Tucked away in a quiet coastal community, our tiny beach house in Lian, Batangas offers a simple, laid-back escape for those looking to slow down and enjoy beachside living—without the crowds or the commercial feel of bigger resorts.
📍 Location & Access
Our home is located inside the small San Ireneo waterfront subdivision in Lumaniag, about 15 minutes from the highway. The last stretch includes some unpaved roads, giving you a more off-the-grid, provincial experience before arriving at the property.
The Lumaniag shoreline is just a 2–3 minute walk from the house. The beach here is typically low tide with grayish sand, making it more ideal for relaxing walks than swimming.
For those who prefer a more swimmable beach, Matuod Beach is a great option—reachable via a quick 5–10 minute boat ride, known for its more relaxed and swimmable setting.

Room 1 is located on the ground floor, with a king-size bed that can comfortably accommodate up to three guests. Upstairs, the loft area provides additional sleeping space with floor mattresses—ideal for groups who don’t mind a more relaxed, shared setup.
The nearest beach is just a short walk away. Please note that this shoreline has grayish sand and a more natural, untouched feel—perfect for quiet walks and enjoying the sea breeze. If you’re looking for a more swimmable, clearer beach, it’s just less than 10 minutes away from Lumaniag Shore, accessible by a short drive or boat ride.
Getting to the property is part of the experience—roads leading to San Ireneo include some unpaved sections and can get a bit busy, especially during peak summer days. We recommend arriving earlier in the day for a smoother trip.
