Set on 5 acres, this spacious retreat offers contemporary design, privacy, and direct access to the river, famous for trout fishing.

Relax by the water, then return to a cozy fireplace, and light-filled living spaces with incredible views towards the Snowy Mountains.

Cook in a fully equipped kitchen, or unwind in stylish bedrooms designed for comfort and rest.

The space
The large house has 4 bedrooms (2x queen, 2x double, and 1x single) and can comfortably sleep 9 people. Perched on the side of a hill above the river, most of the rooms boast stunning views over the Tumut Plains Valley.

To ensure you are comfortable in our home, we kindly remind guests that this is a smoke and pet free property.

Guest access
Guests have exclusive use of the entire home, gardens, and private river frontage. The property includes ample parking, an indoor fireplace, outdoor seating areas, and direct access to the Tumut River for swimming, fishing, and picnics.

The 5 acre property consists of two dwellings, with a separate granny-flat adjacent to your big house. The granny-flat section of the property (about 70 meters away separated by garden) is off-limits to guests.

Other things to note
Children (and adults) should be supervised at all times near the river. It is deep and fast-flowing, and can have dangerous currents during certain times of the year.

The property is rural, so you may occasionally hear or see wildlife, including snakes.

It is your responsibility to observe local fire restrictions during bush fire season. Open flames, sparks, or embers from the pizza oven pose a significant risk, especially on hot days or when the paddock grass is dry. Fines in excess of $10,000 can apply for causing a fire.

Seasonal highlights include the incredible autumn colours of the Tumut Valley (famous for the "festival of the falling leaf"), summer swimming, and cozy winter nights by the fire.

Tumut township is only a 5 minute drive away. It's a beautiful little country town in the picturesque Snowy Valley's, with coffee shops, country pubs, cafés, and all the essentials.

Dogs or pets are not permitted.
