Guests will enjoy private access to the home and property through a convenient keyless entry system. Your unique access code will be provided prior to arrival, allowing for easy self-check-in.
The property offers ample driveway and parking space suitable for vehicles, boats, and trailers.
Guests have access to the entire property during their stay, with the exception of the garage and one hallway linen cabinet.
Pool Heater is available to guests, located on the pool equipment on the side of house in the backyard.
Please note that security cameras are located at the front and rear exterior of the property and are used solely for security purposes.

• No smoking inside the home or anywhere on the property.
• No parties, events, or large gatherings.
• Quiet hours are strictly enforced between 10:00 PM and 7:00 AM.
• Please respect our neighbors and the residential nature of the community.
• Security cameras are installed at the exterior of the property for guest and property security. Tampering with cameras is prohibited and may result in termination of the reservation without refund.
Pet Policy
We welcome up to two dogs or cats per stay.
Allowed:
• Dogs and cats (maximum 2 pets)
• Service animals
• Non-exotic birds permitted, upon request, if remaining caged throughout stay
Not Allowed:
• Puppies under 1 year old
• Aggressive animals or pets with a history of biting
Pet Rules:
• Pets may not be left unattended unless crated.
• Please keep pets off furniture unless covered.
• Clean up all pet waste.
• Excessive barking is not permitted.
• Guests are responsible for any pet-related damages.
Pet Fee:
• $100 per pet, per stay.
• Additional cleaning fees may apply if necessary.

BBQ & Outdoor Areas
• Never leave the grill unattended while in use.
• Turn off propane after each use.
• If guests use the remaining propane, they will be responsible for replacing with a full propane tank, in order to continue use. The host is unable to replace the propane during the time of the stay.
Check-Out Requirements
Before departure, please:
Place used towels in the laundry basket.
Strip used bed linens and leave them on each bed.
Start the dishwasher.
Dispose of trash properly.
Lock all doors and windows.
Turn off lights and appliances.
Set thermostat to 87°F.
Return moved furniture to its original location.
Put away pool toys.
Log out of streaming services.
Clean up any pet waste.
Turn off pool heater.

LIMITED LIABILITY WAIVER AND RELEASE AGREEMENT
This Limited Liability Waiver and Release Agreement (“Agreement”) is made and entered into as of the date of the guest’s booking confirmation through Airbnb or any other short-term rental platform, by and between [MCCompanyRentals (Owners: Michael & Crystal Klaus)] (“Host”) and guest (“Guest”).
1. Acknowledgment of Risks
The Guest acknowledges and agrees that the rental property included in this listing is a short-term rental property and that the Guest’s stay may involve certain risks, including but not limited to:
• Slips, trips, or falls within or around the Property.
• Injuries or damages from the use of any amenities, such as pools or household equipment
• Unforeseen weather conditions, including but not limited to flooding, storms, or wind damage.
2. Waiver and Release of Liability
The Guest agrees to the following terms:
• The Guest, on behalf of themselves, their heirs, executors, administrators, and assigns, fully and forever releases and discharges the Host, their agents, employees, successors, and assigns from any and all liability, claims, demands, causes of action, or damages of any kind, known or unknown, arising out of or relating to any injuries, damages, or losses sustained during the stay at the Property.
• The Guest acknowledges that they voluntarily assume full responsibility for any risks of loss, property damage, or personal injury, including death, that may be sustained while on the Property.
3. Use of Property and Amenities
The Guest agrees to use the Property and its amenities in a safe and responsible manner and in accordance with the Property rules provided by the Host. The Guest shall:
• Follow all posted or communicated safety rules related to any amenities.
• Assume all responsibility for the proper use of such amenities.
• Immediately report any unsafe conditions or defects on the Property to the Host.
4. Damage to the Property
The Guest agrees to indemnify and hold harmless the Host for any damages to the Property caused by the Guest or their invitees during the stay. The Guest further agrees to cover the cost of any repairs or replacements due to such damage.
5. Exclusions of Liability
The Host shall not be liable for:
• Any personal items lost, stolen, or damaged during the Guest’s stay at the Property.
• Any injuries or damages sustained from the Guest’s improper or unsafe use of the Property or its amenities.
• Acts of God, including but not limited to weather-related incidents or natural disasters.
6. Emergency Situations
The Guest acknowledges and agrees that they are responsible for their own safety and well-being during their stay at the Property. In case of emergency, the Guest should contact local emergency services by dialing 911 or the appropriate local emergency number.
7. Governing Law and Dispute Resolution
This Agreement shall be governed by and construed in accordance with the laws of the State of Arizona, without regard to its conflict of law principles. Any disputes arising from this Agreement shall be resolved through binding arbitration in accordance with the rules of the American Arbitration Association, with such arbitration to take place in Lake Havasu City, AZ.
8. Entire Agreement
This Agreement constitutes the entire understanding between the Host and the Guest concerning liability and releases during the Guest’s stay and supersedes any prior agreements, whether written or oral.
9. Severability
If any provision of this Agreement is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.
10. Acceptance of Agreement
By completing a booking through Airbnb or any other short-term rental platform, the Guest acknowledges and agrees to the terms and conditions of this Limited Liability Waiver and Release Agreement.
