The location initially gives you a jolt being in a very down to earth location but which is a 350 yo community close knit friendly clean and bustling around the concepion church and beautiful statue. Once you get to PK’s place you realize what a marvelous piece of heaven he has carved out here and true to his creative spirit designed and maintained it beautifully. I was with friends traveling from around the world who lived and enjoyed the best of the best places and PK’s place with its gorgeous views literally on the water makes for phenomenal coffees and breakfasts ( Grab makes it so easy ) and outstanding sunsets and gorgeous evening lights and parties . Great place to stay especially if you have a group. It appears that the property is also used as a hostel , but if you rent the complete property, it is only your group. There is plenty of space and restrooms for everyone. The place is very clean and convenient. There are some restaurants and 7-Eleven stores within walking distance. Would definitely stay here again.

It might take a day to get used to, but overall this is an absolutely amazing place to stay. One of the last traditional villages left in Bangkok, I would suggest staying here to get a real feel of the local life. I had a great time just sitting on the balcony and watching the boats go by. The neighbors were also very kind, even bringing me my helmet one day when it started to rain. There are some locals shops nearby (10 second walk) to get your basics like toothpaste, snacks, beer, but also a 711 around the corner (3 minute walk) if you need more stuff. Overall, I had some great sleeps there, but expect to hear some boats passing in the morning. I slept through it though.

Lita was a fantastic host. She was great at accommodating our needs and was very responsive. The home was exactly as described. Lovely home and our family had a great stay. There is plenty of room for our dogs to run around the house and also go for walks outside in the courtyard. Definitely would stay again and highly recommend.

Piyamas is a very kind host! Respond very quickly . Her brother is a very nice person too. The neighbor community is very quite and have swimming pool, market close around. Definitely suggest stay again! She can meet you any inquiry you want during your stay. Definitely recommend your stay!

We had a wonderful stay. The accommodation is lovingly furnished and offers everything you need for a relaxing time. Check-in was simple and straightforward, so we could arrive and enjoy directly. The location is also great, with a quick connection to the sky train, the area can be easily explored. Shopping such as Lotus is also nearby. The value for money was absolutely right for us. Overall a great place with a feel-good factor, we will be happy to come back.

This is a great place to be - it is a peaceful place with essential amenities, and a balcony with a great view to relax & enjoy the cool breeze, especially in the mornings. There are lots of shopping places (malls, convenience stores, restaurants, street food, massage, etc.) right next door. Mega Bangna, a very big shopping mall & BTS station (Sukhumvit line) are about 10 mins drive. We mostly used Grab to move around and found it efficient. The swimming pool in the building and the rooftop Pororo Aqua park (just a few minutes walk away) was a big hit with our granddaughter (4 yrs). We found it very convenient to travel to places such as the safari, amusement park, Bang Saen beach without having to navigate the crazy inner city traffic. We highly appreciated the host receiving us with Bhutanese cuisine (in Bangkok!) - that was a very kind gesture & a pleasant surprise! This is a great place for a small family on vacation.

It's a nice place to stay in Bangkok, the building is Airbnb friendly (which is uncommon in BKK), the apartment is nice, but it had an annoying sound of the water pump, I was offered to move to a different apartment, the problem is only on the 8th floor, I guess. Overall, great experience, can recommend.

The Host: fantastic communicator! Responsive, accommodating, and empathetic to our all of needs from the moment we booked till post check-out. The Listing: beautiful skyline views! Clean interiors, great AC, warm water, and had everything we needed for a long term stay. The building staff were extremely kind and generous. The Location: everything you need within 2 km walking distance. If you don’t want to walk, the building mgmt also provided shuttle services to BTS Thong Lo & Ekkamai.

Ed and Joyce were very responsive and flexible. When the hot water in one of Tha bathrooms did not work, Joyce turned up promptly and attempted to fix. They also had a nice basket of fresh fruits for us, which we enjoyed.

The location was perfect with plenty of great shopping and dinning options around. The room was well decorated as per the listing and it was honestly a cosy home away from home! Very friendly hosts and agreeable to our early check in, rushed cleaning to allow us to stay. Very worth for the price. Amenities wise had games like connect 4 and poker cards! TV also had pre signed in youtube and netflix accounts👍

My friends stayed for 4 nights and they really loved the place and the location. check in was easy. the place is clean, spacious and very comfortable. close to Chatuchak weekend market and lots of food stalls and convenience store nearby. We'll definitely book this again if we come back to Bangkok.

Host was very responsive, attentive and went beyond to insure our comfortability. The location was wonderful, definitely within walking distance of avenues and events which we didn't use taxi services. 7 eleven is located literally right up the street within 1-2 minutes of walk. If you ask I would definitely book again for future visits. It's an older building but very pleasing and antiquity.

Very good communication, the team is very kind, stayed for 2 more nights, it really feels like home. 7 minutes walk to 7-11 and some local snacks. Although there are not as many restaurants as in the downtown area, but 7 minutes walk is acceptable, and you can discuss any ideas with the team in the middle of the trip. A perfect experience that deserves more than 5 stars! My family had an incredibly happy time during this trip. It was a special family trip to celebrate my mother-in-law's 70th birthday, and thanks to Nabil and Chang, it became even more memorable. The accommodation was spotless and very comfortable. My family enjoyed every moment at the swimming pool. The hosts thoughtfully prepared everything we needed for a barbecue, allowing us to cook and share meals together, creating warm and lasting memories. The welcome chocolates and letter were especially heartwarming after our late-night arrival, and we truly appreciated the thoughtful gesture. What stood out the most was the hosts' exceptional support. Every time we needed assistance, they responded promptly, making our stay completely hassle-free. One memorable moment was when Nabil brought over their dog for a short visit—our kids absolutely loved it! The presence of the dog brought so much joy and added an extra warmth to our stay.
