Only registered guests may stay at or use the villa unless additional visitors have been approved in advance in accordance with the villa’s guest policy.
PRIVACY, SECURITY & CAMERAS
Guest privacy and family safety are extremely important to us.
Mandarin uses external-only security cameras around estate access points and boundaries for security and property protection.
There are no cameras or recording devices inside bedrooms, bathrooms or indoor guest living spaces.
External cameras are limited to appropriate security locations such as entrance/access points, driveway/parking areas, estate perimeter and beachfront boundary.
VEHICLES, VESPAS & WATERCRAFT
Mandarin provides access to unusually extensive private transport and watersports equipment, but safety comes first.
Use of the SUV, Vespas, Sea-Doo jet skis and other motorised equipment is subject to applicable Thai law, appropriate licensing, age and insurance requirements, safety checks and villa management approval.
A valid driving licence is required for driving the SUV.
An appropriate motorcycle licence is required for the 150cc Vespas.
Sea-Doo/PWC use is subject to applicable licensing requirements and villa safety procedures.
If the required licensing or safety conditions are not satisfied, motorised equipment cannot be used.
WATERSPORTS, WEATHER & TIDES
Koh Samui is a tropical island and sea conditions change.
Use of Sea-Doos, the Hobie Cat and other watersports equipment is always subject to weather, wind, tide, sea conditions and villa management’s safety assessment.
Some activities may therefore be unavailable at particular times or on particular days.
Lipa Noi is known for calm, shallow water, particularly at lower tides. Mandarin also has unusual access to deeper swimming water immediately to the left of the estate, but all sea swimming and watersports remain subject to current conditions.

We believe a luxury villa stay should come with no surprises. The following information is important to understand before booking Mandarin Beach Villa.
PRIVATE FAMILY ESTATE — NOT AN EVENTS VENUE
Mandarin is designed for private family holidays, multi-generational stays and family celebrations.
We do not host weddings, parties, stag or hen groups, nightclub-style gatherings or corporate events.
Only registered guests may stay at or use the villa unless additional visitors have been approved in advance in accordance with the villa’s guest policy.
PRIVACY, SECURITY & CAMERAS
Guest privacy and family safety are extremely important to us.
Mandarin uses external-only security cameras around estate access points and boundaries for security and property protection.
There are no cameras or recording devices inside bedrooms, bathrooms or indoor guest living spaces.
External cameras are limited to appropriate security locations such as entrance/access points, driveway/parking areas, estate perimeter and beachfront boundary.
VEHICLES, VESPAS & WATERCRAFT
Mandarin provides access to unusually extensive private transport and watersports equipment, but safety comes first.
Use of the SUV, Vespas, Sea-Doo jet skis and other motorised equipment is subject to applicable Thai law, appropriate licensing, age and insurance requirements, safety checks and villa management approval.
A valid driving licence is required for driving the SUV.
An appropriate motorcycle licence is required for the 150cc Vespas.
Sea-Doo/PWC use is subject to applicable licensing requirements and villa safety procedures.
If the required licensing or safety conditions are not satisfied, motorised equipment cannot be used.
WATERSPORTS, WEATHER & TIDES
Koh Samui is a tropical island and sea conditions change.
Use of Sea-Doos, the Hobie Cat and other watersports equipment is always subject to weather, wind, tide, sea conditions and villa management’s safety assessment.
Some activities may therefore be unavailable at particular times or on particular days.
Lipa Noi is known for calm, shallow water, particularly at lower tides. Mandarin also has unusual access to deeper swimming water immediately to the left of the estate, but all sea swimming and watersports remain subject to current conditions.
FULLY STAFFED — STILL YOUR FAMILY’S SPACE
Mandarin is fully staffed throughout your stay.
Our long-term team operates discreetly from separate service areas and attends guest spaces for housekeeping, dining, requested assistance and the normal operation of the villa.
You receive the support of a fully staffed private villa while retaining the relaxed atmosphere of your own family beachfront home.
FOOD & GROCERIES
Private chef service is available for breakfast, lunch and dinner according to the arrangements applicable to your stay.
Groceries are charged separately at actual receipted cost.
Mandarin applies 0% percentage markup to groceries.
Dietary requirements and children’s meals can be discussed with the team before arrival.

Mandarin provides extensive baby and children’s equipment, but requirements vary considerably between families.
Please tell us your children’s ages and requirements before arrival so the appropriate equipment can be prepared.
Baby equipment, sleeping arrangements and children’s facilities should always be used with appropriate adult supervision.
BEACHFRONT LIVING
Mandarin is genuinely beachfront, so guests should expect the natural characteristics of a tropical beach environment.
Tides, sand levels, wind, sea conditions and the appearance of the beach naturally change throughout the day and year.
That is also why we provide a live beachfront webcam: families can see current conditions rather than relying solely on photographs.
RELIABILITY
Mandarin has 475 Mbps fibre internet, enterprise-grade estate Wi-Fi, backup power and substantial water infrastructure.
As with any tropical island, external utility or telecommunications interruptions can occasionally occur, but the estate has been designed to minimise their impact on guests.

If anything is particularly important to your family — children’s equipment, mobility, dietary requirements, watersports, licensing, sleeping arrangements or another specific requirement — please ask us before booking.
We would rather answer a detailed question before your stay than allow an assumption to become a disappointment after arrival.

We have zero tolerance for discriminatory or racist language, harassment, threats, intimidation, aggressive behaviour or abuse of any member of our team.
Serious misconduct will be reported to Airbnb and may result in the stay being terminated in accordance with Airbnb policies, applicable law and the terms of the booking.

I created Mandarin Beach Villa as the family villa my husband and I could never find when travelling with our six children. However luxurious the villa, we were still organising meals, transport, activities and everything the children needed—so our holidays never truly felt like holidays. At Mandarin, our wonderful team takes care of those details. Food is charged at cost, with every receipt provided—nothing is hidden. The children have an unforgettable time, and the parents get a holiday too.
