The space
The Camptons Cottage is designed as an inviting retreat for families and couples seeking a peaceful and comfortable getaway in the heart of the Catskills. Every bedroom in the home offers a cozy, restful atmosphere, complete with premium bedding and Roku HDTVs for your entertainment, while the fully renovated interior provides all the warmth and relaxation you need. Although cable service is not available, our high-speed WiFi ensures that you can work, stream, or stay connected whenever necessary. The kitchen is well stocked with the essentials to make cooking and dining easy and enjoyable. Outside the home, you’ll find some of the most stunning hiking trails and waterfalls in the region, offering countless opportunities for exploration and adventure.

For your comfort, each room is equipped with its own AC and heating unit. We kindly ask that heat settings do not exceed 80°F, as higher temperatures may cause the system to malfunction. Windows should remain closed whenever heating or cooling units are running to maintain proper function and efficiency.

The cottage features a propane fireplace in the living room, which creates a warm and inviting ambience when used responsibly. Because it is a live flame, the fireplace must always be operated under strict adult supervision, and children should never approach it while it is on. The protective metal screen must remain in place at all times. Guests should never place paper or any objects into the fireplace, and it should never be left unattended or on for extended periods. For those who need to restart the pilot, detailed instructions are provided, though guests should only attempt this if they feel completely comfortable doing so. Otherwise, assistance is readily available.
Beyond the interior, the property encourages moments of connection and relaxation. A six-person hot tub sits beside the deck, offering a wonderful place to unwind under the stars.

HotTub (IMPORTANT) - When hot tub not in use cover should be ON. Do not sit on the opened HotTub cover. If you break it, you will pay for it. Do not bring any food into HotTub. Do not use any oils or creams prior to using HotTub. Please take shower before and after using HotTub. Recommended time to use HotTub for 15 minutes intervals, to avoid any overheating and health issues. HotTub cover should be ON when not in use. Floating chlorinator should never be touched or messed around because it providing proper chlorine into water, and if it’s altered by guests chemical levels would be off and HotTub would be shut off and not available for further use.

A wood-burning barrel sauna is located toward the back of the property, and with a few simple supplies - kindling, firewood, and a fire starter available at the local Sunoco - it becomes a cozy retreat of its own. The fire pit and softly glowing solar lights scattered throughout the grounds add a romantic charm to nighttime gatherings. As with all amenities, the hot tub and sauna each require proper use and care. The hot tub cover must remain on when not in use, food and oils are not permitted, and showering before and after is recommended for both safety and cleanliness. The floating chlorinator should never be handled, as it regulates the water’s chemical balance.

The sauna must be used only during daylight hours and should never contain burning paper - only proper fire-starting materials should be used.
Because the cottage is located in a peaceful residential neighborhood, we ask all guests to respect the tranquility of the community. Quiet hours begin at 9 p.m., and gatherings, parties, or excessive noise are not allowed. Only registered guests may be on the property, and exceeding the booked occupancy will result in termination of the stay without refund. One pet is welcome with an additional fee, and cannot be left unattended in the house at any time. Children must never be left unattended either inside or outside the home. Doors and windows should remain closed not only for climate control but also to prevent insects from entering, as some are naturally present in our wooded environment.

Fire safety is deeply important throughout your stay. Indoor candles and smoking are prohibited, the propane fireplace must not operate for more than two hours at a time, and all fire sources - indoors and outdoors - must be properly supervised and fully extinguished when not in use. Smoke detector batteries should never be removed under any circumstances.

Wood burning barrel sauna

Sauna use is complimentary - just bring your own fire-starter stick, kindling and fire wood (all can be picked up at the near by Gas Station).

Wood-Burning Sauna Instructions:

1. Build the fire
• Place fire starters and kindling inside the stove.
• Add 2–3 dry hardwood logs on top.
• Light the fire and close the door gently.
2. Heat the sauna
• Let the fire burn for 30–60 minutes.
• Ideal sauna temperature: 160–190°F (70–90°C).
3. Add water to stones (optional)
• Use a ladle to gently pour water over hot stones.
• Add slowly to create steam — never overpour.
4. Enjoy the sauna
• Sit or lie comfortably.
• Typical session: 10–20 minutes.
• Listen to your body and exit if you feel dizzy or uncomfortable.

Distance from the house to Windham Mountain is around 20min drive.

Fireplace

1-2. Find the control valve

Usually behind:
• A lower access panel
• Under the log set
You’re looking for a knob labeled:
OFF - PILOT - ON

3. Turn gas to OFF
• Turn the knob to OFF
• Wait 5 full minutes (important to clear gas)

4. Switch to PILOT
• Turn the knob to PILOT
• Press and hold the knob in (this allows gas to flow to the pilot)

5. Ignite the pilot

While holding the knob in:
• Press the igniter button (click-click)
• OR use a long fireplace lighter if there’s no igniter
You should see a small blue flame at the pilot.


6. Hold the knob
• Keep holding the knob 30-60 seconds
• This heats the thermocouple (safety sensor)
If you let go too soon, the flame will go out.

7. Release slowly
• Let go of the knob
• Pilot should stay lit

If it goes out:
• Repeat steps 4–6 and hold longer

8. Turn to ON
• Turn knob to ON
• Use wall switch, remote, or fireplace switch to light the burner
