The space
Our Glamper began its life as a high quality jumbo-sized cross-country 5th wheel Camper and was very well cared for during and between its occasional outings. It now rests "In the Middle of Everything" CNY has to offer serving as a Tiny Home semi-permanently sited on a little piece of heaven as a complete country retreat 3+ seasons a year.

The premium quality/ nicely equipped 32' Glamper nicely sleeps 1 or 2 adults on a super comfortable memory foam Queen bed, and 1 or 2 others in the 2 foldout full sized convertible lounger/ beds in the living room. Our complete stocked Villa provides a unique affordable home option for guests seeking a clean and safe stay with most of the comforts of home, plus easy access, flexible check in, complete privacy, no hassles and awesome Country views in every direction.

Its fully connected to a clean, filtered spring fed well, power grid and sanitary septic system. We provide most of the same creature comforts found in our other 2 suites across the road, but this instead has a very different feel and charm of a prim and proper country camp experience (without mosquitoes or bears)! Includes dependable high speed WIFI Internet, Cellphone service, hot & cold clean spring water, air conditioning, heating, LED lighting, HD television with 200+ channels of HD Spectrum TV programming + Netflix and 120 volt AC powered outlets for electrical devices like chargers, laptops plus a host of appliances to make your stay more comfortable.

-Sitting/ dining/ desk area-
2 Convertible overstuffed loveseat lounge chairs/ full sized bed are part of a large open floorplan that allows perfect viewing of the Big screen HD/ surround sound System and electric fireplace. The convertible sofa beds sleep one or two with clean bedding in the closet and give an amazing view of the hillside out the large picture window (All windows equipped with 2 stage darkening/ black out shades as well). A Kitchen table for 4 with cushioned seating is ready for sit down meals whipped up in the full kitchen or some of Ray Brothers Ribs or a veggie wrap from Whole foods in Hamilton perhaps. There is a also a new Roku HD Smart TV with 200+ channels of Spectrum programming and Netflix integrated with a premium surround sound/ AM/ FM, CD (and lots of CD's) and DVD movies that plays through the indoor-outdoor Stereo system.

-Bedroom-
The Queen Bed with super sleep worthy Memory foam mattress and fresh clean linens are located near the back of the Camper with a rural hillside and meadow south facing view out of the window and a skylight facing the heavens. The bedroom has a private entrance to the from the sleeping area to the bathroom (sink/ shower/ WC/ toilet) so folks sleeping on the fold out beds up front still have unfettered access to the bathroom from the Livingroom for ultimate privacy. A large closet with wardrobe drawers with extra clean bedding rounds out this excellent queen bedroom.

-Kitchen-
The modern Kitchen is stocked with lots of cookery and other items, here's the shortlist- K cup Coffee & Beverage Maker, Microwave Oven, Refrigerator/ Freezer, 3 burner LP Gas Stove/ Oven/ Broiler, Toaster, Popcorn Machine, Hot dog rolling roaster cooker and Stainless-steel double bowl sink (with a gorgeous view!!!!). The full kitchen comes seeded with some expendables- complimentary bottled water, K-Cup Coffee's, Tea bags, sugar, substitute, powdered creamer, Salt, Pepper and paper products, we do ask that you purchase replacements for your extended stay needs if they run out. We also provide essentials such as dishes, cups, cookware, hot water kettle, silverware, vacuum, broom, dustpan and a large variety of cleaning products.

-The Bathroom-
A Neo angle shower with hand wand and sink with mirrored medicine cabinet are comforts like home stocked with liquid and bar soap, shampoo, conditioner, a hairdryer and other useful items. The bathroom is only a few steps from the queen bedroom and has cabinets brimming with toilet paper, paper and cloth towels large and small, cleaning products, Steam Iron and other items you might need.

-Great Outdoors-
The Glampers yards come fully equipped with Various outdoor seating including a patio cafe table and chairs, Hammock, small Gazebo, propane grill and Fire pit (BYO Wood Please). It also has spectacular views in every direction that won't disappoint.

Dear concerned and valued Guests, we have always committed to delivering a high quality, clean, safe and comfortable stay for a reasonable price as hundreds of excellent reviews attest.  Public health concerns worldwide require us as Hospitality Providers to consider the things we can do to help ensure Bearpath Lodging remains a safe place for guests (and hosts!).  The following are some of the things we have always done to provide safe spaces for our guests and their fellow travelers. 
 
 -The cancellation policy we subscribe to is Airbnb's most Liberal allowing guests to cancel bookings up to 24 hours prior to 1st available/ 3pm check in and happily refund our portion of the booking- things happen that are not within your control or ours. 

-Please understand, safe and proper preparation, cleaning and disinfecting take significant time to complete, we won't compromise our guest's safety for expediency.

-We can assure each guest a thorough and effective cleaning of their space before they arrive and we are taking extra care to disinfect surfaces that might retain germs or viruses before all stays.  Just for a bit of added precaution, we ensure our water is bacteria and virus free via a single stage sediment filter and professional grade 100% Ultraviolet exposure purification system. Every guest is also assured clean linens, towels and washcloths for their stay.

Guests are reserved on premises parking on the right side of the Red barn less than 75' from your doorstep.

- This Complete Tiny Home/ Glamper package comes with good Cellular Phone coverage and 70+ MPS High Speed Wi Fi Internet. The centuries old spring fed well is clean, delicious and reliable but can be just a bit on the hard side. We don't treat with chemicals or salt but we do filter the water in a two stage filter system and also provide bottled filtered water for drinking and for the Kcup coffee/ pod maker.

+There is no additional charge for Picture postcard and super selfie worthy views in every direction. We are truly blessed to be overlooking one of the most gorgeous valleys at our feet and hillsides in the backdrop that seemingly wrap our centuries old homestead in a giant ever changing natural blanket.

+We never apply, spray or use toxic chemicals or inorganic fertilizers on our lawns or gardens. Our goals are to always Recycle, Reuse, Re-purpose and do our best to conserve natural resources, energy and water & truly appreciate when our guests do also.

*Please be advised, this space may not prepared to accommodate individuals with some mobility challenges, we do however have two suites across the road that may be perfect, please do check those out.

*Price- the Tiny Home/ Glamper and camp site is competitively priced, 3 season, seasonally adjusted listing that sleeps a single guest or two for the price of one and groups of up to four guests nicely (the Airbnb Booking system automatically adjusts the price according to the quantity of guests entered).

*History- Our historic Inn and Tiny Home Glamper are located on the homelands of the Indigenous People of The Oneida Indian Nation. We pay respect to The Oneida's past, present and future and honor their continuing presence here as well as throughout the Former Haudenosaunee Nation. Bearpath Lodging (The Philpot Farm) is 200+ years old, on a hilltop community formally called Irish Settlement. 6 Irish Protestant founding families broke ground on this unsettled territory in 1808. Our home served as a rest stop/ lodging at the top of a hill on a significant horse and wagon trail locally referred to as, "The Bearpath", officially either Bear Path Road or New York State Route 46. Our namesake has since been tamed and is a well-maintained rural highway,

*Celebrate 4 distinct Seasons, notes about our beautiful surroundings-

-Spring thaws release throngs of Daffodil, Tulip, Crocus, Cherry, Apple, Lily and Lilac blossoms from their winter captivity. Put away the snow boots and bring out a comfy pair of trekking shoes; hiking trails, creek walks and Quaint Villages are ready to explore. April showers refresh the landscapes in preparation for May Flowers emerging from their winters nap. Awesome shades of green sprinkled with a wide pallet of colorful flowers sprout everywhere. Vacationing Geese, Robins and our favorite Hummingbirds return with our other seasonal guests & flit to and fro.

-Summer is arguably one of the best times to relax and enjoy the 100+ square miles of views from the deck. Lounge under one of our giant Weeping Willows, they provide the most perfect sunshade or swing to your hearts content on the Old Schoolhouse Swing-set. Symphonies are created nightly by peeper frogs and crickets and firefly light shows augment balmy starry evenings. The lawns, bushes and fruit trees are bursting with deep lush colors and tasty fruit (Mother Nature dependent). Blackberries, Pears and the first harvest of huge sweet Raspberries abound, take a stroll, pick & eat them as they ripen! Don't worry, We don't spray chemicals on our lawns, gardens, fruits or veggies ever.

-Falls arrival is announced by geese trumpeting overhead as they head south following the Hummingbirds lead and the Locusts and Crickets go silent. Mother Nature paints spectacular colors on leafy trees and hollyhock giants sway in chillier breezes. Awesome Concord Grapes, Apples, and the second harvest of Raspberries are ready to pick fresh off the vine, tree & bush, please do enjoy them while they are here.

-Winters are best spent in our other two suites over in the main house, see you there!

We intentionally restored our home to accommodate 21st century travelers in a private, spacious, comfortable spaces surrounded by orchards, gardens, lawns & beautiful views of hills and valleys in every direction. Much of the homes original old-world charm has been preserved while updating access, utilities & communications infrastructure to current standards of safety, efficiency & comfort. We hope you will enjoy the mix of new and old & find our home as calming and peaceful as we do.

When we say we're in the middle of everywhere, it's because our little piece of heaven is less than a mile as the crow fly's from the geographic center of New York State (Pratt's Hollow). Bearpath Lodging and Tiny Home/ Glamping is centrally located on a small well maintained 2 lane highway, (State Rural Route 46/ Bear Path Road). We overlook the village of Munnsville (zip 13409) in the Stockbridge Valley and are residents of the greater Township of Eaton, Madison County. Our area has a thriving Amish and Mennonite population and ask that you drive cautiously to both enjoy the view and avoid unnecessary collisions. Our friends, family, neighbors, services providers and volunteer local emergency response folks are awesome, caring, friendly and ready to help.

We are blessed to have spectacular lakes, ponds, streams, fields, forests, valleys, hills and windmills as a picture postcard backdrop for our historic Inn. Our neighborhood has far more animal and bird residents than humans, its not uncommon to see deer, woodchucks, turkeys, geese, ducks, squirrels, chipmunks, racoons and an occasional Coyote, please do not feed the wildlife and they will leave you alone. All that said, we are actually only a few minutes drive in every direction from tremendous varieties of academic, historical, cultural, shopping, awesome eateries & entertainment attractions, here's a few favorite stops, for a better list, check out our guidebook
