The space
Wooded walking trails, Ouachita River access and swimming area are shared with another property on the estate, so you may encounter another family while visiting these areas. Both bathrooms are upstairs, there is no bathroom downstairs.

Enjoy your morning coffee in the window-side recliner overlooking the beautiful Ouachita River, next to the natural quartz crystal fireplace w/ electric insert.

At dusk, it's common to hear a Chuck-Will's-Widow or Whip-Poor-Wheel call out as you lounge in the screened-in outdoor covered seating area featuring a 4-person dining table and access to the outdoor uncovered patio.

Wash the day away in the lovely bathrooms on featuring a stand-up shower and the other with a tub/shower combination, both featuring with soft and absorbent 100% cotton towels and washcloths. A large-basin washer and dryer will clean your clothes as needed.

When it's time for sleep, melt into new medium-firm hybrid memory foam mattresses with built-in cooling-technology support, 4 Twin XL and 2 Queen beds available.

The downstairs living/sleeping area features a kitchen with fridge, sink, coffee & tea station and bar seating.

Each bed frame is fully reinforced steel slat with extra built-in supports and anchors to ensure no broken bed frames or sunk mattresses during your stay.

Guest access
Entire home, first and second levels (multi-family). Wooded walking trails, Ouachita River access and swimming area are shared with another property on the estate, so you may encounter another family while visiting these areas.

The densely treed area to the West (follow the natural rocky/grassy trails) is available to explore on foot. The river access point can be reached via the cement path South of the home leading down to the river that features a 60-year-old hand-built cobblestone wall and is a great spot for swimming, fishing or putting in a canoe or kayak.

The bluffs with sunrise and sunset views can be reached via a short and easy mostly grassy walk West up the hill trail which loops through the forest and back to the start. Please watch out for rattlesnakes and fire ant nests anywhere you walk on the property.

Please know that during periods of recent heavy rains our grass grows very quickly but needs to be dried out before we can mow it so there may be times when the grass on the trails is taller than expected -- we do our best to keep our trails looking pristine at all times.

During periods of recent heavy rains, the Ouachita River may be flooded and rushing at a rapid rate. That may render parts of your river access temporarily inaccessible, or the river would be too treacherous to enter, swim or boat. At the river access point there are deep glens that pour water from the mountainsides down to the river, please avoid those areas during rains as they flood quickly and water rushes fast.

Our family proudly homesteaded this property sixty years ago and we still live on-premises and nearby. Therefore, we are always available through the app messaging system or via phone call or text once numbers are exchanged. Please contact us with any problems so we may fix them for you expeditiously.

SMOKING:

Living in a forest, we have zero tolerance for smoking or vaping of any kind, anywhere in the house or on the property. STRICTLY ENFORCED, you will be asked to immediately leave if we see, smell or find evidence.

PETS:

We love animals but we want to keep the house clean and fresh and our grass barefoot worthy for all guests. Therefore, there are NO PETS ALLOWED in the home or on the property. STRICTLY ENFORCED, you will be asked to immediately leave if we see, hear, smell or find evidence.

MOTORIZED VEHICLES:

No motorized vehicles allowed on trails.

PARTIES / EVENTS:
No parties / events with outside guests allowed.

PARKING:

There is room for approximately 3 vehicles, any more than that will block the road that loops in front of the house.
