This spacious & artistic ranch level home has 3 spacious bedrooms Extended Stays only. Sun-drenched &vaulted w/cozy wood stove. LG deck & HOT TUB! Great for gatherings! Wide open family/kitchen/living area. Access to miles of hiking & biking trails @ Magnolia Wilderness Area- just out the front door! Driving Access to the house is flat & easy-no worries! Trailside Retreat is right @ town limits for all the fun & restaurant options:Nederland, Eldora skiing & Boulder too!

The space
This sunny, 2122 sq ft spacious and convenient ranch home was built in 1999. Trailside is situated at the trailhead of the Magnolia Wilderness Area - w/miles of trails just out the front door. The rooms are large and the ceilings are vaulted. For larger parties (paying for over 6 guests) we can make the additional gorgeous bedroom above the detached studio/garage (aprox 200 sq ft ) available to you as well, so be sure and let us know if that space will be needed (no bathroom in studio)!

PETS are treated as Guests and charged as such -$50 per animal/per day - ONLY w/ prior approval via message. Pets may not be left alone unattended in the house. You are required to clean up after your pet. Pets may not be let out unattended to chase wildlife or venture onto the neighboring properties. $250 fee/fine for unreported animals!
( * This is important - it is in this area I have the most damages/complaints. Please do not try to 'get away' with this - I live next door and I will know if you do.)

Access is easy, not far off the paved road and the driveway is flat.

Remember: There are many wild animals in the area so please do BE AWARE - Bear, Moose, Raccoon, Mountain Lion & Bobcat - no food may be left in cars or trash outside the home or garage.!

Trailside blesses you with it's warm atmosphere, homey decor & comfy beds - and of course, the wood stove and hot tub for those winter nights.

Recycle and trash can be placed in the garage
No garage access for cars.**3 Car maximum in the driveway!
Some wood is available onsite - cut wood is available in town
Hot Tub - add 1 scoop after each use, run jets, (**Lid must be closed & locked when not in use so the wind doesn't take it!**)

** Please Note - Parking is limited to 3 cars. Hosting onsite events or parties for more than your registered guests is NOT ALLOWED.
GUESTS
-Guests are encouraged to take their shoes off when entering the property.

--You will have access to the entire house for parties up to 6 people (no garage parking).
---For larger parties paying additional guest fee, we can also include the additional 1 room studio for your visit (no bathroom in studio above garage)
----Parking is limited to 3 cars - call for a plan if more are expected
-----Pets may be allowed ONLY with PRIOR written, PAID $50 per pet/per visit . $250 fee/fine if not communicated - longer stays w/ communicated approval will be discounted :)
------Driving here is easy -Access to the home is flat (-ish) & primarily paved, but for the last 'two blocks' of dirt road ***However, this is the Rocky Mountains so if you visit in the winter please have four-wheel-drive. We get a lot of snow.

Other things to note
Remember that we are at Altitude - so, stay hydrated!

OBSERVE FIRE RESTRICTIONS - More often thennot, we are under strict fire bans in the area - assume that outdoor fires are not allowed unless we communicate about it and confirm.

Depending on the time of year you visit, we can have Weather - layer your clothing :)!

& Wildlife Consciousness is a must - moose, dear, foxes, rabbits, coyote, mice, voles, squirrels, chipmunks, ground squirrels, owls, crows, hummingbirds... they live here too!

**Be 'Bear Aware' - keep no food in your car and be sure to close the doors to the house at night.
( **FYI** you can set off your car alarm if you see a bear near the house)

Idyllic situation with only two homes on this private road - just outside Nederland near the extensive Magnolia trail system, Indian Peaks Wilderness, and lots of local hiking, biking, fishing and sun worship. Close to town, but in the woods!
