Extra spacious

Guests love this home’s spaciousness for a comfortable stay.
⭐️Reminder⭐️: When booking an AirBnB like ours you are helping to support a family, not a corporation.

At our Airbnb you’ll enjoy a king-sized bed, living room, full kitchen & outdoor fire pit & patio complete with a hot tub perfectly placed for stargazing.

We are just a few minutes drive from Horsetooth Reservoir- and are located directly across the street from Horsetooth’s hiking & biking trail for easy access to the waterfall. Kayak & SUP rentals are available. 20 min from downtown FOCO.

The space
Private 4-Person Hot Tub — All Yours!

You’ll be staying in the private, fenced-in, ground-level mother-in-law suite of our three-story home. Enjoy your own covered patio, right past our kayaks and stand-up paddle boards, plus an outdoor fire pit by the hot tub for cozy evenings. Small BBQ outside for your use.

Please note: we do live upstairs, so you may occasionally hear us or our dogs. We’re mindful of quiet hours and head to the top floor by 8–10 pm nightly. We also provide earplugs for extra comfort. If noise ever becomes an issue, just message us through the app — we’ll do our best to accommodate!

Seasonal Perks for Airbnb Guests:
☀️ Summer: Kayak and SUP rentals at 25% off, with priority booking.
❄️ Winter: Free use of two adult-sized snowshoes for the duration of your stay.

Thank you — we hope you enjoy your stay!

Guest access
The most common form of travel around here is a car, however our area is across the street from the country's most popular mountain biking trail. So if you are an active biker, you'll see many people biking throughout the reservoir area and on the trails. Parking for the hiking trails fills up quickly, if you are staying with us, the hiking tail head is across the street so no need to pay to park there. For the reservoir, ask us when you get here and we can share with you some lesser known parking areas where you can park to get on the water. We recommend 4 wheel drive cars in the winter while/if there is snow.

Other things to note
We have two young, medium-to-large dogs. They’re kept completely blocked off from your area. We do our best to keep them indoors, but you may see them outside as you come and go. They’re friendly, though they might bark now and then at people passing by or pulling into the driveway (we’re working on that!). The more guests we host, the more they’re getting used to it. 😊

As mentioned, we live upstairs from the Airbnb. We’re mindful of noise and typically stay upstairs between 8 pm and 7 am. If you’d like us to keep things extra quiet, please don’t hesitate to let us know — we’re happy to accommodate!

The laundry room is on your level, and while we may need to access it occasionally, we’ll never enter your private space. Please keep the bathroom door that leads to the common hallway closed for privacy. You can access the bathroom directly from your bedroom, so that door isn’t needed during your stay.

You have full access to the hot tub throughout your visit! We kindly ask that you let us know when you use it so we can clean it after each use. Please note: guests with spray tans are not permitted to use the hot tub, as it can stain and clog the system.

Thank you, and we truly hope you enjoy your stay! If you have any questions at all, we’re always happy to help.
