Welcome to Ursus Slumber! Enjoy beautiful, long range unobstructed mountain views in all seasons from this unique mountain home, nestled into scenic Shenandoah Valley. You’ll find yourself in relaxation heaven, with myriad opportunities to unwind – HOT TUB, oversized deck, patio with a cozy swing, chiminea fire pit, second patio with a bar table overlooking stunning views of mountains and a valley, restful and inviting environment inside the home. The space
Located in the heart of Shenandoah Valley, this three bedroom two bath cottage has everything you need for one of a kind getaway. As you approach Ursus Slumbers, you’ll be immediately struck by the breathtaking view. Surrounded by the sounds of nature, complete with outdoor hot-tub experience, and a mountain-life must-have: a stunning views of the mountains and a valley, Ursus Slumber is a place you won’t ever want to leave.
Inside, you’ll find a newly remodeled and updated living space. A fusion of modern and rustic decor and artwork lends extra warmth to the place. Enter the spacious living room and take in the tasteful décor that echoes the gorgeous natural setting.
Relax by the wood-burning fireplace with supplied firewood. Enjoy Netflix in the 42” living-room TV or just luxuriate in panoramic views of stunning scenery through the large picture windows and sliding-glass doors to the deck.
Prepare your meals in the fully equipped kitchen – or on the deck’s propane grill – and dine in the cozy eat-in kitchen dining area.
When you’re ready for the ultimate relaxation experience, head outside and choose from several cozy and tranquil lounging zones – all offering stunning mountain views. Soak in the 4-person hot tub or sip wine or cocktails and have snacks or dessert at the wood-slab bar table enjoying the scenic view of the valley and mountains. Settle into the wooden swing with a cup of hot coco on the elevated patio. Stretch out on Adirondack chairs around the chiminea fire pit. Enjoy the expansive deck overlooking the valley for some late night stories amongst the stars.

Please be advised you are considering a mountain property. Approximately last 0.7 miles to the cabin is a one-way road. This is typical for most mountain houses. If you are coming down the mountain you have the right of way and the person going up would back down. This road is gravel, narrow and steep, and can get bumpy and rough in some areas. It is the typical road one would expect when going to a non-commercialized cabin, but some people may not be familiar with this type of road! Drive Slowly! Our cleaning crew, hot tub and house maintenance, and even heavy duty trucks had no problems coming in and out. However, if you feel uncomfortable driving this type of roads, PLEASE DO NOT BOOK THIS CABIN!

We suggest arriving to the cabin before dusk!!!

The house is located on top of a mountain, so watch the weather forecast.

A four-wheel drive (4WD) or all-wheel drive (AWD) vehicle is REQUIRED. You will not be able to get to the cabin on 2WD car in inclement weather, especially during winter months! Please take this warning seriously for those months. We do not offer refunds or cancellations due to weather or natural disasters, so make sure you're okay with this before you book. We suggest purchasing travel insurance!

LINENS/TOWELS: we provide all linens and towels to make sure you have a comfortable stay.

Ursus Slumber is only ~ 14 miles away from Bryce Ski and Golf Resort, 10 miles from Orkney Springs, VA and the Shenandoah Valley Music Festival, JMU ~ 20 miles, Tomahawk Pond ~ 7 miles (this is a stocked pond in the George Washington National Forest with largemouth bass, bluegill, channel catfish, rainbow trout, and grass carp fishing), New Market Battlefield Military Museum ~ 15 miles, Shenvalee Golf Resort ~ 15 miles, Harrisonburg VA ~ 20 miles, Massanutten Resort ~ 35 miles, Shenandoah Park and Skyline Drive ~ 38 miles, Shenandoah Caverns ~ 20 miles, Luray Caverns ~ 28 miles, Shenandoah River Adventures (tubing, canoeing, kayaking) ~ 30 miles, Third Hill Winery ~ 17 miles mi, Old Hill Cider ~ 7 miles, and much more. There is also hiking everywhere!

IMPORTANT:
This is a cabin in the woods; that means lots of bugs may be present, especially in warmer weather. You might even see a bear. Please keep in mind this home is a cabin and not a hotel suite in the city. Even if you are very careful, some bugs will find their way into the house. The best way to minimize the number of bugs inside is to keep all doors closed at all times. You must also carefully clean up the kitchen every night and securely package up all food to keep out bugs. DO NOT LEAVE ANY FOOD OR TRASH OUTSIDE; DOING SO WILL ATTRACT WILD ANIMALS

WIFI / CELL SERVICE:
Wi-Fi is available. It is offered through a satellite dish, not cable. It has a good speed for usual internet activities, like emailing, browsing, social media, and even streaming (might be limited to the amount of devices used at the same time). Please keep in mind, its a satellite internet, not cable high speed internet, we can not guarantee the speed and reliability. Internet and Cell signal can get interrupted by the weather conditions.
Cell phone service can be spotty in the mountains, and we do not guarantee you will get a signal at the cabin. Your experience will depend on your cell phone service provider, as is the case throughout all of the mountains. Verizon and T-mobile gets the strongest signal and usually works pretty well, AT&T has no signal at all. With available Wi-Fi you can all the things are used to doing on your phone including texting and Facetime. In the event of an emergency, due to federal regulations you can call 911 from any cell phone anywhere and it will connect you to the closest tower!

During months of November - April, a four-wheel drive (4WD) or all-wheel drive (AWD) vehicle is REQUIRED. While plenty of dry days occur during those months where a regular vehicle would be fine, you cannot predict those in advance. You will not be able to get to the cabin on 2WD car in inclement weather during winter months! Please take this warning seriously for those months. The rest of the year, regular 2WD vehicles are fine. We do not offer refunds or cancellations due to weather or natural disasters, so make sure you're okay with this before you book. We suggest purchasing travel insurance!

AGE 25 OR OLDER TO BOOK:
The guest booking the property must be 25 years of age or older. We reserve the right to request a photo or scan of a government-issued photo ID. The guest who books must stay at the property; you may not book for others if you do not intend to stay at the property.

NUMBER OF GUESTS:
Only the specific guests noted in the booking are allowed on the premisses. A violation of this rule will result of immediate removal of all guests (and any visitors) from the property without a refund. It is important to have the correct number of guests in the reservation, so please update accordingly if the number changes after you first book. The cabin comfortably sleeps 6, and the number of guests is strictly limited to 6. Sleeping 6 people will require 2 people in each queen bed, 1 person on a day bed, 1 person on the twin trundle.

NO PARTIES OR EVENTS, NO OUTSIDE VISITORS, NO OVERNIGHT GUESTS

NO PETS:
Pets are NOT allowed in or around the property. If a pet is found to have been in the property a deep cleaning fee of $500 will be charged plus any material damage by pet(s) to the Rental Property will be the responsibility of the Guest and shall be paid immediately upon notification by property owners. Guests will be required to depart immediately with no refunds given.

NO ILLEGAL SUBSTANCES AND ACTIVITIES:
Illegal substances are strictly prohibited and grounds for immediate eviction from the property. Guests agree that any drug use on the property or any use of the Property in any unlawful purpose or violation of any law or ordinance on or about the Property will immediately terminate the occupancy and be grounds for immediate eviction from the Property. Guests shall be liable for any and all costs incurred by Host and the refund will not be provided for the remaining balance of the stay.

QUIET HOURS START AT 10 PM:
We are located in a very quiet neighborhood and sound travels very easily. Please respect our neighbors! No laud outdoor activities after 10pm.
Our property's quiet hours of 10 pm to 6 am are required by county ordinance and enforced by local police. If the police respond to a noise complaint, every individual on the property may face a misdemeanor criminal charge and be subject to a fine by the county of $250. Failure to abide by the county noise ordinance will result in the immediate termination of the stay without refund. Absolutely no parties allowed.

SMOKING:
Smoking/vapping/hookah is never allowed inside and anywhere outside the house. A $200.00/day penalty will be incurred if any sign or smell of smoke is encountered after the guest checks out.

AIR CONDITIONING / HEATING:
The house has a split heating and cooling system installed. There three inside units (living room, master bedroom, and second bedroom). Each unit operates through individual remote.
ALL UNITS MUST BE IN EITHER COOLING OR HEATING MODE AT THE SAME TIME, OR OFF. So, if the living room unit is set to cooling mode, one or both bedroom units MUST BE in cooling mode as well or OFF, they CAN NOT be in heating mode. And vise versa. Otherwise it will damage the outside compressor unit.
Each bedroom as well as bathrooms has an additional heating wall unit that can be turned on if needed.

NO FIREWORKS:
Fireworks are strictly prohibited on the grounds and in the event of fireworks being use, you will be required to vacate the property without a refund and will be fined accordingly.

ADDITIONAL CLEANING IS AN EXTRA CHARGE:
At sole discretion of the host, an additional cleaning fee of $70.00 if additional clean up is required that goes above the standard cleaning.

GUEST AGREES TO PAY FOR DAMAGES EXCEEDING DEPOSIT:
Any damage made to property or furnishings which exceeds the deposit amount will be billed to the guest and will be reported to Airbnb.

CHECK OUT ON-TIME:
If guest decides not to follow our Airbnb house rules, and which triggers a refund/ discount to the next guest, you will be responsible for any loss of income by the host.

TRASH:
Large trash bin located by the firewood station along the driveway. All trash must be bagged in appropriate (13 gallon bags or larger) trash bags. No small bags, pet bags, or grocery bags used. Please make sure you securely close the bin each time after you drop off a trash bag, so wild animals can't get in. Do not overload the trash bin. If you have more trash bags than bin can hold, please take the remaining bags with you upon departure. Absolutely no trash to be left anywhere outside other than in the trash bin. Our cleaning crew will remove the trash once cleaning the house after your departure.

WATER AND SEPTIC:
The property use private wells and septic systems. The mineral content in the water may be high and the well water may have an odor and/or color. The septic system is effective under normal conditions; however, it will clog if improper material is flushed. DO NOT FLUSH anything other than toilet paper. Feminine hygiene products may not be flushed at anytime. If it is found that improper products have been flushed causing a clog in the septic system, Guest will be responsible for repair charges.

SECURITY CAMERAS:
There are two security cameras on the property that remain on and recording at all times: one is a Nest doorbell camera located by the front door, and the other is on the side of the house, covering the driveway and parking area. This is for the security of our guests and property, and to help us verify the number of guests on site. Any tampering with the cameras is a violation of the guests occupancy agreement and will result in immediate cancelation of your stay with no refund.

WAIVER OR LIABILITY FOR USE OF HOT TUB:
The guests agree to use extreme caution and care in the hot tub on the premises and to pay any and all repair charges for damage to the hot tub and/or property caused by the guests.
Guests further agree that everyone using a hot tub will shower and clean feet upon use of hot tub. Furthermore, agreement is made that NO oils, bubble bath, soaps, other liquids, or any other harmful materials will be used in the hot tub. No glass products whatsoever are allowed in or around the hot tub. If any items such as soaps, bath products, food, alcohol, etc. are found in the tub, the guest will be charged a cleaning fee of $200.
Damage to a hot tub cover will result in a $600 charge. Cover should remain on the hot tub at all times when not in use. Guest agrees that there will be no horseplay in the hot tub as well as not to sit on, jump on, or misuse the hot tub cover in any manner.
Guests acknowledge and accept the risks inherent by the use of the hot tub. Guests voluntarily assume the risk of injury, accident, death, personal injury or property damage which may arise from the use of the hot tub. By using the hot tub guests agree to follow all house rules associated with it and release the Host/property owner from any and all claims, liability or loses whatsoever arising out of or in any way associated with the guests use of the hot tub, including but not limited to death, personal injury, or property damage, regardless of whether injuries are caused by negligence.

BOOKING MINIMUM:
3 night minimum to book all holidays, 2 night minimum for all non-holiday dates.

CANCELATION POLICY:
Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that. Please consider purchasing a travel insurance in case of unforeseen circumstances, unexpected events and weather conditions.

*In the event a reservation is canceled, any portion of the payment retained pursuant to the applicable cancellation policy shall be deemed non-refundable. Such retained amounts shall not be applied as a credit, in whole or in part, toward any future reservation, whether for the same dates, alternate dates, or at any other property owned or managed by Owner. No transfer, rollover, or substitution of forfeited payments is permitted.
Once a reservation is canceled, it cannot be reinstated or reversed. If Guest later decides to proceed with the same or alternate dates, a new reservation must be made and will be subject to all terms, conditions, and rates in effect at the time of booking.

Rescheduling & Date Alteration Policy:
We do not allow rescheduling or date alteration requests if the check-in date is 30 days or less from the time of the request.
All rescheduling requests made more than 30 days prior to check-in are subject to availability and applicable rate differences.
Only one change is permitted per reservation.

We strongly recommend purchasing a travel insurance in case of unforeseen circumstances, unexpected events and weather conditions, as we strictly following the cancellation policy and rescheduling and dates alternation policy rules and do not provide refunds outside of the cancellation policy and rescheduling/date alternation policy terms for any reason.

PLEASE BE ADVISED:
***We do not provide grill utensils. If you are planning to use grill, you must bring your own.
***The house is CHILD FRIENDLY, BUT NOT CHILD PROOFED. Please watch your kids!
***We CANNOT confirm any early arrivals or late check outs until a few days (2-3 days) prior to your arrival date, so please do not inquire until then. If we can accommodate it, there is a $50 fee, for each. The Early Arrival time is 2 pm and the Late Check out time is 12 pm.
