**(October-May) Please note, the spa is always heated; however pool heating is available at an additional cost of $100 per day. We can heat the pool to 85 in any weather but it is expensive with natural gas. There is no pool fee in the summer months. The pool has an electric rolling safety cover that should be closed at all times when not in use for safety and heating reasons.

All of our vacation rentals are fully furnished and have a kitchen with appliances including a refrigerator, microwave, oven, stove, electric kettle, traditional drip coffee maker (ground beans), toaster and blender. Certain properties may have specialty appliances such as a crockpot or Keurig coffee maker. Please check the property description for your specific vacation home to confirm.
Kitchen:
Properties are equipped with the following items to accommodate the max occupancy of the home: basic dining, cooking and serving essentials including plates, bowls, silverware, wine and drinking glasses, cooking utensils and kitchen accessories such as can opener, wine opener, measuring spoons and more. We also provide some basic spices including salt and pepper. No other cooking essentials or supplies are guaranteed to be provided (oil, sprays or other cooking ingredients, foil, cling wrap, etc.). No coffee or pods are provided and are not guaranteed.
House Supplies:
Your home will be stocked with an initial supply of trash bags, paper towels, kitchen sponge, hand soap, dish soap, dishwasher pods, toilet paper, and laundry detergent.
Other Items:
Listing does include Washer & Dryer.
The property is equipped with a specific quantity of bath and pool towels to accommodate the max occupancy of the home. The bathrooms are stocked with shampoo, conditioner and liquid body wash. There are also fully equipped laundry rooms with washer, dryer, ironing board and iron.
Pet policy: maximum 2 dogs! You must notify me before bringing pets. Please make sure to clean up after your pets. My cleaners are not expected to do this type of pet clean up.
Guest access
The home is accessible using a keyless system that allows entry into the estate through your entire stay. The code changes for every reservation so it is an incredibly safe alternative. By issuing the code prior to arrival, the check-in process is much easier so that you can start your vacation as soon as possible!
Other things to note
Spa and Pool are maintained twice weekly. To maintain the Spa on the balcony maintenance does need access to the house once a week to maintain water balance. Maintenance will knock and ring first before entry.
The house is located in a very quiet neighborhood. Respect for our neighbors and neighborhood are the most important thing to us. Do not book this house if you plan to be loud and disrupt our neighbors.

- FREQUENTLY ASKED QUESTIONS -
WHAT TIME IS CHECK-IN AND CHECK OUT?
Check in is after 4PM local time, and check out is no later than 11AM. Early check in and late check out may be available for your reservation. There is a fee of $400 for both or $200 for either early check in or late check out.
WILL I NEED TO MEET THE PROPERTY MANAGER TO GET A KEY?
All our Homes have keyless locks. This keyless system allows entry into the vacation rental through the issue of a “code” rather than a physical key. The code changes for every reservation so it is an incredibly safe alternative. By issuing the code prior to arrival, the check-in process is much easier.
DO YOU PROVIDE DAILY CLEANING SERVICE?
Provided only a departure clean on all stays. A mid-week or mid-stay clean can be provided for an additional fee.
CAN WE HAVE THE POOL and SPA HEATED?
If you would like SPA and POOL use pricing is 100 dollars per night. Please let your property manager know at least 48-hours in advance of your arrival if you would like SPA heat added to your reservation.
WHAT IS PROVIDED WITH MY ACCOMMODATIONS?
All of our vacation rentals are furnished and have a kitchen with amenities including a microwave, coffee maker, toaster and blender. Each property is stocked with cooking and serving items including plates, bowls and utensils, as well as a can opener, corkscrew measuring spoons and more. The coffee maker takes ground coffee and we also offer basic spices, salt and pepper.
There are bath towels, pool towels and bed linens. We also provide an initial supply of trash liners, toilet paper, hand soap and dishwasher soap. Bathrooms are stocked with Shampoo, conditioner and liquid body wash. Laundry facilities are also equipped with laundry soap.
CAN I SHIP A PACKAGE TO MY VACATION HOME?
We do not recommend shipping directly to the home, we do not have mailbox keys, and there are many different people with access to the home: vendors, housekeeping, Guest Services staff, etc... so we cannot be responsible for packages once delivered. If you do need a package please contact manager.
DO YOUR HOMES HAVE OUTDOOR MUSIC SYSTEMS?
Most outdoor music systems are disabled due to noise complaints. We recommend bringing a Bluetooth speaker, since you can arrange them where you like and they are easy to connect to!
DO YOU ALLOW PETS?
Our vacation rentals are pet friendly. The backyard is fenced in. We allow for up to two pets per property for a fee of $150 per pet.
DO YOU PROVIDE COFFEE?
Take some, leave some, but not guaranteed.
DO YOU HAVE A TESLA CHARGER?
We do provide an in home Tesla Wall Charger. Bring own adapter for other brands. (Give notice and I can bring over the adapter to charge other types)
Important Safety and Liability Agreements
By booking and confirming your reservation, all guests agree to these terms, forming a binding contract. Use of these amenities is at your own risk.
Pool, Spa, Hot Tub, and Jacuzzi Waiver
Swimming and use of pool/spa facilities is at your own risk, with inherent dangers (e.g., to unsupervised children, those with health issues, intoxication, drugs/medication, or pregnancy). You assume full responsibility for any injuries to yourself or your party and hold the owner harmless from all claims. You waive any right to sue for related accidents.
Baby Gate/Fence Use Agreement
By using the baby gate/fence:
You assume all risks, including from improper installation or wear.
You release and indemnify the host from any claims/damages.
You must install per manufacturer instructions and check regularly for safety.
Sauna Use Guidelines and Waiver
Capacity: 4 guests max. Sessions: 15-20 minutes. Follow laminated guide inside door only. Set temp ≤80°C (176°F); preheat 30-45 min. Hydrate well; exit if dizzy/uncomfortable. Supervised adults only for kids <12 or pregnant guests. Clean benches/floor after use; no lotions/oils/sprays.
Warnings: Never touch heater/stones (up to 300°C/572°F—burn risk). Keep items away from heater. Never leave unattended.
Agreement: Sauna use carries risks (e.g., burns, dehydration, slips, heat exhaustion). You confirm good health/no contraindications (e.g., heart/low BP issues) and release/waive all claims against host/owner/Airbnb for injuries/loss—even from negligence. No legal action for sauna incidents.
