Aloha and welcome to Banyan 308. Our newly remodeled 650 square foot hotel zoned one bedroom is one of the most stylish at the Maui Banyan. Steps away from Kama’ole Beach II right in the heart of South Kihei and within walking distance to world-class beaches, shopping and amazing restaurants.

The space
This chic 1BR/1BA remodeled condo comes with a fully equipped kitchen, washer/dryer, AC & sleeps up to 4 people.

Located on the third floor, you can enjoy your morning coffee on a private lanai while taking in sweeping views of the ocean and Haleakala. We offer a smart TV and upgraded wifi. This one bedroom uses a premium split air conditioning system which provides a quiet and elevated level of comfort.

Centrally located it is a short walk or drive to Maui's most popular activities and attractions. Kama’ole Shopping Center is within a couple of blocks and offers many well known and recommended shops and restaurants.

Sunny South Kihei has weather that is mild and beautiful most year round. Directly across from Kama’ole Beach II, one of the few lifeguarded beaches in Maui, known for swimming, snorkeling, boogie-boarding, turtle sightings, as well as catching perfect sunsets and waves.

Enjoy all the resort amenities including pools, tennis courts, BBQ area including free parking. There is a one time $27.00 reservation/resort fee that is already integrated into the total price when you book.

It’s a great value that includes parking, wifi, resort amenities such as pools, hot tub and tennis courts.

Also, for those people with moderate to severe asthma and/or those who have chemical sensitivities, although we try our best to primarily use unscented detergent we can not guarantee a complete scent free experience. Similarly we provide shampoo, conditioner, shower gel and body lotion, however these items may also be a concern so if you have any sensitivities please be prepared to bring your own items.

The condo uses a digital keyless entry. Your code to enter is unique to you.

Check in is anytime after 4pm.
Check out is anytime before 11am.

As required by local/condo regulations, guests must provide an email address and phone number for check-in instructions and registration upon booking.

Unauthorized early check ins and/or unauthorized late check outs are not permitted. A $100 fee will automatically be deducted from the security deposit for guests entering the condo early or not departing the condo on time. In addition, $100 early check in and/or late checkout fee will also be assessed for every hour guests occupying the condo outside the posted policies as this negatively affects cleaners, maintenance, pest control services, etc. Further, Hawaii is in a labor shortage so cleaners are quite strict on this fact of late (in the past this was more of an option). However, at the front desk area of the Maui Banyan when you register you can leave your bags next to the desk. There is no official bag tag program so this is at your own risk.

NON-SMOKING: Please, no smoking of any kind allowed on the property. This includes but is not limited to e-cigarettes/ vapes/ cigars/ cigarettes. If you smoke, it must be in one of the clearly marked designated smoking areas which are located near the bushes in the parking lot behind the tennis court, in the small alcove area near either pool, or in the parking area of the B Building near the bushes. A $500 minimum fine will be imposed if the unit has to be ionized for cigarette smells.

Real candles are a fire hazard. No burning of any kind is allowed on the property. This includes incense or mosquito coils inside or outside, or barbecuing on lanais. There are community barbecue areas on the property near the pool area.

REGISTRATION: We will pre-register all guests via our CondoControl software and a link to the registration will be sent on the day of your check-in via the condo association to the email you provide us so that you might review the information to ensure it is correct and updated.

You will also be physically registering at the front desk upon arrival. (If after hours you can register the following morning).

PARKING: Parking passes are given out at the Front Desk when you register. You will need to provide the vehicle's license plate in order to fill out the pass and then display it in your vehicle.

POOL: There are 2 pools at the resort and you are welcomed to use any of them. The pools are open from 9AM to 10PM. The pool code will be given to you in a welcome email and can be confirmed at the Front Desk when you register. The pools have a keyless entry. For safety reasons, the pool code is updated frequently at the resort.

All persons using the pool area are doing so at their own risk and must follow the posted pool rules. There is no lifeguard at the pool. Children must be accompanied by adults in the pool area at all times and cannot enter the pool or hot tub without adult supervision. Please also be aware of the dangers of swimming pools, hot tubs and lanais and never leave children unsupervised.

BEACH GEAR: We provide beach chairs, beach towels and a cooler bag for the beach. We do not provide umbrellas, boogie boards, snorkel equipment or beach toys, however, they can typically be rented at reasonable prices locally. Umbrellas can be a liability as the winds do pick up on the beach in the afternoon and be blown into others in Maui so we do not provide them. When the winds do pick up we find that it is a perfect time to head down to the 2 pools located on property. Similarly boards and snorkel gear have attached liability so best to rent from places who specialize and maintain them regularly. Enjoy at your own risk and discretion.

By using any of the equipment, and supplies provided and the facilities, you are releasing the owners/ managers of the condo from all liabilities associated with and hold them harmless.

TENNIS COURTS are open from 9AM to 6PM. Check with the front desk as hours may change per season. The tennis court requires a key or code for entry which you can pick up at the front desk. Guests wishing to use the tennis courts must reserve their time on the Sign Up sheet at the Front Desk in the main lobby. Free tennis equipment is also provided at the Front Desk.

SUPPLIES: Paper goods and soap are supplied as a starter pack. Unlike a hotel, we do not replenish these items during your stay.

DAMAGES: Please notify us immediately of any damages to the property upon check in. Guests agree to pay a replacement value and or repair cost for any furniture, fixtures and or fitting being damaged during the term of their stay, not disclosed upon check-in.

PROPERTY CONDITION: Guests must leave the property in tidy condition at check out, similar to that at check-in. Our professional cleaners will clean the condo. However, excessive cleaning will be billed at $65/hour and will be deducted from the Security Deposit.

The SECURITY DEPOSIT is only an authorization on your credit card and will automatically be canceled within 48 hours of your departure by Airbnb (providing that there is no damage or other incurred fees). If you excessively damage the home, you may be charged the cost of repair. As a host we will have 14 days after your stay to report damage to the platform and provide evidence of damage. The platform will charge the amount of damage on the host's behalf to the traveler’s credit card used for the booking

OCCUPANCY: Condo is for 4 guests maximum. Please count every head (including babies) in your total. Transparency and trust are vital to the Airbnb experience. Violating the maximum guest occupancy is not only against the Association and Airbnb Rules, but it can also result in a serious hazard in the event of emergency evacuations as well as causing serious health risks directly related to the sewer system being overused. In the event that the guest who booked the reservation allows the premises to be occupied by more than their booking request shows, the guest shall be responsible to pay the host the sum of $25 extra per person, per day for each day the guest was in violation. The guest that books the stay will be responsible for all damages. Airbnb reservations booked for personal travel must be booked by the person who is going to stay at the listing, as 3rd party bookings for personal travel are against Airbnb’s Terms of Service and will not be permitted. If more than 4 people are present or if a 3rd party booking for personal travel was made, guest who booked the reservation agrees and understands that the reservation in its entirety will be canceled by Airbnb and all money for the reservation will automatically be forfeited for guest disregarding these host rules and/or Airbnb’s Terms of Service.

Guests acknowledge they will personally occupy the Property for the entire length of the stay and will not sublet. Guests shall not use the Property for any illegal or unlawful purpose, nor shall the Property be used in a fashion that disturbs or offends the neighbors.

FALSIFIED BOOKING: If your booking is made under false pretense, including, but not limited to, a falsified name, age or size of the party, you will be subject to immediate eviction and forfeiture of all amounts paid.

RIGHT TO ENTER: The owner or property manager or their designated representative may enter the property in order to inspect or make necessary requested repairs. The owner or property manager will give guest notice before entering the property unless it is an emergency.

PARTY/EVENTS: No special events or parties are allowed. This includes, but is not limited to weddings, parties, and receptions.

Please be informed that the condo is not childproof. It is your responsibility to supervise and monitor your child's activities under your care.

This condo is separated from a next door studio unit by a door. Extra measures have been made to soundproof between doors however most condo units are close proximity in Maui and there may be some noise that comes through. If there are any issues with excessive noise during the complex's quiet times do not hesitate to contact security and they will take action.

SECURITY: Guests must keep all doors locked when not present. Please do not leave personal items unattended in common walkways or within sight on any of the lanais. Guests bear all responsibility for their own personal property. The owner and property manager are not responsible for loss, damage, or theft of any personal belongings during their stay, however caused.

NOISE: The Maui Banyan condos have units on each side of them as is common in Hawaii, however the Banyan has the advantage of the walls being concrete so much more private. For any noise during quiet hours you can contact security. Note that these are owner owned condos so there may be construction and renovation that occur from time to time without prior knowledge given from the condo association. For any construction noise occurring before 8:00 am after 4:30 pm (daytime hours) you can also contact security. If the complaint is not handled in a timely manner please contact me to escalate to the facility the next business day as these are the services our condo complex is expected to handle for us all (owners and guests).

The complex also has a ventilation system that runs throughout for moisture control so the fan in the bathroom can not be turned off. Our suggestion is to close the doors to the bathroom if the sound of the fan is an issue.

There are no refunds or cancellations from noise occurring during regular daytime hours.

THEFT and LOST ITEMS: The guest agrees that the Owner/ Property Manager will not be held responsible for any loss, theft or damages of any personal belongings, cash, jewelry and or motor vehicle, etc. during their stay, however caused.

FLORA and FAUNA: It is common to see various insects and animals around and inside the property due to Hawaii's tropical environment. For example, tiny ghost ants can appear at any time even after a clean and disappear just as quickly. They are tiny and harmless. Because this happens, there could be ant baits in the unit from time to time. You can also help us avoid roaches specifically by not bringing any paper bags, cardboard boxes, or cardboard box lids inside the condo. This is the #1 way the bugs enter the residence. Costco is notorious for using cardboard box lids to place your purchased items inside for easy carryout / transport. Unfortunately, roaches in Maui absolutely love cardboard boxes, cardboard box lids, and paper sacks. Be aware that roaches lay their eggs inside cardboard and paper sacks.

Also, there is a real good chance you’ll see a gecko in Hawaii either outside, on the lanai, and although not very common they can get in the condo. Don’t be alarmed when you see them. They are quite harmless to us humans. They do eat mosquitos, ants, and a certain bug that starts with the letter R and ends in “oach”. Hawaii legends have it that geckos are good luck, so consider them to be your new Hawaiian friends.

There are no refunds or cancellations from insect, ant/ant bait or animal sightings, bites or stings.

Please do not hang towels or clothing items from any of the lanai railings. Both of these are part of the condo association rules, and security will come by if they are violated and could result in fines.

Drone flying is not allowed on property, and guests flying drones will be responsible for any damage caused by the drone.

QUIET HOURS: Quiet hours are from 10PM until 8AM (7 days a week). Please use typical common courtesy.

Before booking we recommend you consult your local insurance provider about the benefits of travel insurance as non-refundable bookings are non-refundable and cancellation policies are firm.

Release of Liability, Waiver of Claims and Assumption of Risk:

The guest agrees that the Owner/ Property Manager will not be held responsible or accept any liability or issue any refunds for occurrences resulting in loss of occupancy or personal injury caused by circumstances outside its reasonable control. By your reservation with our listings, YOU ARE aware that your stay at the Property involves risks that may result in serious bodily injury and/or death. Some of the risks include, but are not limited to, faults in electrical or plumbing installation, the breakdown of domestic appliances, invasion of pests, pandemic, exceptional weather conditions/ natural disasters, flooding, wildfires, tsunami, earthquakes, drowning, slips, trips, falls, cuts, the acts or omissions of guests or visitors on the Property during your stay, and the condition of the Property or any items or equipment of any kind found in or around the Property. You understand that the description of the risks in this Release of Liability, Waiver of Claims and Assumption of Risk is not complete and that other risks or events that are known or unknown, anticipated or unanticipated may result in serious bodily injury and or/death.

In consideration of being permitted to rent and stay at the Property, you consent and agree on your own behalf and on behalf of your family and guests and on behalf of your children and all minors in your care, custody or control (hereafter also included in “you” or “your/yours”) to assume full responsibility for the risks identified herein and those risks not specifically identified. You agree and consent hereby release from liability and waive any and all claims that you have or may have in the future against the property and its members, principals, agents, officers, employees, and representatives (collectively “Releasees”) as well as the landlord/owner of the Property. Acceptance hereby recorded upon reservation.

All Guests (and any visitors) must also comply with all the Association of Apartment Owners (AOAO) of the Maui Banyan “House Rules” during their stay. These will be available as part of the guest registration process.

Visit travel the Hawaii government website for information regarding any Hawaii Travels Programs. As the rules and laws are ever changing, it is your responsibility to stay informed.

Also, you will be asked to provide a valid phone number and email as part of messaging and booking this condo. Providing the phone number and email is mandatory and required by the complex condo association (post Maui fire) and if not provided can result in fines. If you do not provide a valid phone number and email your reservation is subject to cancellation without a refund.

Any House Rules violation is grounds for immediate termination of the reservation without refund. You'll be removed from the property and be considered trespassing.

Note: State of Hawaii requires the payment of both a TAT (Transient Accommodation Tax) at 14% and GET (General Excise Tax) at 4.712% for a total of 18.712% for every guest booking. Further, guests are responsible for any tax increases. We have added these taxes to the booking.

By booking this condo, you, all guests (and any visitors) are acknowledging and agreeing to comply with the House Rules and Vacation Rental Agreement and every booking requires the primary guest booking will sign a rental agreement which stipulates the above policies and rules and will require the guest to provide a valid email and phone number.
