Located in the historic Junior College (JC) neighborhood of Santa Rosa, in the heart of the Redwood Empire in Sonoma County. Enjoy the conveniences of this contemporary residence, in a neighborhood of Victorian and early 20th-century homes. Your host lives on-site in the main house -- we are a 'Hosted BNB'!
The space
This charming second-story flat, detached from the main house, offers the feeling of living in a tree-house, as the windows look directly into numerous trees that grace the property -- an old walnut orchard in the 1800's (the walnut trees are gone but whatever.) A fully-stocked kitchen and living/dining area complement the two bedrooms and bath, all for your exclusive use. Many gourmet meals have been produced by our guests here! (The range & oven are gas!)

Bicycle Heaven -
Secure, triple-locked indoor bicycle storage with basic tools and repair stand are included. Great if you are planning to do a lot of cycling while you're here. However, bicycle riding is NOT required! We call ourselves 'The Bicycle B&B'.

2nd BR: Two Simmons Beautyrest TwinXL -- if you wish you may slide them together to make a King
Living Room: Folding Futon sleeps two good friends or kids
Convenience stores -
Three Mom and Pop (not 7/11, thank heaven) convenience/liquor stores are located withiñ 1 - 3 blocks easy walking distance -- the proverbial 'corner store'. Major shopping complexes with grocery and drug store are located just 5 short blocks away (Community Market, Pacific Market, CVS, Safeway)
Oh, and lots of coffee bistros.
Walkability -
Quaint downtown and Historic Railroad Square Santa Rosa are just six short blocks away, featuring fine restaurants, the world-famous Russian River Brewery, theaters and more.
The Cozy B&B -
The unit is newer, constructed in 1968 on the site of the original horse carriage house. (Point of reference: The Ford Model T was introduced in 1909 -- two years after the main house was built.)
All-new paint, laminate flooring, bathroom remodel, and curtains in October 2013 make for a comfortable, clean and fresh escape. Bonus! -- all-new dual-pane windows as of August 2023. Sweet!
We killed our television years ago. We hope you enjoy a TV-free experience. (Many guests bring laptops for streaming video.) We provide a nice quality AM/FM/BlueTooth radio for your enjoyment. WiFi is light-speed fast fiber.
Guest access
Guests are afforded exclusive use of a full no-cost laundry room with washer, dryer and set-tub. An iron and ironing board await in the apartment closet, for those crisp wedding dresses and shirts. You'll enjoy a private enclosed patio/garden, and plenty of close by on-street parking. Your private yard is separated from the main house by a 6' fence for privacy.

We provide complimentary EV charging using a Level 2 charger. Juice up your EV over night, then tour Sonoma County emission-free. Thank you! (Don't have an EV? Check out Turo online)
PS - The energy comes from the solar panels on our roof
We pay our taxes -
We collect and pay City of Santa Rosa 9% Transient Occupancy Tax (TOT) and 3% City Tourism Business Improvement Assessment (BIA) (e.g., for a $100 rental fee, you pay $12 in taxes.) We have paid our local taxes since the day we opened in 2013.

Breakfast -
Beverages in the pantry include: drip coffee (locally roasted beans & grinder and instant), locally-produced tea, and cocoa. You'll also find an assortment of dry cereals and instant oatmeal. In the fridge you'll find chilled rice milk. Breakfast is generally sufficient for your first morning. For stays longer than two nights, we recommend a visit to a local market for breakfast fixings, or eat out at one of the many fine cafes in the neighborhood.
$$$$$$ Pricing -
Ours is a 2-bedroom unit, but we don't ding you if you only use one room. Hence our base price is based on 1-2 people, with a $25 per person increase for 3 or more guests. Our rates do not vary by season so you will not get any surprises when you book. Add to that the $50 cleaning fee and the AirBNB fee (up to 12%), and you have your total.
Cleaning during extended stays -
For stays of longer than 7 days, we will enter the apartment to conduct a cleaning and linen change each week. This is not optional and will be coordinated with you for a convenient time.

I am 1/2 of a married couple who enjoy sustainable living and beautiful neighborhoods. We live in a 1907 home on the AirBNB property, and enjoy reliving the rich cultural history of this place Santa Rosa. I (Geoffrey) own and operate a folding bicycle sales business, (BikePartners) in Santa Rosa, emphasizing adventure touring, commuting and travel. In my spare time I work towards establishment of federal wilderness lands in California.
