the hosting family is the friendliest and most helpful you can imagine. We loved the hospitality. The view from the terrace and the garden is stunning. the kitchen is well equipped for cooking for a family stay. three bedrooms and three bathrooms. the terrace is a nice extraroom for a large family. the promenad by the lake is beautiful. we visited Cerveteri, Tarquinia and Civitiavecchia, not far to drive. we loved the wine testing at Cantina Capitani.

I highly recommend this stay - this is a very attractive, spacious, well-located, comfortable apartment just outside the walls (5-minute walk) of the stunningly beautiful village of Tuscania. Dora is an experienced host: the apartment is well equipped and there was cake, biscuits, tea, water, milk and such waiting for us on arrival. We were three friends, and we all agreed that our stay was perfect.

A slice of heaven!!! Book this if you are looking for a relaxing stay with lots of amenities from a great pool to sauna and hot tub (reserve in advance). Absolutely cherry on top of our trip before coming to Rome and can’t wait to come back. Silvia was more than welcoming with clear communication and 10/10 dinner recommendation. Really wonderful time here! Book this!

Cala and Patrizias house is truly a hidden gem. It is an ideal location for a group trip/big family trip, as the spacious house has plenty of bedrooms and bathrooms, lounge groups, dining areas to seat many people, etc. We felt so safe and taken care of, as Patrizia responded quickly to all our questions and needs, and the caretaker Mario helped us with heating and so on upon request. I really hope I can return here some time, the surroundings were just so peaceful and beautiful, as are the house. We had dinner at the local restaurant (about 7-10 minutes walk) in the tiny village the house is located by one evening, which we recommend. A drink at Willy's bar afterwards should be mandatory. We can not recommend hiring chef Samulele (ask Patrizia to send his brochure) enough. He and his souz chef Katia made an amazing Italian dinner with wine-pairing at the villa. He also organized a trip to a local winery for us which was just perfect!

We needed a place with air conditioning and a pool during a bad heat wave and this place delivered! If there was any issue, the owners were very responsive. The pool was perfect, the ac units in the bedroom worked great and the farm setting was lovely. They have sweet cats and dogs, too. Would definitely stay here again!

We had the most incredible time in Giove! Michele was so helpful before our stay, answering all of our many questions, and his parents Ornella and Marco were such wonderful hosts. Marco showed us around his art studio (he is an incredible painter) and Ornella baked us the most delicious cake! They were both friendly and helpful, but also they left us privacy and space to relax. We have to also mention the cats, who we were very sad to say goodbye to! We were 4 girls looking for a relaxing escape from London and we were so pleased we chose to stay here. We decided on the upper apartment which had the most incredible views of the area and was just a stones throw from the swimming pool. The views were incredible, the local town was beautiful and we can't recommend the place enough for a relaxing, Italian stay in the country.

A beautiful house in the outskirts of Rome in absolute calm on private land; you can reach an excellent piazza Cavour parking in the immediate vicinity of the historic center in 30 minutes, and there is also public transport accessible nearby . The house is spacious , and the view of Rome is breathtaking . To be absolutely perfect, we just missed the internet (broken due to bad weather), and the description would also benefit from being more accurate (a single room with double beds and not two as the photos suggest, and the heating to be paid in addition while not clearly shown on the French translation of the listing ). Claudia was very accommodating and offered us the heating costs in compensation for internet concerns... and she was always very responsive!

We spent a week around New Year's in Nicoletta's Villa and absolutely loved it here!! The place is great, has amazing views over the lake and is very tranquil. It's close enough to Rome for a day trip and far enough to enjoy some peace and quiet after a long day in the city. In summary: We left completely relaxed and happy and would love to return if we're ever in the area again.

There are no words to describe the beauty of the place! It's literally in a forest, in a fairytale setting. The chalet is well equipped and clean. The living room, large and comfortable, has a huge smart TV. The patio is absolutely magical: very comfortable, you could only stay for hours to listen to the sounds of nature, trees, birds. The garden is huge and well-kept. An aesthetic attention with many small corners of relaxation. You can even walk completely inside the woods. Being the end of October, we obviously didn't enjoy the pool, but its area made us dream of coolness and summer relaxation and we can't wait to go back in the summer. It is worth noting that the immense garden is completely fenced, an aspect of no small amount for those who, like us, stayed accompanied by our beloved dogs. The street isn't hard at all. But above all, Tiziana's kindness: no price!!!

We absolutely loved staying at this villa, we had such amazing holidays with our family of 5. The surroundings are beautiful, the house is great and so comfortable. Alcide who cleaned the pool for us every morning was so friendly and helpful, and Gio (the host) was always available for any questions or recommendations. We will be surely coming back every year! Dream place!

Dream come true! The Abbey San Giusto has been beautifully restored. I'm so happy we decided to use our last two days in Italy here. Thanks to Ippolita & Simone's dedication and hard work I got to live out my fantasies of exploring and staying in a medieval castle! Everything here is AMAZING! Oh and this hidden secret isn't in the listing, all bookings come with your own dedicated assistants in the feline form. These dedicated professionals are at your beck & call for snuggles, pets and as your experienced tour guides around the Abbey. They are obviously masters of their trade and very professional. I saw at least 4 assistants, two of which will stay right by your door for your convenience so you don't need to track them down. The gray stripped guy likes to get "handsy" so watch him! And don't skimp on the donkeys & black pups either! Their snuggles and professional belly rubs riveled the Feline Assistant's dedication. Too close to call which is better so just do them all 😁

First of all thank you to Alessandro and his dad for the welcome, the apartment was great, spacious and at 4 it was perfect everyone had their space. Communication with Alessandro was great. He sent me plenty of things to do around to experience this area that I loved. Anyway, I recommend it 100% if you're in the area. Vincent

We stayed at the Casale delle Lucciole on New Year's Eve in three families with children. The farmhouse is very nice and surrounded by greenery, with a large garden and furnished with taste and care and with great attention to detail. The house is equipped with everything you need and the kitchen is well stocked with mostly new utensils. The owner Marco was very helpful with us from the beginning and also suggested where to buy meat nearby. More than a positive experience!

We found Andrea’s villa a very welcoming family home. It really did feel like home from home. It was a wonderful place where we could relax as a family - whether it was reading a book, playing pool, table tennis, or chilling by the swimming pool. The salt water was new to us but we loved it and the depth of the pool was great for diving and jumping as well as swimming - the photos don’t do the pool justice. The pool area is beautifully situated on the property and at different times throughout the day parts are shaded which makes for comfortable swimming. Having the caretaker nearby was very reassuring. We rarely saw him, but he would be available if needed. We did a day trip to Rome and drove to Fidene ( parking was easy and free) and then caught the train into Roma Termini - 1 Euro per person - amazing value. Andrea was very easy to communicate with and we had a lovely stay there at the end of our holiday.

Simona was a great host and lovely house only thing I would note is that you do require a car to be able to get around to any local areas.

It was a beautiful stay, Monica's house is beautiful, beyond all expectations. Clean, tidy, large, exactly matching the photographs...even better!! We stayed with two families of 4 people each. The generous size of the house has allowed us to live our vacation together, but with everyone their own spaces. Each of the 4 bedrooms present is air-conditioned and each has a private bathroom. There is also a bathroom that serves the living area, a large living room with an open kitchen brightened our dinners and lunches. The outdoor space is super! Fabulous pool, always clean ! Monica was very kind, helpful and provided us with valuable directions for our tours both in Rome and in the surroundings. He recommended places to go and restaurants to eat. Everything is perfect! We will consider it in the future for new trips. Vote : 10 and Praise!

How we enjoyed this amazing spot. We had the house for two The pool was fantastic and nice to come home to after a day of visiting nice cities in the area (such as Narni, Spoleto, Viterbo, Todi, Bagnoregio). Aleida was super quick and thoughtful. An additional advantage in this lovely house that is super quietly located is the giant closet full of Dutch books. Not to mention the nice breakfast/coffee place next to the kitchen. We enjoyed every second.

The road to the house is not paved and pretty bumpy but once you get to the house it is a pleasure to be there. The house has everything and has a great view of the valley below it. It has a pool on a lower level and below that a small field for soccer or volleyball. A lot of stairs both inside and outside. The surrounding area is interesting as it is an archeologists dream with Roman ruins within walking distance everywhere.

We had the most wonderful stay in Mirko’s amazing house. We were a family of 16 and the accommodation was ideal. Beautiful outdoor space with an excellent pool. We made use of the different outdoor areas and there was plenty of space to cook and eat outdoors. There were sun loungers for everyone and the surroundings were beautiful. Mirko was one of the best air bnb hosts we have ever had, great communication and recommendations and he came to clean the pool every day. The local town of Vitorchiano was beautiful with some excellent restaurants. It was difficult to walk though due to the large hill and no pavements. I would most definitely recommend this home for a large family stay. Everyone could have their own space but spend time together as a family. The beds were comfy and watching the sunrise on a morning was particularly special.

My family stayed at Kate’s place for a week. It was 6 of us, 4 adults and 2 kids. We really enjoyed our time in Formello. There is plenty to do like visiting the neighbouring villages, the lake, walking in the nature park (entry just few meters from the property), relaxing by the pool and of course visiting Rome (cheap and easy access by public transport). Property itself is really nice, quite private with beautiful views. We stayed during the heat wave, the main living area is air conditioned and can stay cool, however some of the rooms (top ones) can get quite warm. Communication with Kate was great, we got amazing, detailed recommendations, which made it some much easier to plan our stay. A place definitely worth a visit ☺️
