***Important Notice for Guests on How to Use the Heated Pool***

Advance notice is required.

During the months of September Thru April, pool usuage will not be included as part of the rental. During these months, the pool will be put in winter mode and not ready for use. If your reservation is during these months, you may request the pool to be open and put back in service for an additional fee. Keep in mind that a 48-hour notice is still required to open, treat, service and bring the pool up to the desired temperature.

Additional charges for pool usage September thru April include a $100 set up/ service fee plus a $100 per-night pool usage fee.

Thermostat Settings:
-When heated, the thermostat will be set at 90 degrees Fahrenheit.
-Guests should expect pool temperatures ranging from 88 to 95 degrees Fahrenheit, depending on the weather and ambient temperature.

Pool Coverage Schedule:
-Pools may sometimes be closed and covered when not in use, during the off season or bad weather conditions.

Answers to common questions:

• Why is there a separate pool use fee during winter and off season months?

• We charge a separate pool use fee because each time we open, uncover, heat, and service the pool, we incur expenses hiring a pool service company to perform these tasks. We also pay to cover and close the pool to protect it from the weather when not in use. Additionally, the high cost of energy required to heat and maintain the pool's temperature adds to these expenses. The separate pool use fee also allows those uninterested in using the pool to avoid these additional charges.

• Do you guarantee the pool to be in working order?

• If the pool is not in working order during your stay, you must report it to us immediately before attempting to use it. Unfortunately, we cannot guarantee the weather or temperature, so we will not be responsible for unfavorable weather conditions, and guests should not expect any sort of refund due to weather conditions, wild life, or natural events out of our control. If the pool is outdoors and the weather has been windy either before or during your stay, please expect that there may be leaves and/or debris in the pool that you may want to scoop out before use.

We have professional pool service 1 day per week during summer months in order to maintain pool chemical balance, cleanliness and good operating order. Pools sometimes require more than basic maintenance so expect there may be a possibility to see pool techs and maintenance staff at anytime during normal business hours at least twice per week but sometimes more often. Pools may need to be temporarily closed for a short time periodically in order to balance chemicals, maintain, etc. Please be patient and understanding of this.

**Propane grill and fire pits**
You may use these if you like. You will have to clean and provide your own propane. We do not provide propane and we expect all guests to clean up after use.
