The Perch is tucked at the end of a private driveway and surrounded by protected woodland on three sides, offering exceptional privacy while remaining minutes from Bedford’s historic charming village, farms, restaurants, and trails.
Designed to capture natural light and landscape views, the cottage features an open main room with soaring ceilings and large windows. The space includes a comfortable living area with a wood-burning stove and Smart TV, a dining area with an expandable table, and the primary sleeping area with a king canopy bed.
A separate hallway leads to a full bathroom with walk-in shower and a well-equipped kitchen with a dishwasher, two-burner electric cooktop, microwave, mini refrigerator with freezer, air fryer, blender, and a large countertop Wonder Oven (no full-size oven). The coffee and tea bar includes Nespresso, Moccamaster, French press, and electric kettle.
Upstairs, a lofted second sleeping area offers two twin beds and a reading nook. Please note the loft is situated up a small staircase and does not have a door. A stair gate is available upon request.
Outdoors, guests can relax on the covered deck with rocking chairs, dine outside, gather around the firepit, or enjoy the seasonal heated saltwater pool.
Additional amenities include Quilt central heating and cooling, Pack & Play and booster seat for families, and a fully private guest experience. The owners live in a separate home on the property, and the cottage is located at the opposite end of the grounds.

Guest access
French doors open to a covered deck, while large picture windows throughout the cottage frame peaceful views of the surrounding trees and landscape. Seating is arranged to enjoy both the woodland setting and the warmth of the wood-burning stove. Guests will find a curated collection of books, records, games, and artwork to enjoy during their stay.
The antique gate-leg dining table overlooks the wooded pool area, and outdoor dining is available on the covered deck. A Fuego propane grill makes it easy to enjoy meals outside as the light fades and the sounds of nature settle in for the evening.
The cottage comfortably sleeps up to four guests. The main sleeping area features a king-size bed, a sitting area, and French doors to the deck. Two skylights above offer natural light by day and views of the night sky.
Upstairs, a lofted second bedroom includes two twin beds and a cozy reading nook. Please note the loft is open to the stairway and does not have a door. A stair gate is available upon request.
The ground floor includes a recently updated full bathroom with a walk-in rain shower, new vanity, and Public Goods bath products. A full-size hallway closet provides space for luggage and hanging clothes and includes a washer and dryer for guest use.
Guests have access to the private yard surrounding the cottage, complete with Adirondack chairs and a firepit. A small path leads toward David’s Brook, a quiet stream just beyond the gated property.
Just steps from the cottage is the pool area, featuring a heated saltwater pool, natural stone surround, lounge seating, and a pool house with changing room, bathroom, kitchenette, and heated outdoor shower.
The pool area is separately fenced with gated safety access. The pool is shared periodically with the owners’ family and is available seasonally from Memorial Day through early September. Please inquire about specific opening and closing dates.
The entire property is enclosed within a deer fence and is home to a variety of local wildlife, including birds, owls, fox, rabbits, and occasional larger woodland visitors.
High-speed fiber internet provides reliable connectivity throughout the cottage and across most of the property, making The Perch well suited for remote work as well as quiet retreat.
Other things to note
The Perch is located in the heart of Bedford, NY, just minutes from some of the area’s most charming towns and destinations. Historic Bedford Village is four minutes away, with Katonah and Mount Kisco each within an eight-minute drive. Pound Ridge is ten minutes away, while Ridgefield and New Canaan, CT are approximately 20 to 25 minutes. Manhattan is about one hour by car or via Metro-North.
A car is recommended for exploring the area. While the cottage is equipped with high-speed fiber WiFi, cellular service in the area can be limited. We recommend enabling WiFi calling on your phone for reliable voice and text service.
The heated saltwater pool is shared with the host family and is available seasonally from mid-May through early September, weather permitting. The pool house and outdoor shower are open during the pool season. Please contact the host to confirm availability for May stays and for the anticipated closing date later in the season.
For reservations longer than 29 days, a supplemental lease agreement will be provided for signature prior to arrival.
