home-from-home feel offering plenty of modern-day comforts with 4 bedrooms, 2 bathrooms, and its own private garden with corner sofa and table with dining for 8.

Ideally situated on the edge of a quiet rural Devon village just 9 minutes from the nearest of many beautiful local beaches making up the stunning Devon Jurassic Coast. The house overlooks fields and a brook. The brook is accessible by the side of the house and makes for fun times splashing in the stream water during wet months, or building dens in dryer months.

The front door of the property opens onto the hallway which leads directly to the well-sized lounge, with its two leather sofas, as well as relaxing chair known as the 'reading corner’. Help yourselves to read copies of Devon Life from the magazine basket and peruse the 'whats on' and find the best local foodie offerings. The lounge features, everything from a smart JVC 55 inch Smart 4K Ultra HD HDR LED TV with Amazon Alexa in built in, to a traditional Philips DVD player (and a big selection of DVD movies), and even a vinyl portable record player. In the living room you will also find the WIFI router for super-fast broadband and a sideboard where you can find a selection of jigsaws and board games for your holiday.

The kitchen, which leads off from the entrance hall is well appointed with patio doors leading to the garden terrace leading to steps down to the main garden area. In the kitchen you will find electric oven and hob, electric kettle, microwave, fridge/freezer and dishwasher, Nescafé Dolce Gusto coffee machine, Kitchen Aid stand mixer and Bose Bluetooth speaker. The adjoining dining area has seating comfortable for six or cosy for eight, a breakfast bar for 2, and a patio door which opens out onto the terraced area and on to the garden.

Also downstairs is a utility room, with washing machine and sink, and downstairs cloakroom.

On the first floor are four bedrooms each with White Company bed linens and two bathrooms for guests ( one family bathroom and one en-suite).

The master bedroom has a king-sized bed, double wardrobe and storage drawers, and benefits from an en-suite double shower room.

The second bedroom has countryside views, a double bed, and an open cupboard with hanging space for clothes and shelving. For families with children, they can help themselves to reading a selection of children books - or let us know if you would like these to be removed.

The third room also has countryside views and a double bed. There is a low level wardrobe with additional hanging space.

The fourth room has a single bed with trundle pullout bed and can be set up as a single or a twin. The pullout bed may only be suitable for children. The wardrobe and drawers provide plenty of storage space.

There is a family bathroom with toilet and a bath and shower with shower screen.

Outside the property has a large, fully enclosed garden accessible via patio doors or via the back gate. There is an outdoor storage box with outdoor toys, buckets and spades for guests to use. Guests can help themselves to any goodies growing in the herb pots. Leading down the steps, to the main garden with astro-turfed lawn, the comfy corner sofa with large parasol (UVA factor 50) with seating for eight guests for al-fresco holiday dining. Plus there is a well travelled portable Webbers BBQ with Calor Gas on a stand that can be collapsed to be taken out for dining on a Devon beach.

To the front of the property is a driveway with parking for up to two cars and the cul-de-sac has space for roadside parking if required.

This is a no smoking home. We only accept bookings for family groups of up to 8 people including children.

A stair gate and travel cot available upon request for families on holiday. Please request this at the time of booking your holiday. Subject to availability we are also able to provide other equipment you might need including beach equipment such as windbreaks, buckets and spades etc. Please just ask at the time of booking your Devon holiday.

Two well behaved dogs are welcome and there are wonderful dog friendly walks on our doorstep. Dogs are not allowed upstairs and we can provide a stair gate for this purpose if required. We would be happy to put you in touch with a recommended dog walking service in the village.

Guest access
To the front of the property is a driveway with room for parking for two cars (one larger space and one smaller) and the cul-de-sac has space for roadside parking if required, but no access to the garage.

Guests can access the entire house except the under stairs cupboard which is used for the owners storage.

The village has a local shop and post office which is a 10 minute walk.

There are two public houses in the village both a 9 minute walk.

There are many beautiful walks from the front door or within a few minutes drive.

Just 9 minutes drive from the nearest of many beautiful local beaches making up the stunning Devon Jurassic Coast

The little picturesque fishing village quay beach of Lympstone is a 9 minute drive (or 1 hour walk).

The golden sands of Exmouth’s famous stunning beach that stretch for miles are just an 11 minute drive.

The beach hut lined pebble beach of the charming Budleigh Salterton stretch for a couple of miles are just a 15 minute drive.

Other things to note
The property is located in a cul-de-sac location with other residents and we ask that our guests respect our neighbours. Guests may experience some noise as would be expected from a family friendly rural Devon village and can include our very friendly neighbours as well as the local wildlife and the odd tractor.

Woodbury is a small, quiet, rural Devon village on the edge of the Pebble Bed Heaths of Woodbury Common and near to the coastal towns of Exmouth (11 minutes away) and Budleigh Salterton (15 minutes away) and with easy access to Exeter (15 minutes away) and the M5 (10 minutes away).

Woodbury has 2 friendly pubs (a 9 minute walk), a village shop and post office (a 10 minute walk) and enjoys weekly visits from the Wandering Pig for delicious stone baked pizzas.

Woodbury Common is a site of special scientific interest (SSSI) and has sea and river views, an abundance of wildlife, and an amazing history.

Enjoy miles of walking trails through this large area of common land in Woodbury, Devon. The common consists of heathland, gorse, heather and pebblebeds from rivers which once flowed across the basin. You can also climb to the ancient hill fort of Woodbury Castle where there are great views of the Exe estuary, Haldon Hills, Otter Valley, and Portland Bill on the coast. The fort was built around 500-300 BC and has a moat which you can walk through. The area is a really good place for wildlife spotting. Look out for birds such as Dartford Warbler and butterflies including High Brown Fritillary and Silver Studded Blue. You can extend your walk by continuing south to Bystock pools nature reserve where there is a lilly-pad filled lake, heathland, wildflower meadow and boardwalks. It's a great place to look out for dragonflies and birds such as willow warblers, blackcaps and stonechats. Also at the southern end of the common you will find Blackhill Quarry and its lake. This circular route starts from the car park near the Woodbury castle. The whole of it is more suitable for walkers but the area is also good for mountain biking. The East Devon Way runs through the common so you can pick this up to continue your walk. If you head north east you will come to the Hawkerland Valley and the Aylesbeare Common RSPB nature reserve. To the south west is the town of Exmouth and the lovely Exmouth Nature Reserve. Also nearby is the River Otter and the Otter Estuary where you can enjoy waterside walking trails and a variety of wading birds.
