Nestled between the rolling hills of the Muskingum River valley, just north of the Rokeby Lock Dam, this home has a unique charm.
Kick off mornings on the front porch with a coffee and unwind in the evenings next to the fireplace with a glass of wine. This is the perfect spot to relax with family, friends, or enjoy a romantic retreat.
The space
This house provides nearly 2000 square feet of space adorned with beautiful Amish trim work and fresh paint. It features a gas fireplace along with central heating and cooling.
On the first floor, there is a living room with a cozy reading nook that can also be used to sleep the night away, a dining area, kitchen, laundry room, half-bath, covered porch, and master bedroom (queen) with a master bath.
Upstairs you’ll find a full bath with a tub/shower combo, a designated office space, and two bedrooms (one with a queen and the other with two double beds), each opening to its own private balcony.
The well-equipped kitchen has everything you should need for your stay including a 4-burner electric range and oven, microwave, refrigerator/freezer, coffee maker with filters, air fryer, blender, toaster, pots/pans, baking sheets, plates, cups, flatware, cooking utensils and more.
The property offers ample parking and space for trailers. It features a covered shelter with patio furniture that can double as covered parking. Guests can also make use of a charcoal grill and cowboy fire pit during their stay.
Hunters Welcome! The area is rich in white-tail deer and turkey populations. We Rent 100 acres of private hunting land for weekly use. If interested, please reach out to us. Additionally, the county boasts thousands of acres of state-owned public hunting lands. A dedicated space for hanging and dressing your deer can be provided upon request.
For motorcycle enthusiasts, this area offers some of the finest motorcycle routes like the Windy 9 that includes the famous Triple Nickel. Let this place serve as your home base and the starting point for your daily rides.
Guest access
Guests will have the entire home, a very large flat front yard and covered outdoor space with poly-patio furniture all to themselves.

PS - Please note the back half of the property, beyond tall hedge, is closed to guests (private property). We ask guests to respect the boundaries and signs posted. Thank you.
Other things to note
Things to keep in mind when booking:
1. Smoking is not allowed indoors.
2. No Parties or events are not allowed.
3. Keep noise and music down after 10:00pm.
4. Guest must be at least 25 years old to book.
5. No pets allowed.
6. Children are welcome but must be supervised at all times, as the home is near State Route 60 and the river.
7. Cell service can be spotty; WiFi calling is recommended.
8. WiFi and a smart TV are provided, but there’s no cable. You can log into your own streaming accounts.
9. This home uses well water and a septic system, so only septic-safe, biodegradable items should be flushed or put down the drain.
**Daytime Visitor, Liability & Party Policy:**
We are happy to allow a reasonable number of daytime visitors, provided you adhere strictly to the following legal and safety guidelines:
**Absolute No-Party Policy: Under no circumstances are parties or events permitted on the property.**
This includes commercial gatherings, bachelor/bachelorette celebrations, reunions, weddings, birthday parties or any large get-togethers etc. Any unauthorized event or disruptive gathering will result in immediate cancellation of your stay without a refund, instant eviction of all occupants, and potential legal action.
**Advance Notice Required: You must message the host via the Airbnb app to get approval ~before~ any daytime visitors arrive.
**Maximum Property Capacity: Total occupancy (registered guests + approved visitors combined) can never exceed 15 people at any given time.
**Visitor Curfew: All approved daytime visitors must vacate the property by 10:00 PM (the start of our quiet hours). Anyone remaining past 10:00 PM will be considered an unauthorized overnight guest, triggering a $100/night extra-person fee and possibly immediate eviction.
**Enter at Own Risk (Liability Waiver): By booking this property, the primary guest agrees that all approved daytime visitors enter the premises entirely at their own risk. The host/property owner assumes zero responsibility or liability for any injuries, accidents, illnesses, or loss of personal property occurring to outside visitors. The primary guest assumes full legal responsibility and agrees to indemnify the host against any claims arising from their visitors' presence.
**Security Note:** We utilize an exterior camera to monitor guest and visitor counts at the entry.
