Tri Level Home with First Floor Open LR/DR/Kitchen & 1/2 Bathroom with large private 6 feet wooden fence with private garden entrance, Second floor with Master Bedroom and Guest Bedroom with each of their own full bathroom, Washer / Drier, Guest Bedroom Custom made Queen Size Wall Bed with Attached Desk & Computer Monitor, Nordicktrack Tredmill, and 3d Floor Small Private Quiet Office with Sit / Stand Mobile Workstation to work in or take out to private wrap around roof deck with sectional sofabed, outdoor movie projector with portable wifi projector, and exercise bike.
Cleaning Notes:
A. Prior to any guest's arrivals - The cleaning team photographs each room after they clean and release the home to welcome guests. Even with the excellent work of our long term cleaning team, you will be staying at the beach so there will always be some ocean dust/sand that comes with the location.
B. Guests Staying 45+ Days or Longer - In an effort to help guests with stays longer than 30 days to maintain a clean home and spend more time enjoying the Alki Beach community, we negotiated a guest monthly cleaning price with the cleaning team of $200 per monthly cleaning and the monthly cleanings will be scheduled for every 30 days of long term stays longer than 45 days upon booking confirmation - starting with the first day of long term guest's 3rd month. All the cleaning fees go directly to the cleaning team so please pay the cleaning team directly via cash or app upon completion of each monthly cleaning. Thank You.
c. Non-Refundable - We have been very fortunate to have some excellent guests at this home, and have a great team getting the home ready for guests - Therefore, be aware that no refunds will be provided for any guest having any issues with the cleanliness of the home, because we know and have photo documentation of the cleaning performed before each guest arrives.
For Guests with Special Needs:
A. Stairs - This is a tri level home so there are stairs to access second and third floors and no elevator.
B. Allergy-sensitive Guests - While the experienced cleaning team does an excellent job in cleaning after guests who bring their small dogs (no cats ever) with them, please be aware that pets have been present at the home.
C. HyperSensitive to Smell - The home is cleaned with what the New York Times and others have voted "Best All Time Cleaner" - Safe for Children, Pets, All Household Surfaces; Natural, hypoallergenic, gluten-free, vegan, biodegradable; Certified Cruelty-Free - Never Tested on Animals; Made in the USA
- Every effort is made to clean the home with natural cleaning supplies but be aware that aside from the usual smells of beach communities that occur naturally - some of the natural cleaning products used by cleaning team will have naturally occurring scents (ie, lavender, chamomile, lemongrass, peppermint, etc).
-The home also has a private fenced garden with trees and parts of trees from our neighbors on the other side of home will cast their branches over some of the roofdeck - So depending on the season, there will be different trees/plants in bloom each with their own smell/leaves.
D. Plant Care - We are fortunate to have a small but beautifully diversified garden on the ground floor that include plants like a japanese maple, bamboo and others (photos/types of plants/trees in home description) - so would appreciate it, if guests can water these live residents of our home and community. Thank you.

Guests have access to all 3 levels of the townhouse and its private roof deck and private fenced garden.

COVID19 WAIVER OF LIABILITY agreed to with Confirmation of Any and All Reservations
1. With my confirmation of a reservation at this home, I agree that I am personally responsible for my, my family and my guests' safety and actions while staying at this home.
I agree to comply at all times with all CDC Cleanliness guidelines in my own personal space and all shared spaces, and follow any other COVID19 cleanliness/social distancing guidelines by City of Seattle, the Homeowners association and the State of Washington. Because of existing CDC, State of Washington, and City of Seattle alerts, I recognize that I am at higher risk of contracting COVID-19. With full awareness and appreciation of the risks involved, I, for myself and on behalf of my family, spouse, estate, heirs, executors, administrators, assigns, and personal representatives, hereby forever release, waive, discharge, and covenant not to sue the home owner, home owner family, hosts, co-hosts, home association, home association board members, officers, agents, cleaning crew, independent contractors, affiliates, employees, successors, and assigns (collectively the “Released Parties”) from any and all liability, claims, demands, actions, and causes of action whatsoever, directly or indirectly arising out of or related to any loss, damage, or injury, including death, that may be sustained by me related to COVID-19 whether caused by the negligence of the Released Parties, any third-party using/visiting the home, or otherwise, while residing in, and participating in any activity while in, on, or around the home and/or while using any other complex facilities, tools, equipment, or materials.
2. I agree to indemnify, defend, and hold harmless the Released Parties from and against any and all costs, expenses, damages, claims, lawsuits, judgments, losses, and/or liabilities (including attorney fees) arising either directly or indirectly from or related to any and all claims made by or against any of the Released Parties due to bodily injury, death, loss of use, monetary loss, or any other injury from or related to my use of the home, facilities, furniture, equipment, or materials, whether caused by the negligence of the Released Parties or otherwise specifically related to COVID-19.
3. By confirming this reservation I acknowledge and represent that I have read the foregoing Waiver of Liability, understand it and sign it voluntarily as my own free act and deed, including without limitation the Release of Liability and Indemnification requirements contained in this document; I am sufficiently informed about the risks involved in using the home to decide whether to sign this document; no oral representation, statements, or inducements, apart from the foregoing written agreement, have been made; I am at least eighteen (18) years of age and fully competent; and I execute this document for full, adequate, and complete consideration fully intending to be bound by the same. I agree that this Wavier of Liability shall be governed by and construed in accordance with State of Washington law, and that if any of the provisions hereof are found to be unenforceable, the remainder shall be enforced as fully as possible and the unenforceable provision(s) shall be deemed modified to the limited extent required to permit enforcement of the Wavier of Liability as a whole. This waiver remains in effect until the United States of America, the CDC, the State of Washington, the city of Seattle, and the Homeowners Association lift all COVID-19 related mandates.
In addition to the COVID19 Release of Liability above, the owners and hosts of the property do not assume liability for the loss, theft, damage or injury (or death) to persons or their personal property.
All Guests agree to indemnify and hold the owners and hosts harmless for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guests’ use and occupancy of the rental property, the content (including, but not limited to roof top deck, garden, appliances, furniture, spa shower, bathtub, all electronics, fireplace, all exercise equipment), the property's parking -Including but not limited to claims for personal injury or property damage/loss.
