The space
Scrappin' Valley Lodge is a great place for parties, family reunions, and other big events. We are 5 miles from the closest boat ramp on Toledo Bend and 20 minutes from the closest ramp on Sam Rayburn.
The lodge has 13 guest rooms. Each has its own private bathroom.

The dining room has seating for 48, and the kitchen is big enough to cook any meal! Everything is commercial grade and ready for your event.
Game room has a pool table, shuffleboard, poker table, and a TV. The living room also has a big screen TV. There are no TVs in the bedrooms.
Wifi is reliable and fast!
We have plenty of parking. Great for parties or boat trailers.
Gated access. You get the gate code, and only you and your guests will be coming in.

Please contact us before booking if you plan to have large event with over 50 people. We do not allow weddings booked through Airbnb. However we are available on other platforms for weddings.
The Scrappin Valley Lodge is a unique place and is difficult to fully describe. If you would like to come visit and look around, we welcome tours. Feel free to contact us to schedule a tour!
Guest access
You get all 13 guest rooms in the lodge and everything else in the lodge.
There are some walking trails, and the lake has excellent fishing.
We do not allow ATVs or side by sides.
Other things to note
We require a signed waiver for the group. A link to e-sign will be sent after the booking has been made.
This Release of Liability (this “Release”) is entered into by
__________________________________________________________________________ (“Tenant”) and is effective as of the date of Tenant’s signature below (the “Effective Date”).
Recitals:
WHEREAS, Scrappin Valley Lodge, LLC (“Owner”) has agreed, pursuant to a separate rental agreement that has or will be entered into between Tenant and Owner on or around the Effective Date (such rental agreement, including any agreement entered into via a third-party online vacation rental platform, the “Rental Agreement”), to let to Tenant the use of Owner’s property located at 702 Private Road 5022, Wiergate, TX 75977 (the “Property”) for a temporary period as specified in the Rental Agreement;
AND WHEREAS, in exchange for Tenant’s use of the Property, Owner requires that Tenant release Owner from certain potential liabilities associated with Tenant’s use of the Property, and Tenant has agreed to provide such release;
Release:
NOW THEREFORE, in exchange for valuable consideration (including, without limitation, the use of the Property for the period specified in the Rental Agreement), the receipt and sufficiency of which is hereby acknowledged, Tenant agrees, on behalf of Tenant, Tenant’s family members and any other guests of Tenant who may occupy, reside on, possess or use the Property during the period of Tenant’s possession, as follows:
1. Agreement to Follow Directions. Throughout the duration of Tenant’s use and possession of the Property, Tenant agrees to observe and obey all posted rules and warnings, and further agrees to follow any oral instructions or directions given by Owner, or any employees, representatives or agents of Owner.
2. Assumption of the Risks and Release. Tenant recognizes that there are certain inherent risks associated with the Property and certain activities Tenant may conduct while on or near the Property, and Tenant assumes full responsibility for personal injury to Tenant and (if applicable) to Tenant’s family members and any other guests of Tenant who may occupy, reside on, possess or use the Property during the period of Tenant’s possession. Tenant further releases and discharges Owner, and any and all representatives, employees, agents and affiliates of Owner, from any claims, losses, injuries, damages or other liabilities associated, whether directly or indirectly, from Tenant’s use of or presence upon or near the Property or any facilities located thereon, whether caused by the fault of Tenant, Tenant’s guests or family, Owner or other third parties.
3. Indemnification. Tenant agrees to indemnify, defend and hold harmless Owner from and against all claims, causes of action, damages, judgements, costs or expenses, including attorneys fees and other litigation costs, which may in any way arise from or relate to, whether directly or indirectly, from Tenant’s or its family’s or guests’ use of, possession or presence upon or near the Property or any facilities located thereon.
4. Fees. Tenant agrees to pay for all damages to the facilities located on the Property caused by any negligent, reckless or willful actions by Tenant, Tenant’s family or any guests of Tenant.
5. Applicable Law and Jurisdiction. Any legal or equitable claim that may arise from participation in the above shall be resolved under the laws of the state in which the Property is located. Tenant hereby submits to the exclusive jurisdiction of the federal and state courts located in such state for any actions, suits or other proceedings arising out of or relating in any way to Tenant’s use of or possession of the Property.
6. No Duress. Tenant agrees and acknowledges that Tenant is under no pressure or duress to sign this Release and that Tenant has been given a reasonable opportunity to review it before signing. Tenant further agrees and acknowledges that Tenant is free to have Tenant’s own legal counsel review this Release if Tenant so desires.
7. Arm’s Length Agreement. This Release and each of its terms are the product of an arm’s length negotiation between the Parties. In the event any ambiguity is found to exist in the interpretation of this Release, or any of its provisions, Tenant and Owner explicitly reject the application of any legal or equitable rule of interpretation which would lead to a construction either “for” or “against” a particular party based upon their status as the drafter of a specific term, language, or provisions giving rise to such ambiguity.
8. Enforceability. The invalidity or unenforceability of any provision of this Release, whether standing alone or as applied to a particular occurrence or circumstance, shall not affect the validity or enforceability of any other provision of this Release or of any other applications of such provision, as the case may be, and such invalid or unenforceable provision shall e deemed not to be a part of this Release.
TENANT AGREES THAT IS HAS READ THIS RELEASE AND UNDERSTANDS IT. TENANT FURTHER UNDERSTANDS THAT BY SIGNING THIS RELEASE, TENANT VOLUNTARILY SURRENDERS CERTAIN LEGAL RIGHTS.
