Quaint, cozy & slightly quirky 100+ year old cottage on 5 beautiful acres perched on the edge of VA's Middle River in the countryside. A large, covered patio with lights, dining table and outdoor seating provides a relaxing place to unwind, dine or enjoy nature and listening to the river waters below. A sloping grass hill leads to river with seating, fire pit, vintage concrete benches and movable chairs. Dip your toes in the river, play a game of horseshoes or read one of the 100's of books.
The space
Bedroom 1 is 11.5’ x 11.5’ with a Queen bed
Bedroom 2 is 8’ x 11’ with a Double Bed.
Bedroom 3 is 8’ x 11’ with a Twin bed and twin trundle bed that pulls out from beneath the twin.
Little to no floor space remains
when doing so. We believe this room is comfortable for 1 adult or 1-2 children.
Guests with mobility issues will likely find the steps, walkways, downstairs kitchen/dining and patio a bit challenging so we’ve included some photos to give you more insight.
We recently installed an LG Washer All-in-one (Jan2023) It is both wonderful and uniquely different from a full 220 Dryer. Basically a Washer that also dries. It is not a high heat dryer so small loads will dry to 98%. It is not made for large heavy loads.

If interested, your hosts can arrange a morning quiet time to walk the 35’ labyrinth, just steps away/visible from Riverview Cottage. Just message your hosts early in your visit to schedule this added bonus at no additional cost.
Other things to note
Cell phone service is limited on certain parts of the property. We have installed a cellular service signal booster inside to increase the signal inside the cottage.
WiFi: We added Starlink satellite internet in Feb of 2023 with what they call their ‘best effort’ service. Current speeds are between 6mbps and 162mbps depending on usage in our area.
The cottage is adjacent to a farm with 5 farm animals.
There is an LG Washing Machine ‘all-in-one’ which washes then dries small loads.
There is no bathroom on the lower level which has the kitchen and dining area.
The dishwasher is an 18” GE Profile so it’s a bit smaller than the standard 24” dishwashers in most homes.
The sofa is not a pullout sleeper sofa.
