This views and location of this tiny house are truly epic. With over 1,500 ft of private access to the world-class Arkansas river, this is the rarest private access to the Arkansas river in the entire region! You'll enjoy solitude bliss on this 160-acre ranch.

Open the door and take in the awe-inspiring views of the mighty Arkansas River flanked by the 14,000 foot Collegiate Peaks towering in the background.

Perfectly located 10 minutes from Salida and 2.5hours from Denver.

The space
Immerse yourself in epic mountain views of towering peaks, sunny meadows and unprecedented private river access at one of the best glamping campsites in Colorado.

The tiny house features a loft with a queen bed. There is a full kitchen with a stove and a small bar dining table that folds away. It has a heater to keep the house nice, warm and cozy on those brisk nights. There is also a futon couch/bed downstairs that can be used as a bed. Note the futon is recommended for 2 children or 1 adult, sleeping 2 adults on the futon would be very tight.

This house only has running water during the summer months (May-September) and there is a hot water heater for nice warm showers when the water is connected. However, no matter the time of year, the toilet is not connected to water/plumbing and is a bucket toilet that uses disposable waste, or “wag bags”, that can be thrown in the trash after use.

We do not supply TP or paper towels, so please bring your own.

The exterior space has deck with a small bistro table chairs to sit outside and enjoy the unreal views.

Enjoy leisurely strolls on the ranch’s open, sunny meadows. The prime location is perfect for exploring all the world-class recreational opportunities of the Arkansas River Valley.

Although the 160 acres of pristine land gives you solitude, guests are not permitted to access the entire property. This is a working ranch with cattle and a private residence, please respect all signage, fences and other people’s spaces.

The ranch also serves as a picturesque venue for events, including family reunions, corporate retreats, concerts and rustic weddings. Whether seeking tranquility or adventure, Ark River Camp provides a perfect blend of natural beauty and comfort.

Guest access
Guests will have access to most of the 160-acre ranch. However, please keep in mind this is a working ranch and guests should not jump fences or go any place there is signage posted prohibiting access.

Please be aware that we do operate another rental site on the property. However, they are spaced out from one another.

Even if there are other guests, you are more than welcome to explore the entire property, we just ask that you be respectful of other people’s areas and keep noise to a minimum so everyone can enjoy the solitude up there.

Other things to note
This site is meant to be intentionally rustic and still feel like camping. It’s not true luxury glamping. We understand that these off-grid, self-service sites aren’t for everyone but we do our absolute best to set expectations for these sites before you arrive. If you’re expecting a luxury glamping experience, this site is not for you. If you want to stay on a unique private property, still feel like you’re camping and have no problem bringing your own gear, this is for you!

The site is mostly off the grid, while electricity and heat are always available, water is only available during the warm months from May-September. Water is not potable and only for cooking, dishes, washing hands and showering.

Because of the remote location, we operate this as “self service”. This means no cleaning fees, however, guests are required to bring their own bedding and drinking water. Additionally, guests will need to clean the rental and remove their trash before checking out.

The tiny house sleeps up to 4 people in a queen bed and futon sleeper bed. Note the futon is recommended for 2 children or 1 adult, sleeping 2 adults on the futon would be very tight.

Because we're in bear country, we cannot provide a cooking stove or grill outside.

Wood burning camp fires are not allowed. Please only use propane fire pit provided. Guests must bring their own propane for fire pit. It uses a 20lb propane bottle (the same bottle that connects to home BBQ grills).

BUGS, CRITTERS & DUST:
Please understand that this is a tiny cabin in the middle of a ranch field and it is impossible to keep all critters/bugs or some dust from getting in. You might have some bugs and dust in your cabin, there is just no way to avoid this. The good news is the critters can get out as easily as they get in. When you arrive, if there are some bugs in there, please open up the door and allow the breeze to carry them out. There is a vacuum and broom and dust pan for any dead bugs on the floor.

There is a shower but it’s only operational in the summer months, as mentioned above.

There is a bucket style toilet that uses disposable “commode” bags. These bags can be thrown in the trash after each use.

Cell service is usually available on the property, depending on carrier.

Please take precautions for bears and mountain lions.

Keep food in bear-proof containers or in your vehicle.

Absolutely no firearms or shooting is allowed.

Do not litter or leave cigarette butts.
