The space
The apartment is located on the 5th floor of an elegant and quiet building with an elevator (please note that there is no wheelchair-accessible ramp). It is a spacious and very bright house, featuring three different terraces from which you can enjoy a beautiful view.

Living Area: Spacious TV room with a large panoramic terrace and a fully equipped eat-in kitchen with every comfort.
Double Bedroom: Large, bright, with a 4-door wardrobe and a dresser.
Second Bedroom: Designed for the little ones, it can accommodate up to 4 children (includes 2 desks and a bunk bed).
Amenities: Spacious bathroom and TV in all rooms. Folding cot for children aged 0–3 years available upon request.
🛏️ Managing Rooms and Beds (Important):
To offer you a fair price, the setup depends on the number of guests:
3–4 guests: Both bedrooms are included in the price.
1–2 guests: The base price includes the use of the double bedroom only.
Twin Bed Option (for 2 guests): If you wish to use both rooms, an additional fee for extra linens and cleaning is required. Send us a message to receive the Special Offer (includes 22% VAT and charges).

Guests will have exclusive access to the entire apartment and its amenities. Specifically:
🏠 Entire Apartment: You will have access to the living room, the eat-in kitchen, the bathroom, and the three panoramic terraces.
🅿️ Private Parking: You will have a reserved parking space within the condominium area for the duration of your stay. You can leave your car behind and get around easily by bus!
📶 Included services: Free Wi-Fi access and use of all TVs in the bedrooms and living room.
📦 Storage room: Available upon request if you need to store bulky luggage or equipment (e.g., bicycles).
Important note on bedroom access: As stated in the description, access to the second bedroom is automatically granted for bookings of more than 2 people. For bookings for 2 guests who want separate beds, the second bedroom will be made available and prepared upon acceptance of the indicated surcharge.

To make your stay pleasant and free of surprises, please take note of the following:
📑 Accommodation Tax: The accommodation tax imposed by the Municipality of Siena is collected directly by Airbnb at the time of booking. You will not be required to pay any additional amount for this item upon your arrival.
🪪 Documents: Under Italian law, at the time of check-in, it is mandatory to present the valid government-issued IDs of all guests for electronic reporting to the Police Headquarters (Alloggiati Web).
🚭 House Rules: Smoking is strictly prohibited inside the premises (you can smoke on the terraces). Please keep quiet at night out of respect for the neighbors.
🧺 Special Requests: If you need a crib for children (0–3 years) or assistance with setting up separate beds for 2 people, please let us know in advance.
