Welcome to The Nook, a luxury pet-friendly mountain retreat nestled within 700 acres of private wilderness at Lost River Estates in Hardy County, West Virginia. Thoughtfully designed for serenity, connection, and comfort—for you and your furry friends—this intimate two-bedroom home blends natural beauty with spa-level indulgence.

Inside the primary suite, experience your own private spa: private dry sauna, steam shower, and soaking tub, all within the ensuite bathroom. Soft, colored LED lights and built-in speakers create a fully immersive relaxation experience.
Throughout the home, custom white oak ceilings and beams paired with warm LED lighting set the perfect tone for rest and rejuvenation. Enjoy built-in speakers across the house with seamless Bluetooth connection for music, meditation, or movie nights.

The main floor features an open-concept kitchen, fireplace, and media sunroom. The ground-floor primary suite offers ADA-friendly access for convenience. Upstairs, a second bedroom and bathroom provide a cozy, elevated escape.

Guests enjoy full access to the house and outdoor spaces, surrounded by 700 acres of wonderful nature.
The home is easy to get to, however, we recommend using 4 wheel drive/all wheel drive vehicles during the winter months.

WAIVER OF LIABILITY FOR USE OF TECHNOLOGY & ENTERTAINMENT SYSTEMS
Guests agree to use all technology and entertainment features within the home responsibly and in accordance with any provided instructions. This includes, but is not limited to, audio systems, smart home controls, Wi-Fi, lighting systems, and any streaming or entertainment devices provided for guest use.
Guests will not tamper with or alter system configurations, network settings, or speaker placements. Any damage or misconfiguration resulting from improper use will be the financial responsibility of the guest, including any necessary repair or reset fees.
The guests further agree to supervise any minors when using these systems to ensure safe and appropriate use.
By engaging with any entertainment or technology systems within the property, guests acknowledge and accept all inherent risks associated with their use and release the host and property owner from any liability or claims arising from such use.
Leaving equipment, remotes, or devices in a state of damage or excessive untidiness may incur an additional cleaning or repair fee determined by the extent of the damage.

WAIVER OF LIABILITY FOR USE OF SAUNA, STEAM SHOWER & SOAKING TUB
Guests agree to use the sauna, steam shower, and soaking tub in accordance with any provided safety guidelines. These amenities involve exposure to heat, humidity, and steam, and guests understand the potential health risks associated with such use.
It is agreed that guests will not introduce any oils, lotions, or external substances into these spa features, as such items may damage the systems or create safety hazards.
No food, glass, or metal items are permitted in or near the sauna or steam shower. Misuse or damage will result in a cleaning or repair fee determined by the extent of the issue.
Guests acknowledge that use of these features is at their own risk, particularly for individuals with medical conditions, and agree to release the host and property owner from all claims or liabilities related to their use.
Leaving these amenities in a state of excessive untidiness or requiring special cleaning will result in a $300 fee to restore proper sanitation and maintenance.

WAIVER OF LIABILITY FOR USE OF HOT TUB, COLD PLUNGE & OUTDOOR SHOWER
Guests agree to use the outdoor spa amenities — including the hot tub, cold plunge, and outdoor shower — responsibly and safely. Any damages or misuse resulting in repair or cleaning costs will be the guest’s responsibility.
Before using the hot tub or cold plunge, guests must shower and remove lotions, oils, or soaps to maintain water quality. The use of any additional substances, including bubble bath products, is prohibited.
Glass items are not permitted near or in the hot tub or plunge pool. Introducing substances or debris that require additional cleaning will incur a $300 fee. Damage to the hot tub cover, including from sitting or standing on it, will result in a $500 charge. The cover should remain on when not in use for safety and to maintain temperature.
By using the hot tub, cold plunge, or outdoor shower, guests accept all risks of injury or property damage, including those resulting from negligence. Guests agree to release the host and property owner from any claims or liabilities arising from use of these amenities.

LATE CHECKOUT POLICY
Checkout time is 11:00 AM. Late checkouts without prior written approval will incur a $300 fee. This ensures adequate time for cleaning and preparation for incoming guests.

GUEST POLICY
Guests must accurately state the number of occupants in their reservation. Any unapproved additional guests will result in a $300 charge per person, per night.
This policy ensures the home remains safe, comfortable, and properly prepared for all guests.
