Please note: This is a quiet, FAMILY-friendly type of townhome. We do not welcome reservations intended for party purposes!
LODGING:
ADORABLE, SPACIOUS, and CLEAN -2/3 bedrooms, 2.5 bath cabin style townhome nestled in the heart of the Chattahoochee National Forest on 11 privately owned acres with over 1,000 feet of Toccoa river frontage running along the base of the property. We are truly located up in the mountains.
There is a living room with TV and WiFi (you must bring your fire stick if you want to watch TV—since there is no cable service out here) a sunroom, kitchen/laundry, dining area, a large loft area with separate TV, (we consider this area to be a 3rd bedroom- although not completely closed off), screened porch with private hot tub and a gas grill just outside the porch.
Sleeps up to 8 comfortably. Each bedroom has a KING bed. The sunroom has a daybed with a pop-up trundle that will convert into a 3rd split king.
The upstairs loft area (we consider this area to be a 3rd bedroom- although not completely closed off like a true bedroom) has a set of bunk beds and a futon. Port-a-Crib is available.
There are also 2 sofas (no sleeper sofas). One is in the downstairs living room, and the other is in the upstairs bedroom.
Additionally, there is a real wood-burning fireplace (firewood not provided). TV/WiFi is provided, (you must bring your fire stick if you want to watch TV, however, —there is no cable service out here). Additionally, a HOT TUB, a gas grill outside (propane is provided), and a patio set are on the screened back porch. Chairs and fire pit area in the backyard as well.
The fully stocked kitchen includes a coffee pot/filters, Keurig select K-cup machine, toaster, blender, crockpot, dishes, utensils, and pots/pans. Linens and a washer/dryer are also provided. Be sure to bring your favorite coffee/supplies as those are not provided.

There is covered parking for one vehicle and plenty of parking for additional vehicles in the gravel parking area.
The 11-acre property features gentle slopes, grassy lawns, a koi pond, and a gravel path that winds down for about a few minutes to the river at the base of the property. The area by the river is children & family-friendly with plenty of space to explore—and of course - trout fish! We have our own private fire pit just outside the back porch.
There are steps that lead down into the shallow area of the river, which is perfect for small children to play. In the summer months, you can watch kayakers and tubers pass by. You can tube or kayak from the river’s edge of the property or utilize one of the nearby tubing/kayaking services for a small fee. There are deeper areas of the river as you follow the path along the river banks, where you will find good trout fishing.
LADYBUGS DISCLAIMER:
The cooler months from November through early Spring are known as Lady Bug season up here in the Chattahoochee National Forest. They will not miss the opportunity to come inside to greet guests - lol!!! They love the inside warm windows and it's impossible to keep them out. THEY ARE HARMLESS!!!! In fact, they are very beneficial to the ecosystem up here - they help rid an area of crop-damaging aphids, mealybugs, and other destructive insect pests that harm plants. They are good!!!
Residents, cabin owners, church officials, and business folks alike will all tell you that they’ve tried just about everything from natural home remedies to numerous chemical sprays, to caulking doors and windows, to consulting professionals -seems nothing can be done to keep the little fellas out. Since we are in the middle of the national forest, the city/county does not come out to treat this area for insects like nearby cities.
We cannot fully control Mother Nature -nor do we want to :). It is what it is up here in the mountains regarding wildlife - we must remember that we are in THEIR environment! We just look at ‘em and love ‘em - that’s nature’s way :).
Guest access
Paved roads lead right up to our property making it easily accessible so 4-wheel drive vehicles are not necessary! Guests will have full use of our private home, hot tub, fire pit, grill, and more. There are many hiking trails nearby, great for outdoor enthusiasts, and of course, the Toccoa River is right there at the end of the path for anytime fishing and swimming!
Other things to note
Please Note: We are true animal lovers but out of respect for all guests, we do have a strict NO PET policy and a strict NO SMOKING - NO VAPING policy for this property—for sanitary reasons and for respect for future guests. Please note that if you or your guests violate either of these policies, you will forfeit your security deposit and will be charged extra cleaning fees in excess of $250. Thank you in advance for respecting our policies.
Also, please note: check-out time is by 10:00 am at the VERY LATEST. This is due to the housekeeper’s tight turnaround schedule to get the property thoroughly cleaned for all guests. Please read the check-out policy and procedures located just inside the front door on the bulletin and in our notebook.
