Our beautifully designed 23 sqm space is thoughtfully curated to be compact, functional, and exceptionally comfortable — perfect for families, small groups, or barkadas seeking a relaxing and stylish stay in the city.
🛏 Sleeping Arrangements
The unit comfortably accommodates 4–5 guests.
The main sleeping area features our IKEA sofa bed, converted into a spacious bed that offers full sleeping space and comfortably accommodates up to four guests.
For guests who prefer separate sleeping arrangements, we gladly provide:

House Rules & Policies
To ensure a comfortable stay for you and consideration for our neighbors, we kindly ask guests to observe the following:
Occupancy Policy
— Maximum of 5 registered guests
— Only confirmed and registered guests are allowed inside the unit
— Visitors are not permitted without prior approval
— Excess guests will be charged ₱349 per person per night
Quiet Hours
9:00 PM – 8:00 AM
— No parties, events, or loud gatherings are permitted.
— We strictly enforce this to maintain a peaceful environment within the building.
🚫 No Smoking Policy
‼️ Smoking is strictly prohibited inside the unit, bathroom, and near windows.
‼️ Smoking penalty: ₱2,000 (deep cleaning & odor removal fee).
Designated smoking areas are available outside the building.
— No self-decorations are allowed inside the room. Any damage to the walls or paint will incur a penalty fee, as damages are easily noticeable during inspection.
☁️ Cleanliness & Care
We appreciate guests treating the unit with care.
Before check-out, please:
— Wash used dishes
— Dispose of trash properly
— Keep the space tidy
— Turn off/unplugged appliances
⛔️ Excessive mess, stains, or heavy cleaning requirements may incur a cleaning fee starting at ₱1,000.
⛔️ Failure to turn off/unplug appliances and lights will incur a ₱1,000 penalty.
Keys & Access Responsibility
Please keep all access items secure.
— Lost RFID key card: ₱1,000
— Lost unit key: ₱1,000
— Full key replacement (including lock change, if necessary): starting at ₱3,500
Damages & Replacement
Guests are financially responsible for any damaged, stained, or missing items during their stay, including but not limited to:
— Towels and linens
— Sofa and mattress
— Plates and glassware
— Appliances and Remotes
— Carpet
— Walls or paint
— Furniture
*Charges vary depending on severity. If damages exceed the security deposit, additional payment will be required.*
⛔️ Removing items from the unit is strictly prohibited.
Other things to note
Important Notes
— The unit is reserved only upon confirmed booking and payment.
— Dates cannot be held without confirmation.
— Special requests (decorations, early check-in, extra setup, etc.) must be made 24–48 hours in advance and are subject to availability.
— Same-day requests may not always be accommodated.
— Guests must follow all condominium/building regulations. Any building-imposed penalties due to violations will be charged to the guest.
— The Cozy Flat shall not be held liable for accidents, injuries, illnesses, lost belongings, or service interruptions (power, water, internet) beyond our control.
— Attaching items to walls, ceilings, or furniture is not permitted. Any damage caused by decorations will be charged accordingly.
— All items in the unit are for in-stay use only. Any removal will incur fee.
🚫 Violation of house rules may result in termination of stay without refund.
