The space

**(October-May) Please note, the spa is always heated; however pool heating is available at an additional cost of $100 per day. We can heat the pool to 85 in any weather but it is expensive with natural gas. There is no pool fee in the summer months. The pool has an electric rolling safety cover that should be closed at all times when not in use for safety and heating reasons.

Entertaining is made easy in the gourmet eat-in kitchen, perfect for cooking for a crowd and features counter top dining area, granite counters, burner and griddle gas range, gas oven. Nespresso (Vertuo pods), Keurig (K-cup) and Drip coffee maker.
INCLUDED WITH YOUR VACATION HOME
All of our vacation rentals are fully furnished and have a kitchen with appliances including a refrigerator, microwave, oven, stove, electric kettle, traditional drip coffee maker (ground beans), toaster and blender. Certain properties may have specialty appliances such as a crockpot or Keurig coffee maker. Please check the property description for your specific vacation home to confirm.
Kitchen:
Properties are equipped with the following items to accommodate the max occupancy of the home: basic dining, cooking and serving essentials including plates, bowls, silverware, wine and drinking glasses, cooking utensils and kitchen accessories such as can opener, wine opener, measuring spoons and more. We also provide some basic spices including salt and pepper. No other cooking essentials or supplies are guaranteed to be provided (oil, sprays or other cooking ingredients, foil, cling wrap, etc.). No coffee or pods are provided and are not guaranteed.
House Supplies:
Your home will be stocked with an initial supply of trash bags, paper towels, kitchen sponge, hand soap, dish soap, dishwasher pods, toilet paper, and laundry detergent.

The property is equipped with a specific quantity of bath towels to accommodate the max occupancy of the home. The bathrooms are stocked with shampoo, conditioner and liquid body wash. There are also fully equipped laundry rooms with washer, dryer, ironing board and iron.
Liability Waiver:
You understand that swimming and use of Pool/Spa/Hot tub/Jacuzzi is at your own risk and that special risks may be involved with swimming and use of Spa. Ensure the pool and tub safety covers are secured and locked when not in use. You accept full responsibility for any bodily injury arising from swimming and hold owner harmless. You understand there are potential dangers that swimming and may present to children who are not carefully supervised, as well as the danger to any person swimming and if a person has health risks, or if a person swims, while intoxicated or using any kind of drugs or medication, or while pregnant. The choice to sleep in the the "bunk beds" will put guests at a potentially dangerous height should they fall. Exercise caution if you elect to sleep in the bunk beds. Climbing into the bunk beds or sleeping in the bunk beds is at your own risks. Guest will hold harmless hosts when using the bunk beds. By proceeding with this booking you agree to be fully and solely responsible for any accidents you or members of your party may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against hosts and owner for accidents or claims arising from swimming and use of Spa, use of bunk beds. All Airbnb Guests in my party acknowledge and agree that they have read and understand this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between Airbnb Guests and Airbnb Host.
By using the baby gate/fence at this rental property, you agree:
To assume all risks associated with its use, including injuries from improper installation or wear.

Guest access
The home is accessible using a keyless system that allows entry into the estate through your entire stay. By issuing the code prior to arrival, the check-in process is much easier so that you can start your vacation as soon as possible!
Once you leave the property you will be a short drive from the Uptown Sedona arts, shopping and restaurants district. This is the central hub and launching point for everything Sedona has to offer.
Other things to note
Spa is maintained twice weekly.
The house is located in a very quiet neighborhood. Respect for our neighbors and neighborhood are the most important thing to us. Do not book this house if you plan to be loud, party, and disrupt our neighbors.
*Absolutely no parties.
*No wedding receptions, parties, large gatherings, or any other special events.
*No tour buses, RVs, or commercial vehicles.
*No ATVs, trailers.
*Maximum number of guests is 10, this includes any day guests.
Hot tub rules:
-Close the manual cover of spa at all times when not in use. This is for safety and to maintain heat.
-Children should always be supervised when using the pool/hot tub.
-No diving into the pool/hottub, it is shallow and unsafe.
-Please use caution bringing glassware near the pool or hot tub area.
- FREQUENTLY ASKED QUESTIONS -
WHAT TIME IS CHECK-IN AND CHECK OUT?
Check in is after 4PM local time, and check out is no later than 11AM. Early check in and late check out may be available for your reservation. There is a fee of $400 for both or $200 for either early check in or late check out.
WILL I NEED TO MEET THE PROPERTY MANAGER TO GET A KEY?
All our Homes have keyless locks. This keyless system allows entry into the vacation rental through the issue of a “code” rather than a physical key. The code changes for every reservation so it is an incredibly safe alternative. By issuing the code prior to arrival, the check-in process is much easier.
DO YOU PROVIDE DAILY CLEANING SERVICE?
Provided only a departure clean on all stays. A mid-week or mid-stay clean can be provided for an additional fee.
CAN WE HAVE THE POOL AND SPA HEATED?
Please let your property manager know at least 48-hours in advance of your arrival if you would like POOL and SPA heat added to your reservation.
WHAT IS PROVIDED WITH MY ACCOMMODATIONS?
All of our vacation rentals are furnished and have a kitchen with amenities including a microwave, coffee maker, toaster and blender. Each property is stocked with cooking and serving items including plates, bowls and utensils, as well as a can opener, corkscrew measuring spoons and more. The coffee maker takes ground coffee and we also offer basic spices, salt and pepper.
There are bath towels, pool towels and bed linens. We also provide an initial supply of trash liners, toilet paper, hand soap and dishwasher soap. Bathrooms are stocked with Shampoo, conditioner and liquid body wash. Laundry facilities are also equipped with laundry soap.
CAN I SHIP A PACKAGE TO MY VACATION HOME?
We do not recommend shipping directly to the home, we do not have mailbox keys, and there are many different people with access to the home: vendors, housekeeping, Guest Services staff, etc... so we cannot be responsible for packages once delivered. If you do need a package please contact manager.
DO YOUR HOMES HAVE OUTDOOR MUSIC SYSTEMS?
Most outdoor music systems are disabled due to noise complaints. We recommend bringing a Bluetooth speaker, since you can arrange them where you like and they are easy to connect to!
DO YOU ALLOW PETS?
Our vacation rentals are pet friendly. The property is not fenced. We allow for up to two pets per property for a fee of $150.
