The space
Northern Breeze Villa is located within a growing upscale gated community. While some nearby development may still be ongoing during daytime hours, the villa itself is fully completed, beautifully furnished, and designed to provide a relaxing and comfortable stay for our guests.

- Self check-in instructions will be provided prior to arrival.
- No smoking inside the villa. Designated smoking area is outside back patio.
- Parties and unregistered guests are not permitted without prior approval.
- Quiet hours within the community should be observed to ensure a peaceful environment for all residents and guests.
- A valid government-issued ID is required for community access.
- Backup water supply available on property.
Third-Party Amenities
- Please note: Third-Party amenities, such as electricity, water, and internet are services that may cause disruptions, these are unavoidable and part of the island living and beyond our control. Any disruption of these amenities doesn't warrant a refund of any kind. Power outages can occasionally occur in Jamaica due to weather or utility maintenance, though they are typically resolved quickly.
- If you have an issue with the accommodations, you must contact us immediately to give us the opportunity to rectify the situation before filing a complaint with the booking platform.
- It is strongly recommended that you obtain travel insurance for any bookings you make, including for your visit to our Villa. If you choose not to obtain travel insurance, please know that we abide by our advertised cancellation policy, and no refunds will be provided should you decline to protect your travel investment.
Additionally we want to inform you that you can have visitors during your stay as per policy below:
- Two persons maximum daily, any additional has to pay a rate of $60 per person.
- Visiting period is from 9am-7pm. $80 per person billed to you if visitors are at the property beyond 8pm.
- A valid government ID is to be attached for all Visitors.
- Notice for visitors processing must be given at least 1 hour in advance to avoid is issues at main entrance.
- If you have friends or family staying at another unit within the community and will be visiting you. Please alert us as we are not responsible for any situation which may occur from those visitors on our property, we are not affiliated with any other unit within the community.
Please note there is no exception to our visitors policy as it is put in place to maintain the guidelines of our community, to respect our neighbors and for our guests safety.
- Children over the age of 4 is accounted for as a guest. This means they are counted in the maximum amount of guest the property hosts. If you have a child/children 4+ year old additional to the maximum occupancy then the booker will absorb an extra guest charge which is per person per night.
SPECIAL NOTICE:
Any potential guests making reservations for a group must travel with the group. The Airbnb member MUST be present at check-in or the reservation will be immediately canceled.

If you decide to book Northern Breeze Villa, that action is in agreement with this policy. By booking and then checking in to your reservation, you have confirmed that you have read the listing and house rules in their entirety and agree to abide by all terms and conditions set forth.
