You will stay in a characteristic old building on a slight hill in the noble Graz villa district "Ruckerlberg". You can walk to the old town in just 15 minutes, by bus and/or tram in just 10 minutes.
Your apartment is 63 m2 and has two bedrooms (1st room: double bed, sofa bed; 2nd Room: 1 bunk bed, 1 single bed), a kitchen, an anteroom and a bathroom with shower and toilet. The apartment is particularly family-friendly with its extras for children.
The space
Old building gem for families: Here you will find more than just a place to stay – a home full of charm and attention to detail. The interior design combines an old-school atmosphere with family-friendly comfort. While the bathroom and bedroom (access via the directly adjacent bathroom) offer absolute peace and quiet on the private garden side, you will wake up in the large living/sleeping room with panoramic views of the picturesque old town.

Guest access
Your completely independent apartment can be reached via a separate entrance in the stairwell. Particularly practical – an additional toilet for shared use in the stairwell protects the sleep of the little ones. The in-house courtyard with sitting and dining area will become your extended outdoor living room. Breakfast in the open air in the morning, watching the children play in the afternoon – pure holiday happiness with maximum flexibility!

Tourist tax – briefly explained:
The city of Graz requires all visitors to Graz to pay an overnight stay tax of EUR 2.50 per person per night (15 years and above). Please note: It is not EUR 2.50 per person for the entire stay, but for each person over 15 years of age and for each individual night extra. This amount cannot (yet) be collected via Airbnb for bookings in Graz and is therefore not included in your travel price. The money goes directly to the city of Graz – neither Airbnb nor your host receives any of it. Please leave the total amount for your stay in cash in the info corner, and I will forward it to the city of Graz for you. If it gets lost in the hustle and bustle of the vacation, it will be charged later via your Airbnb account. Full transparency regarding value for money: The Airbnb platform automatically adjusts prices to demand and the booking situation in Graz and the surrounding area – I have no influence on this. My base price is based on the operating costs for the accommodation and on the time I spend on preparation and follow-up. NEW AS OF 07/2026: NO MORE (DISPLAYED) AIRBNB SERVICE FEES FOR GUESTS
Airbnb has changed its service fee policy and aligned it with those of other booking platforms. For you as a guest, this is initially positive because you will no longer be charged any extra fees by Airbnb. However, for bookings from July 2026, all service fees will now be passed on to the hosts, who will have to charge correspondingly higher nightly rates in order to continue to exist and offer you the service you are used to. These higher prices for guests now have a negative impact on booking rates and value-for-money ratings, as guests (might) think that Hosts are paid 100 percent of the (higher) booking price. This is not the case! In addition to all operating and energy costs that hosts bear for the property, hosts now have to pay 15.5 percent of the amount you pay directly to Airbnb. Therefore, when rating the subcategory "Value for the price," please note that 15.5% of the nightly rate you pay does not go to me as the host, but is paid directly to Airbnb.

Check-in time & flexible check-in/check-out:
Access to the property is possible at any time and completely independently from your check-in time (3 PM). The accommodation has its own entrance.
Arriving earlier or departing later? This is possible, and free of charge, as long as no other guests are checking in or out on the same day! Unlike in a hotel, as the host, I personally prepare your accommodation and lovingly set it up for the next guests after your departure. This takes time, which is why there are check-in/out times. They are based on experience and help me to provide you with a perfectly prepared place to stay every time. Thank you for your understanding and appreciation!

Parking made easy:
Free parking right at the property! You can find all the details in your check-in instructions, which you will receive via Airbnb 24–48 hours before arrival. Also convenient: You can park for free on the street in front of the property from 8 pm to 9 am and on Saturdays from 1 pm to Monday 9 am. A relaxed arrival is guaranteed!

Freshness and cleanliness:
Your place to stay is your home in a foreign city. Unlike a hotel, an Airbnb accommodation therefore does not provide cleaning during your stay. For longer stays, you will receive fresh bed linens and towels once a week – you can simply hand in the used linens. Cleaning utensils and a vacuum cleaner are available for daily tidying.
