Come visit our cozy and EXTREMELY clean 2 Bedroom, 2 Bath lakefront condo that sleeps 8. This freshly painted waterfront unit has new planked flooring, living room furniture, & linens! Enjoy an evening on the private deck while you enjoy the view of the cove and main channel.

The space
The Master bedroom has a private bath and king bed. The second bedroom has bunk beds with a full size bed on the bottom that will sleep 2 and a single on top. There is also another single bed in the room. There is also a sofa sleeper in the living room that sleeps 2. The 2nd bathroom is a common shared bathroom next to the 2nd bedroom. This unit has a television in each bedroom, and a large flat screen in the Living room area as well as hi-speed internet.
The kitchen is fully stocked if you choose to make your meals at the condo. We also supply a slow cooker and blender for your convenience. We provide all towels, toilet tissue, paper towels, trash bags, body wash, shampoo, laundry detergent and linens.

Bring your boat and dock in one of our private boat slips (Additional)

The LEDGES Complex offers two pools, WI-FI, an awesome Sandy Beach and playground for the kids. This complex is a very central location by boat and land. The dining, shopping, and entertainment options are all close by, as well as golf, massage, and great grocery stores. If you want to rent a boat or jet ski, the rentals are very close to the complex.

RENTAL AGREEMENT

This Rental Agreement (The “Agreement”) is made by and between host (“Property Manager”) and (“Guest”) as of the date last set forth on the agreement made via booking website. For good and valuable consideration, the sufficiency of which is acknowledges, the parties hereby agree as follows:

1. Property
1481 Ledges Drive- Unit 613 / Osage Beach, MO 65065
2. Rental Party
The guest who is making the reservation (booking), must be 25 years of Age or older. The rental party may consist of Adults and Children/Infants. The maximum number of guests is limited to ( _8__) persons. Additional guests staying the night beyond the agreed upon number is not allowed without prior permission granted by the hosts through Email or reservation website message thread.

3. Term of the Rental Agreement

The rental agreement begins at the agreed upon check-in time on (the “Check-in Date”) and ends at the agreed upon check-out time on (the “check-out Date”).

4. Security Deposit – Damage Protection
The Security Deposit and/or Damage Protection free is required to protect the Homeowner from loss or damage to the Property, including the house, its furniture and other contents located on the Property. Any damage to the Property during the term of the rental agreement or additional cleaning required will be paid from the security deposit or from the Damage Protection in place. Guest will be responsible for any excess cost of repair or replacement required as a result of damage caused by the Rental Party or other invitees during the rental term, and Guest shall pay the same promptly to Homeowner upon written request, provide such written request is accompanied by documentation of such excess costs of repair or replacement. Guest shall cooperate fully with any inquires or details regarding claims on the Damage Protection coverage.

5. Rental Rules
Guest and all members of the Rental Party shall abide by all local, state and federal laws and regulations at all times in conjunction with the rental of the property. Guest agrees to abide by the Rental Rules at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property (“the Rental Party”) to abide by the following rules at all times while at the property. This includes the website condo/complex rules listed on website/welcome books. At the termination of this Rental Agreement, Guest shall quietly yield up the Property in good and habitable condition in all respects, as it was when the Guest took possession, with exception any normal use covered by the cleaning fee.
6. Liability
Guest and all members of the Rental Party personally assume all risks of property loss or damage and physical injury or death that exist or may exist in connection with use or occupancy of the Property. Guest and all members of the Rental Party release Host, Homeowner (“owner of Property”) and other owners of the Property from any claim for damage, accident or injury that and any members of the Rental Party may sustain from use or occupancy of the Property during the term of this Rental Agreement and agree to indemnify, hold harmless and defend Host, Homeowner and any other owners of the Property from any claim, action or proceeding by Guests and all members of the Rental Party, their family, estate, heirs or assigns related to a claim for damage, accident or injury during the use or occupancy of the Property.

7. Access
Guest shall allow Host, Homeowner and their agents, upon request, to enter the property at all times for purpose of repair, improvement, and inspection.

8. Other
Guest shall not assign the lease or sublet the Property. The terms of this Agreement will be governed by and interpreted under the laws of the State of Missouri.

9. Payment
Payment is received through the booking website exclusively
The parties agree to the terms of this Rental Agreement



10. RENTAL RULES (This does not include the required condo/complex rules)

• Absolutely no smoking permitted inside the condo, this includes candles.
• People other than those in the Guest party may not stay overnight in the property. Any person on the property is the sole responsibility of Guest.
• The Host, Homeowner is not responsible for any accidents, injuries or illness that occurs while on the Property. The Host, Homeowner is not responsible for the loss of personal belongings or valuable of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. By accepting this reservation, it is agreed that all guests, and all members of the rental party will follow all the condo/complex rules and postings on the complex grounds.

PARKING PASSES REQUIRED (MAY 1ST THROUGH LABOR DAY)

PARKING INFO:
• 2 Cars per condo allowed (additional parking available on 3rd Tier)
• 2 PINK parking passes provided on kitchen counter
• If at all possible, please limit the number of vehicles in your group to 2 as it is very busy in the summer.
• No oversized vehicles: NO trucks, RV’s, trailers or any other oversized vehicle requiring MORE THAN ONE parking space is allowed at the complex. Any vehicle parked in a manner that takes two parking spaces WILL BE TOWED

CHECKING IN:
• Place parking passes on the rearview mirror or dash of vehicles. Passes must be visible to security from the outside of the vehicle.
***Any vehicles not displaying a parking pass, WILL BE TOWED***

CHECKING OUT:
• Return parking passes to the kitchen counter.
***If lost or taken upon departure the cost is $100 per pass***
