The Layout & Living Space
This is a large 1,100 sqft ground-floor apartment designed for the beachfront lifestyle:

Bedroom & Bath: One Master bedroom and one full bathroom with closet space.

Living Area: Large living room featuring a futon for extra guests.

Kitchen & Dining: Full kitchen with a convenient wrap-around counter and a mahogany dining table set in a terra cotta color scheme. An extra bed was just added to sleep more guests, more comfortably.

The Patio: Large Terra Cotta patio with direct beach access through sliding glass doors, leading straight to your personal hammocks and chairs.

World-Class Beach & Snorkeling
The Beach: 25 meters of beautiful, gently sloping white sand and calm waves before the reef begins.

The Reef: You’re on the second-largest reef in the world. Expect to see turtles, mantas, fish, and occasionally even manatees!

Insider Tip: The best snorkeling is just to the left and past the first set of corals. Try a night snorkel if you're experienced—the lobsters come out to play.

Natural Wonders: After heavy rains, look for underwater cenotes pouring fresh water directly into the ocean.

Convenience: Fishing and swimming are 20 steps away, and there are two beachside restaurants within walking distance if you want a break from cooking.

Wildlife & Rooftop Access
The Neighbors: We share the land with monkeys, parrots, toucans, and iguanas. Keep it quiet and stay sharp to actually spot them!

4th-Floor Balcony: All responsible adults are welcome on the top-floor balcony (40 feet high). It’s got incredible views, but it’s not for kids.

The Reality Check (Read Carefully)
This is "basically" luxury camping in a raw, off-grid paradise. We built this to be in the middle of nature, not an in-city resort like Cancun Hotel Zone.

Off-Grid Life: We use small eco-fridges and have Starlink Wifi, but this isn't a climate-controlled million-dollar hotel. No AC, but many Fans and Lovely Breezy doors and windows.

Environment: Expect salt, sand, and wind. The sea air is very corrosive, so we keep the kitchen and rooms stocked with the "basics."

The Vibe: If you’re an easy-going traveler who wants natural beauty over a sterile hotel room, you’ll love it here.

Guest access
You get the entire 1st floor apartment mentioned above and access to all common areas, two terraces, jungles and beaches.

If you need more space, The second floor is also available for rental, being a 2 bedroom, 1 bath with double sleeper futon. There are third and fourth floor beautiful balconies which all responsible adults are welcome to hangout on top (not for kids)- about 40 feet high, Great Views!

Other things to note
THIS IS A VERY UNIQUE PROPERTY.

Eco-dwelling, please be smart with trash, impact, nature, energy and water and all the like. Once they are used up, they are usually depleted until the next day.

All household water is thermal warmed by the sun in the huge black solar tanks on the top of the terrace and can vary from quite-hot in the summer months to sometimes chilly in the latter- really depends on the sun, wind and usage

Try your best to bring as LITTLE PLASTIC to the ocean as possible!! Our Caribbean and our planet are already completely over-run with plastic wastes- DO YOUR PART. We voluntarily walk the beach and remove at least a FULL truck-load of plastic from the beach every month with the changing tides in our local 1 kilometer area we actively support. Our partnership with Oceans Army has dramatically increased our output and results! We love our helpful guests too!

Its 100% off-the grid- not connected to anything but internet ;) so please keep that in mind, we must pay for the water trucks, Trash trucks, propane trucks for cooking, generator gas for storms and trucks pumping septic when there is too much consumption, It can get very costly and is difficult to orchestrate way out here with many of them not available until at very least, the next day. We do not run the generator if the power cuts late in the night, It will come on sure as day, at dawn ;) Normally, everyone is asleep and no one ever notices around these parts, although it has now been 10 months without us running it once!

We have 16 Double sized solar panels and a wind generator, still every extra person is felt in the system- more water, electricity, septic and so-on, so yes, We must charge extra per person/bed.
That being mentioned- We get a lot of Solo, nature travelers, so the price includes 1; after that there is a small extra charge per person, per night to help offset these issues.

The weather changes fast out here on the ocean, 85% of the time its beautiful sunny day with little clouds and a nice westerly trade wind breeze, but sometimes it’s not.
The winds, tides and currents dictate everything out here. Sometimes the beach looks like a lake, smooth and perfect for snorkeling. Sometimes it's more windy and it's better for playing in the waves, boogie boarding and feeling that perfect ocean breeze. Changes daily even!
The winds and currents will occasionally bring in loads of sargasso and floating plastics to our yucatan coastlines during bad seasons when mother nature changes her tides. We have better beach position than most others in this scenario though and have not much sargasso at all for 10 months at time of writing!!

The beach portion in front of the house is normally raked for nearly every reservation, usually on the morning of the second day, as many people get in too late on the first day to even see the beach in the daylight- It would be unfortunate if the beach was “dirty” again when you awoke as it can do during those times.

Note: We can not clean everything mother natures ocean brings in, if it is still currently being brought in by the currents, it will immediately be replaced and is fruitless. If it is a time of heavy waves or seaweed, please take a look around and see how much it affects our entire Caribbean, it is mother nature.

Maid/Cleaning Note-

Hey Y'all so the previous owner was telling us how hard it was to keep the beachfront places really clean up to certain "more-picky" guest's expectations as it's directly on the beach and designed with air-through open style concepts. So we came up with a new Idea, in which you decide what type of cleaning you would prefer based on your ideals and cost.

There is no "maid service" way out here in remote paradise. Any maids which live in Mahahual, live in-city and are full-time employed by the big hotels and are always highly sought after as Mahahual is now Touristy Booming and "good maids" are few and far between and therefore much more expensive too- so much more even than other "more advanced" trades like mechanics, electricians and plumbers!! It's an actual weird problem out here.

He does a good job for not being a maid, but undoubtedly he will miss things if you are scrupulous/ more picky with things being clean, type-person.
This is the cost of being less than 10 meters from the ocean trade winds, fine sand and crashing waves. This house lies between the ocean and the tropical jungle, It will be nice and ready but hopefully your group is the type who understands these locations and if something is very evident, simply ask our guy to come in and clean/fix it- that's what they are there for!
We actually lose money in this transaction when including his pay and the Gas/Laundry expenses.

The laundry is another object out here being off- grid, we must get it done by a professional laundry company in-town, which does a GREAT job, but is also very timely (one week turnover) and expensive (about $10 for a normal reservations worth of laundry).

If you would like the $80, hired-maid option we can pay our guy drive to the next town over "Limones" and pick up an "Actual Maid" and drive her back to the house. She will work the normal 6 hour shift on the house and then he will drive her back to Limones and then back to our house (2.5 hour RT). We do not make money on this either. This is 2.5 hours of driving/gas, the cost of the maid, the cost of our guys time and the cost of the Laundry.

This is your decision 8)

So in a nutshell, please do not reserve the place unless you are a nature lover and easy going, this is nature in its raw and finest. Basically if you can’t enjoy camping, your just not that kind of person- It's doubtful you'd enjoy it anywhere out here, jungle beach off-grid secluded paradise.
It’s truly silly and mind-blowing we have to say a lot of this cautionary stuff about the property when most everyone absolutely loves it, but some expectations are completely different than others and that’s just how life is and vacation rentals go! It’s a very dynamic, unique property so we really try our best to sort out who would and would not like it out here by saying these things.

Neighborhood highlights

Puerto Angel is one of the most coveted, beautiful beaches areas in all of Mahahual and Costa maya. When the conditions are right, it gets a perfect 10; sometimes mother nature chooses otherwise though too!
We have only 6 neighbors within a 30 mile radius and we know them all very well PLUS- We now have 2 bar/restaurants within WALKING distance of our house if you don’t feel like cooking or driving back in town! (one closes at sunset and the further @ 9)

Let me tell you a little but about how I personally found this area and Villa Costa Maya.

I founded a small, automated, online vitamin company right out of college. It was fairly successful and allowed me to travel unhindered in search for a perfect beach and beach house which became my obsession.

We took about 5 years and checked out almost 50 countries to find the best beach within approximately a days travel of Austin, Texas to have a beach house on and have some fun along the way - we finally found the largely unadulterated Costa Maya.

We took 2 years and checked out 52 lots/properties along the 80 mile stretch of coastline to find the best beaches in Costa Maya, it was Puerto angel.

Then we waited 3 years for the right property to become available, only in this small section of desirable, very snorkel friendly beach and we finally found it!
