To keep this delightful experience rolling, we kindly ask for your cooperation in following our house rules.
We’d really appreciate it if you could read through these guidelines and confirm that you’ve done so within 48 hours of your booking. This way, if anything doesn’t sit right with you, you can cancel your booking penalty-free—because we believe in second chances (and first-class stays)! Thank you for your understanding and cooperation!
CHECK-INS AND CHECK-OUTS
• All guests must submit a copy of a valid ID before arrival.
• Present the same ID to our security staff and caretaker when you arrive.
• Self Check-ins 3PM onwards
• To keep things running smoothly for the next lucky guest, please check out on or before 12 noon.
• If you require an early check in or a late check out, let us know! Subject to availability, we could accommodate this for a fee of half (½) the nightly rate. Please note that early check in and check out requests are not guaranteed until the additional fee is settled.
• We do not have storage facility for luggages and we do not encourage leaving them at the building lobby. Neither we, nor the building security staff will be held responsible for any damage or loss of luggage.

PARKING
• A nearby paid facility parking is available at Mitsukoshi BGC Mall. Parking rates here are PhP50 for the first 3 hours and PhP20 for every succeeding hour.
POOL
Pool operation is from Tuesday to Sunday 6am to 10pm. Pool is CLOSED every Monday for Pool Maintenance. Access to pool is currently included in the rates.
CLEANLINESS AND MAINTENANCE
• Since we’re part of an Airbnb community, not a hotel chain (as this is also our home when we’re in Manila), we kindly ask you to respect the property and its contents.
• Please leave your shoes at the door—your feet will thank you!
• Wash the dishes after use, or risk a Php300 cleaning fee.
• STRICTLY NO SMOKING or vaping indoors or on the balcony. Extra cleaning fee of Php900 will apply for any lingering odors or proof of smoking. And if there is a formal complaint from the Building Management, guests will also be ask to pay the penalty of Php10,000 for the violation of building rules. Additionally, there is penalty of Php100,000 for lit cigarettes or materials thrown out of windows, balconies or doors.
• Housekeeping as well as bed linen and towels change are available for bookings of more than 7 nights.
• For bookings longer than 7 nights, a weekly housekeeping is mandatory, at no extra cost. Guests need to agree with Host a day and time when housekeeping staff can come.
• Please don’t rearrange the furniture.
• Inform us right away if there is anything that malfunctions so we can rectify it as soon as possible.
LAUNDRY FACILITIES
• Washer is available inside the unit for a fee of Php600php per stay of 7 days or less. Clothes need to be hung and dried out after wash using the drying rack provided.
• Long stay the machine can be available at Php900 for the duration of your stay.
• Please let us know if you require the laundry facilities so that the caretaker can make them accessible to you.
• By providing access to the laundry facilities on a need-to-use basis, we can keep our daily rates lower. This ensures that our guests are not charged for amenities they do not require.

VISITORS
• Max number of guest is only 3 pax. This will include staying guest and visitors. Only registered guests are allowed to stay overnight.
• As per building rules and regulations, every adult visitor is required to sign in and leave an ID with security staff.
• The primary guest is held accountable and liable for all actions of other staying guests and the visitors.
NOISE
• No blasting karaoke or loud music please.
• Keep noise levels down between 10 PM and 8 AM.
SAFETY AND SECURITY
• Pull the front door shut behind you when entering and exiting.
• Keep your Smart Door Card and Passcode secure.
• Always keep the balcony door closed and locked, especially when you leave.
• For fire prevention and safety, please make sure that electrical appliances not in use are switched off or unplugged, especially when you're out for the day. This includes but not limited to, the stove, flat iron, air conditioners, hair straighteners and portable device chargers.
• We aim to be a child-friendly home, but remember, this does not mean it’s child-proof. Parents, keep an eye on your little adventurers!
• If we suspect any illegal activities, we’ll have to call in the authorities, inform AirBnb and you will be ask to vacate the premises immediately. Let’s keep it fun and legal, shall we?
USE OF BUILDING AMENITIES
• Only registered guests can use the building amenities.
• The same respect for property, cleanliness, consideration of other building occupants is expected when using the common facilities of the building.
LEFT ITEMS
We will inform you as soon as we found any items left behind. If the said items were not claimed within a week, we will dispose of them without further informing you.
Other Important Notes
• We are subscribed to the fastest internet service available. However, please understand that disruption of service due to technical problems on the provider’s side is beyond our control. The best we can do is to report any service interruption once you inform us.
• There might be a scheduled fire alarm testing or generator maintenance during your stay that will result in some noise during the day. We are usually informed of this by the building management in advance. We will let you know if they will coincide with your stay.
• Commercial photography and filming require prior approval from the host.
