The location initially gives you a jolt being in a very down to earth location but which is a 350 yo community close knit friendly clean and bustling around the concepion church and beautiful statue. Once you get to PK’s place you realize what a marvelous piece of heaven he has carved out here and true to his creative spirit designed and maintained it beautifully. I was with friends traveling from around the world who lived and enjoyed the best of the best places and PK’s place with its gorgeous views literally on the water makes for phenomenal coffees and breakfasts ( Grab makes it so easy ) and outstanding sunsets and gorgeous evening lights and parties . Loved the place and really enjoyed our stay Thanks PK for being so responsive and thoughtful in all the little details you provided at check in

Pitch’s place was an amazing stay. The house is pretty average and the overall condition wasnt perfect. There were some noise issues from the constant vehicles and broken drain on the main road. But the place was very comfortable and homey. it was large and comfortable and have everything we needed, including extra towels and any other ammenities. Pitch was ALWAYs available whenever i tried to contact him was very accommodating. Would definitely come back to stay here if i decide to stay in sukhumvit again. (ps the traffic is a nightmare to get to the main roads, so that might be the only main issue) But overall for me, i loved the stay and the host’s friendly and helpful nature.

It might take a day to get used to, but overall this is an absolutely amazing place to stay. One of the last traditional villages left in Bangkok, I would suggest staying here to get a real feel of the local life. I had a great time just sitting on the balcony and watching the boats go by. The neighbors were also very kind, even bringing me my helmet one day when it started to rain. There are some locals shops nearby (10 second walk) to get your basics like toothpaste, snacks, beer, but also a 711 around the corner (3 minute walk) if you need more stuff. Overall, I had some great sleeps there, but expect to hear some boats passing in the morning. I slept through it though.

Nam is really a very nice host. The stay is beautiful. You can chill out in the front yard and its very peaceful.

Lita was a fantastic host. She was great at accommodating our needs and was very responsive. The home was exactly as described. Lovely home and our family had a great stay. There is plenty of room for our dogs to run around the house and also go for walks outside in the courtyard. Definitely would stay again and highly recommend.

Piyamas is a very kind host! Respond very quickly . Her brother is a very nice person too. The neighbor community is very quite and have swimming pool, market close around. Definitely suggest stay again! She can meet you any inquiry you want during your stay. Definitely recommend your stay!

This is the most comfortable home I've stayed in during my time in Thailand. It has everything you need for a cozy and convenient stay. The host's attention and responsiveness also left an exceptionally positive impression 🙌

Great place to stay felt like we were not in the city even though we’re right in the center and close to the airport

This is a great place to be - it is a peaceful place with essential amenities, and a balcony with a great view to relax & enjoy the cool breeze, especially in the mornings. There are lots of shopping places (malls, convenience stores, restaurants, street food, massage, etc.) right next door. Mega Bangna, a very big shopping mall & BTS station (Sukhumvit line) are about 10 mins drive. We mostly used Grab to move around and found it efficient. The swimming pool in the building and the rooftop Pororo Aqua park (just a few minutes walk away) was a big hit with our granddaughter (4 yrs). We found it very convenient to travel to places such as the safari, amusement park, Bang Saen beach without having to navigate the crazy inner city traffic. We highly appreciated the host receiving us with Bhutanese cuisine (in Bangkok!) - that was a very kind gesture & a pleasant surprise! This is a great place for a small family on vacation.

I really loved this place, everything was close by.

Ed and Joyce were very responsive and flexible. When the hot water in one of Tha bathrooms did not work, Joyce turned up promptly and attempted to fix. They also had a nice basket of fresh fruits for us, which we enjoyed.

We can’t say enough good things about Ern and this property! Ern was incredibly respectful, friendly and super helpful and responsive. The location was perfect with plenty of great shopping and dinning options around. The room was well decorated as per the listing and it was honestly a cosy home away from home! Basically it’s a big house in almost the mid of the city centre, a few mins away from light rail station. The house is big enough to make you feel home, two bedrooms and a large living room, definitely a place worthy of staying

My friends stayed for 4 nights and they really loved the place and the location. check in was easy. the place is clean, spacious and very comfortable. close to Chatuchak weekend market and lots of food stalls and convenience store nearby. We'll definitely book this again if we come back to Bangkok.

Host was very responsive, attentive and went beyond to insure our comfortability. The location was wonderful, definitely within walking distance of avenues and events which we didn't use taxi services. 7 eleven is located literally right up the street within 1-2 minutes of walk. If you ask I would definitely book again for future visits. It's an older building but very pleasing and antiquity.

Well the host Ningnong is very responsive.. Cosy place, neighbourhood was quite and peaceful. Accessibility is good. Just felt like home. About the pricing I think it's quite good considering the rooms and capacity, we were 13 friends. So I'd say its just the rigjt price. Not expensive not cheap just right. The big TV screen in the living room was satisfying 😁 Will visit again for sure!

I recently had the pleasure of staying at Villa Baan Pupaan, and it was an absolutely delightful experience! From the moment we arrived, the garden, pool and gym and villa itself took our breath away. Nestled in a picturesque garden, this villa offers a perfect blend of luxury and comfort. The villa itself is beautifully designed, with customized artwork throughout and spacious rooms that are both stylish and cozy. The open-plan living area is perfect for gathering with family and friends, and the fully equipped kitchen, BBQ and wonderfully stocked larder and pantry was a great touch. We especially loved the outdoor terrace, where we enjoyed our morning coffee while soaking in the sun. The amenities were top-notch. The location is 1min away from a 7/11 and lotus. The host was welcoming and attentive. The villa exceeded our expectations. It’s the perfect place for a relaxing holiday, and I can't wait to return! Highly recommended for anyone looking for a memorable getaway.

Cotton House was perfect for our extended family to stay for a family wedding. Having 4 bathrooms ( 2 had showers) helped our group. The location was fantastic. The rooms were spacious and clean. Communication was fantastic. Highly recommended for a large group. A very quiet neighbourhood close to some great restaurants- try Chan Chao and lots of massage places.
