Set along the kinetic highway, Quin is a sanctuary of contrast, a sculptural concrete and glass fortress inviting you off the bustling street and into a private world perfected.
The space
Quin is a design-led retreat crafted for the five senses, inspired by striking geometry and dynamic forms.
The Core (Ground Floor): A minimalist expanse anchored by heavy stone and concrete, designed to shield you from the outside world. This living space flows seamlessly into the private pool area, weaving a rhythmic soundtrack with the energy of the city.
The Glass Villa (Poolside):
• Chrysalis Suite: A striking, high-ceilinged glass sanctuary draped in flowing linen. Floating beside the water, it offers an immersive, luminous escape where you can watch the world from a protected embrace.
The Twin Sanctuaries (2F):
• Coral Suite 1 & Coral Suite 2: Two perfectly identical, meticulously appointed retreats. Designed to feel like the protective, smooth interior of a shell, offering absolute tactile elegance and sensory calm above the urban hum.
Guest access
During your stay, the curated space is yours to experience. You have full privacy & exclusive access to:
• The Suites: All three sleeping quarters (Chrysalis, Coral 1, and Coral 2).
• The Oasis: The private pool, architectural water features, and inner courtyard.
• The Lounge: The sleek, minimalist living and dining areas.
STAFF AREAS
To ensure your absolute privacy, the Staff Quarters are separate and strictly off-limits to guests.
SHARED SPACE
The back-of-house kitchen prep areas and garden path are shared spaces, strictly off-limits to guests from 1:00AM to 6:00AM.

01. Urban Energy & Acoustics (Location)
Quin is proudly located on the main artery of San Juan. While our heavy architectural walls and heavy landscaping act as a brilliant acoustic shield, the kinetic hum of the highway is part of the property’s urban heartbeat. This is an exclusive city-center hideout, not a remote, silent mountain retreat.
NOTE: This retreat is not designed for Light Sleepers.
02. Arrival & Parking
Because we are on the national highway, access to the best of San Juan is immediate. We provide secure, gated parking inside our walls. Our sensory concierge will guide you through the heavy doors and into your sanctuary upon arrival.
03. The Elements (Climate & Water)
San Juan is a vibrant, tropical surf town. Quin relies on its pristine private pool and fully air-conditioned suites to provide a crisp, cooling tactile contrast to the coastal heat.
04. Sanctuary Integrity (Visitors & Vibe)
While we embrace the kinetic energy of the city, the interior of Quin remains a highly curated retreat. To maintain this atmosphere, daytime visitors require advance notice, and we strictly observe our ten (10) guests maximum capacity limit.
05. Belongings & Security
• Safety: Your urban fortress is heavily secured with controlled perimeter access, keeping the public street firmly outside.
• Valuables: Each suite includes a safety box for your peace of mind.
06. Housekeeping Rhythm
A light daily tidy is available upon request (11:00 AM – 4:00 PM). If you prefer absolute, clandestine privacy, simply place the "Do Not Disturb" sign on your door.
