R&R at Lake Anna welcomes you to a comfortable lakefront home boasting 470 feet of water frontage on the public side of Lake Anna at the northwestern part of the lake. Nestled in over 3 acres of mature forest, R&R offers a modern cabin vibe. You will enjoy panoramic and stunning sunrise and sunset views of Lake Anna on one side and the privacy of being at home among the trees on the other.

You will be ably to enjoy the use of the entire house, boathouse, yard and property.
Common & Outdoor Spaces
Main Level:
- Read a book or enjoy a conversation in the cozy wood-burning fireside seating area in the great room.
- Reflect with others or by yourself, or watch TV in the family room (Roku and Chromecast provided).
- Retreat to the loft for some private time in one of four comfortable overstuffed chairs that fold out into twin beds.
- Recharge on the lakefront decks while watching the vibrant and picturesque sunsets over the lake
- Rest in rocking chairs on the lakefront shady screened porch
- Regenerate with a game night made easy by our well-stocked game cupboard
Walkout Basement Level:
- Recreate in the recreation room with Foosball, Skee-Ball, Shuffleboard, Bumper Billiards, cards and games, or the TV (Roku and Chromecast provided)
Outdoor:
- Reel in the big one from the spacious docks at the boathouse
- Ride and Recreate on the water using our lake slide, 2 kayaks, 2 paddleboards and paddleboat, or bring your own water toys! The close and convenient boat ramp at Hunter's Landing (<10 min.) or Lake Anna State Park (<20 min) have a small fee to use the ramp, and once you put your boat in, there’s plenty of space to tie up your boat at our dock. Alternatively, you can rent a boat at an area marina. The water is typically about 4-5 feet deep at the boathouse (depending on seasonal rainfall). The property is a comfortable paddle away from the common area and 2 wonderfully quiet (in the no wake zone) coves and river inlets where plenty of wildlife like bald eagles, herons, turtles, beavers and more can be observed.
- Relax in the outdoor hammocks, or as you take in the expansive lake views from the Adirondack chairs on the docks, patios and two decks.
- Rekindle and Roast marshmallows with friends and family around the fire pit. There is plenty of firewood on the property!
Other things to note
-IF AN ALGAE BLOOM RESULTS IN A SWIM ADVISORY DURING YOUR STAY, YOU WILL BE REFUNDED 20% OF THE PER NIGHT CHARGE
- Minimum rental age is 25. Primary renter must remain on premises for the duration of the lease period.
-Maximum number of adults at all times is 16.
- Dogs are welcome (3 dogs maximum). I love cats, but, sorry, they can't stay. Too many people have allergies.
- Please note that our neighbor has 3 medium sized dogs that are confined behind a substantial fence, and will be seen and heard during your stay.
- ABSOLUTELY NO LARGE PARTIES or unrelated groups. This is NOT a party house! R&R at Lake Anna is located in a quiet residential community and most of our neighbors live at the lake full time. Please be respectful of our neighbors. Community quiet hours are from 11:00 p.m. - 8:00 a.m.
- ABSOLUTELY NO SMOKING OR VAPING INSIDE. A $1500 mitigation fee will be charged if evidence of smoking in the house is found. Smoking and vaping outside is permitted if Guests close adjacent exterior doors and dispose of debris safely and properly.
-Maximum of 8 cars can be parked in the parking areas of the property (but 6 cars is a more comfortable fit). No parking is permitted on the road in front of the house or in the community common area.
- R&R at Lake Anna provides full linen and cleaning services for your convenience. Freshly sanitized bed linens are found in a plastic bag in each bedroom ready for you to make your bed. Freshly sanitized bath linens are found under the cabinets in the bathrooms. Freshly sanitized kitchen towels are found in a kitchen drawer to the left of the oven. Please remember to bring your own beach towels for outdoor use. We do not provide those and bath towels may not be taken outdoors.
- R&R at Lake Anna provides satellite Internet. We have the best available service for our remote lake location. Although it can provide download speeds up to 50 Mbps, and upload speeds up to 3 Mbps, poor weather and bottlenecking can cause some slowing. If you are accustomed to super high speed Internet, remember that you are on Lake Time here!
- R&R at Lake Anna provides Roku boxes and Chromecast dongles at both TVs for your streaming use. No satellite or cable TV is provided, although Roku offers many free channels that include movies and newscasts.
- R&R at Lake Anna is furnished with a full washer and dryer for your personal use.
- R&R at Lake Anna is serviced by electric and well water. The water is filtered and potable and there is a water filter in the refrigerator.
- R&R at Lake Anna is serviced by a septic system. Absolutely NOTHING other than toilet paper and waste can be flushed down the toilets (no wipes, diapers, feminine products etc. – even if those products say they are “flushable”). Serious and expensive septic problems can occur if this rule is not adhered to, and the Guest will be held financially liable for any damages occurring from misuse.
- R&R at Lake Anna is a lakefront property. Due to the inherent risks of water and children, children must be directly monitored by a competent adult at all times while outdoors.
-Exclusions: The powerboats, boat lift, jet skis, and garden shed on the property are specifically excluded from this lease.
-Host Access: Owner may enter the property in case of emergency, if a repair or replacement is necessary, or if Owner has reasonable cause to believe that Guest is violating any terms of this lease. Additionally, Owner may enter the garden shed, as well as retrieve the powerboats and jet skis from the wooded area adjacent to the community common area during the lease period.
-Acts of government and nature: Owner shall not be liable for events beyond their control which may interfere with Guest occupancy or use of lake, including but not limited to inclement weather, drought and low water conditions, algae blooms, fire, strikes, government acts, SARS-CoV-2, or other epidemic or pandemic. In these cases, NO rebate or refund will be offered beyond the usually specified cancellation policy in this listing.

-What about COVID-19 precautions?
We care about your health and safety! R&R at Lake Anna is taking the following precautions to help protect you and your family. Our housekeepers are spending extra time cleaning and sanitizing the home, paying particular attention to all high-touch surfaces such as door knobs, light switches, appliance doors, kitchen cabinets, bathroom fixtures, remote controls, etc., as well as sanitizing floors. The bed sheets are sanitized during the laundering process and bed covers, pillows and blankets are sprayed with a sanitizing virucide.
- The reservation is not guaranteed until a Vacation Home Use Agreement is signed and returned (including detail on the names and ages of guests who will join Lessee) and the deposit plus security deposit has been paid per AirBnB policy.
*Extend the FUN! Early check-in at 10:00 am ($300) and/or late check-out at 4:00 pm ($300) MAY be available for your stay between September - May. Please let me know if you would like to add this amenity so that I can block the calendar for those additional days for you and adjust your payment accordingly.*
