This contemporary retreat features an open-concept living area with a striking pine beam ceiling, creating an airy yet cozy atmosphere. The pristine white kitchen comes fully equipped with stainless steel appliances, a farmhouse sink, and modern fixtures – perfect for preparing meals while enjoying the forest views through the picture window.
The dining area seats four comfortably and offers a front-row seat to nature. The living room features modern furnishings, including plush accent chairs and a comfortable sofa, all oriented to maximize the stunning valley views.
Living & Work Space: The front entry room serves as a versatile living and work area, featuring a 55" 4K Samsung TV perfect for streaming your favorite shows. A dedicated workspace with a comfortable desk chair gets plenty of natural light from the windows.
Outdoor spaces offer a variety of activities to indulge in: give your phones a break and savor meals outdoors in nature on the deck, bask in starlit nights, roast marshmallows by the fire pit area, or take afternoon naps in a hammock, lulled by the soothing sound of birdsong.
Sleeping Arrangements (Ideal for up to 4 adults or families. We can accommodate 5 people max for the 5th lucky guest on the couch, though the space is cozy at that capacity.):

- Trundle daybed/reading nook expands into two twin beds

PROPERTY LOCATION DETAILS:
This home is nestled in the quiet hamlet of Grahamsville, and is 30 min to Livingston Manor and Roscoe , and 35 min to Minnewaska State Park.
The property sits on a dead-end road, about a mile from the nearest main road — so you’re well removed from any traffic noise. Surrounded by trees, forest, and ferns, you’ll enjoy a sense of seclusion — especially on the deck and in the backyard, where the landscape opens up to the forest. A creek runs along the edge of the inclined driveway, flowing into a stream just across the street. The water level changes depending on how much rain we've had recently and time of the year.
While the setting is quiet and nature-filled, the home isn’t completely hidden or deep in the woods. The open driveway is visible from the road. There is one neighbor (a quiet retiree) in close proximity who’s located directly across the creek, and a few other homes are sparsely placed along the road. That said, the layout of the property and surrounding foliage provide some sense of privacy, and guests don’t usually encounter anyone else during their stay.
Guest access
You’ll be the only guest on the entire 2.54-acre property—there are no other guests onsite—ensuring a private and peaceful experience. You'll have full access to the main house, and the surrounding land and wooded areas.
Note: There are two outbuildings on the property—an old garage and a shed—used for storage only. For your safety, these buildings are not available for guest use and should not be accessed during your stay.
Other things to note
Natural Environment & Seasonal Wildlife:
**We are surrounded by wildlife in their natural habitat. It is common to see deer grazing the lawn but will quickly retreat at the sight or sound of humans.
**Guests may encounter ticks, mosquitoes, and other seasonal insects both around the property and occasionally inside during spring and summer months, as is typical of our wooded location. We maintain regular pest control services to minimize these occurrences.
Pet Policy:
- Dogs are allowed on a case by case basis.
- Please add pet to your booking and share their weight, breed, and age.
A nightly pet fee applies, and for stays of 4 nights or longer we can offer a flat pet fee instead. A refundable pet deposit is also required prior to arrival. We kindly ask that you review and agree to the following:
🐾 Your dog is fully house-trained. Traveling can be stressful for dogs, so make sure they have what they need to feel at ease in a new space. Please introduce your pup to the yard upon arrival so they know where to potty.
🐾 Dogs must stay off all furniture. Cozy pet blankets are provided for their comfort.
🐾 Guests are responsible for cleaning up after their dog both inside and outside.
🐾 Dogs must not be left alone inside the home or unattended in the yard, as wildlife is nearby.
🐾 If your dog damages any property, your pet deposit will be used to cover the cost.
