PROPERTY DETAILS
- No laundry facilities due to a sensitive mountain septic system—please pack sufficient clothing for your stay
- No smoking outside vehicles (extreme wildfire risk—Colorado law)
- No pets to protect our livestock and guardian dogs
- Service animals welcome per ADA guidelines—please notify us in advance
ALTITUDE & WINTER ACCESS
- 8,000-8,500 ft elevation—stay well hydrated and adjust gradually
- If altitude-sensitive, spend 1-2 days in Colorado Springs (6,000 ft) before coming up
- October-March: 4WD REQUIRED with snow or all-season tires (non-negotiable)

WINTER ROAD CONDITIONS (Important—Please Read!)
We monitor conditions closely before your arrival. If roads are questionable, we'll reach out to discuss timing.
Once you're here: Mountain storms can occasionally delay departure by 12-24 hours. Our driveway is plowed regularly, but heavy wet snow takes time to clear. Neighborhood roads (1/2 mile to the main road) are maintained by volunteers—typically cleared within 24 hours of the storm ending.
WINTER GUESTS MUST HAVE:
- Flexible departure schedule (no same-day or next-day flights after checkout)
- Extra groceries in case the weather extends your stay a day
- Adventurous spirit for the occasional "cozy snowed-in" experience
This is rare but part of authentic mountain living. If you need guaranteed departure timing, please book closer to town. Trip insurance is recommended for winter stays.
