RELAXATION AND HOLIDAY AT THE IL POZZO FARM!
Brand new and beautiful house in the Tuscan countryside with equipped garden and covered parking space, 5/10 minutes by bike from the sea and the nearest city center. The house, surrounded by nature, is on the ground floor and features a living room and kitchen overlooking the lawn, bathroom, utility room, and double bedroom for 2 guests. Accommodates up to 4 guests thanks to the sofa bed in the living room. Air conditioning in the living area and in the room.
The space
WHERE WE ARE
The “Il Pozzo” farmhouse is in a strategic location, surrounded by nature, detached from the daytime traffic and nightlife of Marina di Cecina, but a stone's throw from reaching it even by bike or on foot thanks to the presence of the new bike path that is exactly in the road parallel to the house.
Great location for reaching the city centers of Cecina and Vada, as well as the coastal area of Mazzanta.
THE TARGET
Podere il Pozzo combines tranquility and comfort. Suitable for couples or friends as well as families with children, as it is comfortable and has a large garden that can be used by guests. Great solution for those who work remotely but at the same time want to relax and enjoy a few days of rest and vacation!
AMENITIES
The house is on the ground floor and this makes the stay pleasant from several points of view: direct access to the garden, view of magnificent sunsets over the Tuscan countryside, ventilation present and lighting at all hours of the day. The house is accessed from an illuminated external driveway. At the entrance you will find the living room, dining area, and kitchen.
The kitchen is complete with utensils (pans, pots, bowls, plates, glasses, wine glasses, cups, cutlery, table linens) and the necessary appliances for your stay (oven, induction cooking area, microwave, fridge, freezer, dishwasher). Upon your arrival, we will make sure you find something fresh to quench your thirst after your trip.
The living room has a table and chairs, a sofa bed for any 3rd and/or 4th guest (for a fee) and a TV area. We accept children of any age. Infants can sleep for free with their parents in the double bed. We don't have a crib. However, there is the possibility of having a baby chair on site for free upon request.
The window in the living room allows direct access to the garden.
The courtyard and garden lend themselves very well to morning breakfasts and lunches, thanks to the outdoor furnishings and the brand new pergola that allows you to stay in the shade even during the day, and especially for aperitifs and dinners with a sunset view and evenings to watch the stars in total tranquility. A truly relaxing atmosphere for our guests. Every evening you can enjoy a different sunset.
The room is fully furnished in a modern style, complete with all the furnishings useful for your stay, pillows, blanket, bed linens and 1 complete set of bath towels per person.
The bathroom is completely new and has a comfortable sink and mirror area, with countertop and cabinet, hairdryer, toilet and shower. In the bathroom you will find: soap, shampoo, body wash and toilet paper.
Inside the house there is a small area used as a laundry/storage room where there is a washing machine, ironing board, clothesline and household cleaning products.
Each room of the house has windows with hinged and transom opening, mosquito nets and blinds with adjustable slats to have darkness at night and light during the day, all at the discretion of the guests.
The wall-split heating/cooling system is available inside the house, both in the living area and in the bedroom.
Its use is allowed in moderation for the hottest or coldest periods of the day.
The garden is very large and there is a parking space covered by a canopy reserved within the private property, a very welcome option given the difficulty of finding parking near the coastal area during the summer periods and to keep the car cool during hot and sunny days and protected during days characterized by thunderstorms and possible summer hailstorms.

Guest access
THE OUTDOORS
Access to the property is from a private road closed to the public by an automatic gate for which guests will have the remote control. From this entrance you can access the garden and the reserved parking space under a canopy throughout your stay. Both the garden and the canopy are shared with the host, but it will be common sense for everyone to take advantage of the outdoor spaces closest to their home in order to be able to spend good times outdoors such as eating out, sunbathing, watching the stars. Our presence in the garden is very sporadic, for you it will be like being alone.
Under the canopy is the charging station for electric cars. Its use must be agreed upon with the host. The service is payable, the cost varies based on usage.
In the garden, there is a video surveillance camera that will record 24 hours a day both the access area to the courtyard and the parking area of the cars in order to control any unauthorized access of people outside the private property. This camera will not film the house in any way.

We hosts believe strongly in sincerity and honesty. You will find the house exactly as described and as you can see from the photos provided on this site. We focus a lot on cleanliness and comfort for our guests. We hope you can appreciate our goodwill and our commitment to making your stay at our property and in general in the city of Cecina and its surroundings, which are fabulous, peaceful. Upon your arrival, we will provide you with a list of places to try to make your vacation pleasant. All you have to do is book :)
GUESTS
Upon arrival, identification documents will be required in order to make the mandatory registrations and the extra payment of the tourist tax required by the Municipality of Cecina (€1 per person per night). You will also be given the contract and house rules, which guests will be required to abide by for the duration of their stay.
YOUR STAY
As for the length of stays, in high season (mid-June-end of August) we favor weekly stays, with check-in and check-out on the weekend, usually Saturday-Saturday, so 7/14/21/28 days. However, we are available to meet our guests, so do not hesitate to contact us for any variation that consists of staying a few days less than the full week (for example 12/13 nights instead of 14, 19/20 nights instead of 21), especially for the months of May, the first half of June and September/October.
During your stay, the hosts may host dinners in the garden.
