Sleeps 8 (4 bedrooms with 5 beds, 1.5 bathrooms). Open floor plan, two living rooms, dining room, & large kitchen. Walking distance to the Zoom Flume water park. Mountain views. Grill and fire pit.
Not suitable for young kids due to steep stairs.
The space

If it's outdoor space you're seeking, you'll find it at The Broadview. 2 hours, 15 minutes north of Manhattan, you'll be greeted by majestic mountains behind the house when you approach the 450' long U-shaped gravel driveway.
Simple, uncluttered, and at 1,000 feet above sea level, the 170 year-old house sits on 4 park-like aces. Another 4 acres beyond the stable/barn are wooded. A massive 103' long non-operational chicken coop sits behind the house and a horse stable/barn is at the bottom of the tree-lined hill halfway down the property.
The Broadview is the perfect escape to enjoy your morning coffee, afternoon tea, happy hour cocktails, and meals on the covered wraparound porch while listening to the sounds of mother nature or just staring at the mountains. Nap outdoors in the hammock or on one of the chaise lounges. Relax indoors where the temperature on the first floor is consistently cool due to the porch overhang or sit by the outdoor fire pit while gazing up at the stars. During winter, cozy up next to the wood burning stove in the parlor.

CONSIDER other IMPORTANT FACTORS BEFORE BOOKING your stay:
-Encountering wildlife/bugs/insects while outdoors is part of the rural/country experience. Guests should be comfortable with nature. Some bugs/insect can sneak into the home if doors & windows are left open. (During the months of May/June, "May Beetles, AKA June Bugs" awaken and are most active at night and fly onto the porch because they are attracted to the porch lights and interior lights. They are harmless.)
-You may hear woodpeckers, crickets, birds, and owls, that could interrupt your sleep if you're a light sleeper.
-Air conditioning is only available from May-September. The first floor of the home stays consistently cool with windows closed and the A/C is usually not needed.
-The wood burning stove is available for seasonal use from October-April only.
-External water hoses and spigots are not available.
-Fast charging for electric vehicles are not available.
-Water pressure may be impacted during periods of draught.

Pet fee is $100 for up to 2 dogs for the entire stay. (Dogs must be up-to-date with preventative flea treatments.)

Guest access
Guests have access to areas listed, except the attic and outer basement. Guests have access to the clothes washer & dryer in the basement. Guests may not enter the stable/barn, chicken coop, pump house, and exterior basement.
Other things to note
Feel free to help yourself to anything in the pantry, fridge, freezer. Because we use the house when it's not rented, we usually leave non-perishable food, unexpired condiments, and unopened beverages for guests' consumption. These items may have also been left by previous guests, if deemed safe.
*There are no locks on bedroom doors due to original old doors, knobs & hardware.
*Stairs to the second floor are a bit steeper than typical stairs in newer homes.*
*No live TV, no cable TV. Samsumg Smart TV is available along with many streaming apps that provide live TV.*
*Check weather forecast for your stay as temperatures fluctuate.*
*Fast charging for electric vehicles (EV) is not available at the property.*
*Parking is limited to 6 vehicles.*
*Water hoses, spigots are not available for use.
*During the summer months, you may hear some music and kids in the distance, at the Zoom Flume water park nearby.*
*Dogs must be up-to-date with preventative flea treatment, must be leashed while outdoors.
*Please inquire about visiting or hosting additional guests who will not be staying overnight as we have restrictions on the total guest count at The Broadview at any given time.*
