Beautiful home on family farm, sleeps up to 24. (There is an extra charge of $50 per person per day starting with the 17th person).
Perfect home for extended family or group vacation with four separate living spaces and tons of outdoor space. Visit our farm, hike trails, pick blueberries, swim in the community pool, play pickleball and bball on new community courts, have a bonfire in the firepit, bar-b-que. Nearby synagogues are walking distance in summer.
The space
This beautiful house is perfect for a large group to gather, yet provides private spaces for individual families. The rental includes three (or four with the add-on) separate units within the renovated home, three of which are accessible from the main entrance. Guests can move between units, which can be secured or left open as needed. Each unit features 1-2 bathrooms with showers, a kitchen or kitchenette, and a living area. The most spacious unit is equipped with ample dinnerware to serve a 20-person meal, allowing the entire group to dine together.
The house comprises four distinct units:
1. "Treetop:" A two-story unit occupying the 2nd and 3rd floors, with the following rooms/living spaces:
- Kitchen: Well equipped kitchen with large dining room table, seating 10.
-Living room with couches and daybed and large TV.
-Three bedrooms.
-Seating area with couches and games.
-Game area with mini-foosball.
-Two full bathrooms.
-Outdoor deck.
Treetop can sleep 10 people, as follows:
-Three bedrooms - two with queen beds and one with twin beds.
-Double bed/daybed on the third floor
-Sitting room has two convertible chair/twin beds
2. "Meadow:" A three-bedroom unit on the ground floor, with the following rooms:
- fully equipped kitchen with dining table for 6,
- living room with TV,
- three bedrooms,
- 1.5 bathrooms.
- outdoor deck.
Meadow can sleep 7 people:
-Bedroom one has a queen bed and a small futon couch, suitable for a child.
-Bedroom two has a queen bed.
-Bedroom three has two twin beds.
3. "Carmine's:" A single-bedroom unit on the ground floor, with the following spaces:
-kitchenette with a small stove, sink, coffee maker, and microwave,
-living area with TV,
-bedroom,
-full bathroom.
Carmine's can sleep 4 people:
-The bedroom has a queen bed,
- Living area has two convertible chairs that transform into twin beds.
4. For groups of over 20 people (or for an additional cost of $200 per night) an additional "daughter-style" unit is available, which includes one bedroom with a queen bed, one full bathroom, a kitchenette, and a living room with a sofa that converts into a bed suitable for one adult or two children. This unit has a separate entrance. If you would like to add this unit on, please message us so that we can adjust the price.
Pets are allowed but we charge an extra $50 per pet per visit.
There is a synagogue in town (two miles away) which is open year round ,a synagogue at the local bungalow (open in the summer) which is 1/4 miles away, and a synagogue at Camp Horim, (open in the summer) 1 mile away. We are less than 5 miles from Woodburn, which has a large kosher supermarket.
The Catskills offer a slice of outdoor heaven. The expansive yard boasts mature trees, a fire pit, a Weber grill, picnic tables, Adirondack chairs, a hammock, a small playground for toddlers, and farm animals that are visible from the house and a mere two-minute walk away. Come July, you can pick wild blueberries to your heart's content. The hiking trails on our property are relatively level, making for an easy stroll to the pond and back.
There is so much to do in the area.
Biking: The country roads in the area are perfect for bike riding (but very hilly).
Swimming and Pickleball: There is an outdoor community pool in the town park 1 mile from the house, and beautiful new free pickleball and basket ball courts in town.
Hiking: There is world class hiking in the Shawangunk Mountains is just 1/2 hour away. The Neversink Gorge Trails, just 20 minutes away, feature 3 waterfalls along the Neversink River, with hiking trails of varying difficulty. The ice caves at Sam's Point are a unique geological formation.
Hike the trails at the Basha Kill wetlands and see eagles.
Fishing: Many local streams are stocked in the spring with trout for fishing. (NYS fishing licenses are required, can be done online).
Golf: Resorts World Catskills Monster Golf Club, the Wallkill Golf Club, the Tarry Brae Golf Course, the Sullivan County Golf Club, the Shawagunk Golf Course, and more, are open to the public.
Boats: There are mountain lakes nearby, such as Morningside Lake in Fallsburg (which rents paddle boats and row boats and also has a new community pool), or Starlight Marina in Monticello (which rents speedboats and platoon boats). Loch Sheldrake Boat rentals rents row boats, kayaks, paddle boats, and motorized rafts.
Outdoor Activities for Kids: Legoland Theme Park is 45 minutes away. The Castle in Chester (45 minutes away) has laser tag, go karts, baseball hitting cages, roller skating, mini golf, a rock wall, and more. Kelder's Farm has picking fields with vegetables and berries and pumpkins in season, a jump pad for kids, a petting zoo, a playground, mini golf, outdoor games, apple picking, and a corn maze in the fall.
Indoor Activities: If you tire of nature, Legoland, the Katrite Water Park (NY's largest indoor water park), Urban Air Adventures Trampoline Park, are all just1/2 hour away, while Woodbury Commons, with hundreds of outlet stores, is 45 minutes away.
Nightlife: Resorts World Casino is 1/2 hour away in Monticello. The town of Mountaindale has live music on weekends, an outdoor bar and restaurant by the creek, the best pizza in upstate NY (per our teenagers), and a middle eastern restaurant. There are many restaurants in Ellenville (20 minutes away) and Monticello (1/2 hour away). Bethel Woods (45 minutes away) has first class bands and concerts throughout the summer, the Forestburgh Playhouse in Forestburgh has musicals and performers in its bar, while Shadowland Stages in Ellenville has plays.
Winery: The Bashakill Winery offers winetasting on weekends.

There is a parking lot which fits 8 cars. You need a car to get around the neighborhood.
Other things to note
There is a washing machine/dryer for clothing located in the house.
You may see other people, including the owners or workers or other guests, visiting the Farm or using the trails.
